It is not a full fledged Mall, it is a 12 floor centrally air conditioned building with four floors dedicated for shopping.

Sanju, I think in the picture posted by Shelly, the lower floors which are for retail are not visible. Eventhough the building has a narrow facade, it extends on an L Shape at the rear.

Agree with Sudheesh. I had looked at this project in some detail while it was under construction. It's a mixed-use development which combines lower floor retail with upper floor office space. I am not a fan of the color scheme but it has the large floor plates, vertical transport options and location to make a successful retail development.

Sanju, as I said, I am not a fan of those colors either. Lol!

However, when we talk about actual product typologies there is a huge range of options for what is traditionally called a mall depending on typology, size, location context and so on.

As I mentioned earlier, this project meets a lot of the criteria for what we could call an enclosed, urban, neighborhood scale mall. Eventually, that is what matters the most.

I think having first couple of floors for commercial and the rest for residential or office is a new trend. I see a lot of new projects in that pattern. Even Nucleus and Q1 here is of that pattern, only at a slightly bigger scale.

Nineteen shops at around 35K sqft area could definitely called a mall.

This property is 1.7acre of land facing Trivandrum –kanyakumari Highway (presently NH 47) having a wide frontage of 83m (270 ft). It is just 250 meters away from Balaramapuram junction towards Trivandrum.

The total area will be 32958 sqmwhich includes modern bus station & commercial centre.
*300 cars & 1000 two-wheelers can be parked.
*The main building will be of 12 floors and will be constructed as per green building technology
*Semi circular Busbays will be built so as to accomodate 29 buses at a time.


Of the 10 floors of the terminal complex, one will be in the basement. As many as 145 cars and 250 two-wheelers can be parked in the basement alone. In addition, the basement will have a commercial area, central lobby, elevators, atrium and toilets.

The ground floor will house the bus bay, passenger platform, terminal facilities, that include office, enquiry, ticketing among other things, a central lobby and commercial area. As many as 29 buses can be parked at the bus bays at a time.

Commercial area and a central lobby figure in the first floor of the complex. The second floor, in addition to the space for the shops and a central lobby, will have the facility to park 87 cars at a time.

The third floor will house a convention centre and food court in addition to the central lobby. As many as 87 cars can also be parked on the third floor. The covered parking will be for 30.

All the floors from fourth onwards will have areas demarked for setting up offices, central lobby and toilets

yes sudheesh it is your photo .but i searched in google to get it .Do you have the latest pic of STYLE PLUS for this thread.it is a huge shop now after expansion .heera is also constructing a mall like structure nearby it .

BTW project msquare seems going ahead since it is owned by Ismail group in balaramapuram .they are well established business peoples in tvm city with dreams and archies gallery.i thing they have acres of land in blpm for a project of this size

Thank you vivek.. A photo from that angle was also required and you provided it. By the way, this mall should be fully operational in another 5-6 months. No idea of the tenants, however. Will try to get the details soon.

By the way, this plot is now buzzing with activity. The land has cleaned up using JCBs and it is all set for starting construction of Condor Shopping mall. My guess is that it will be the star hangout place of the future Trivandrum, with 2 lakh sq.feet of space, 2 or 3 multiplexes, and all this at a super prime spot of land. A true-blue shopping mall.
