Century Properties to build new project across Rockwell Makati.

Century Properties, one of the leading property developers in the Philippines, acquires the foreclosed Noah's Ark Sugar Factory from UCPB (United Coconut Planters Bank) The huge chunk of prime land, directly across Rockwell Center in Makati, is now being demolished for another exciting and innovative future development. Initial design study includes a high-end, mixed-use commercial and residential complex to compete with the existing Rockwell center. The yet unnamed, new project is set to be launched in 2011 / early 2012.

I guess that all answer our question here. Very nice development, adds density and complements well to Rockwell's skyline. It's probably at par with Rockwell's unit pricing??

Cool, so this will be in Makati . It seems that the shortest tower is at least 45 floors and the tallest is more than 60 floors.

Nice INITIAL RENDERING. Seeing as how they're rounded towers, I'm sure they'll have a hard time find a place to put the firewall. Unless they cut the towers in half.

My pospects on the final render:
- 1 or 2 towers
- podium will disappear -OR- complete redesign to look like SM Pampanga
- complete redesign of the towers themselves

I express complete pessimism towards this project.

If they can compete with the quality that Rockwell has done then I agree. If they don't Rockwell's rental rates would not change. I might be wrong but I would imagine lots of tenants in Rockwell are high end type people. So if you put another development but with lower quality... these tenants would still prefer renting in Rockwell even if the price is higher.

i would love a property thats over looking the river, i wonder if they would include a wharf for this property, it could be a nice community to have private boats just like in some upscale hotels in bangkok situated along the river.

@darknyt and TheRick: This project is not located in the map that you have posted. It is across the river in a less than prime land of industrial lots, old dilapidated houses, a public school and a railroad track. So this wont compete directly with Rockwell. Unless they build a bridge connecting it to JP Rizal (as drawn in the render), this development can only be reached by the side road of Coronado. A high end project seems to be out of place here based on its surroundings. Plus Bliss Housing is just a block away.

nice project! but I don't think the location can command high-end prices. Its located in a not so stellar community. Nice plan nonetheless.

He heh. I remember during the 2007 elections, a rival of then Makati mayor Binay put an ad about that promised bridge that was never delivered. I wonder if his son will deliver....
