Update: They've started cutting down the trees in the area. Hope we get a render by next week!

pag inhouse construction is only 15,000 per square meters, pero pag monolith,datem or any constructors most prices are 40,000 per sqm, so ang 21 storey ni injap sabihin na natin 20m x 30 m = 600 sqm x 15,000 x 21 storeys = 189,000,000....or 189 million...
pag via constructors and sub-con, aabotin yan ng 504 million

the 250 million means yung remaining 61 million ay para sa mga glass,water,elevators,taxes,permits,and other expenses... pag bilyon yan inabot malamang may ginagawa ng hokos pokos si injap at contracotr nya to escape from 3 billion income from the purchase of mang inasal to jollibee

The area is 1,046 sqm. Will they allot as much as 400sqm for landscaping?

Makikisingit lang po sa usapan since nasa per sqm tayo na subject. Any of you guys familiar with the mormon's churches? Ok so back in 2006 nung nasa Pinas pa ako, ang per square meter costing ng typical Mormon's church eh nasa P25,000k per sqm. Yep yung 1 storey structure na may spire and simple lang ang finishes, P25K per sqm na yan back in 2006 Tapos ang P15k eh rough guide for house projects

ang mormon churches ay overpriced sa lahat, sa samar may 45 million mormon church dun,after a moth may mga tsikot anf mga matatas na opisyal nila, at ang pagpintura palang ng building nila ay 5 finishes, with a japanese paint that cost 5,000 per gallon, yung mga dumi sa pintura punasan mo lang di dumidikit, at kwentahin nyo per square meters kung ilang steel bars ang magagamit dyan with 4 inch distances at sa halong triple a na semento one-one plus silicon hardener katulad ng ginamit sa petronas.it only cost 15-20 thou per square meter, pero pag pina sub contract nyo, minsan aabotin ng 100,000 per square meters

Not really, di lang talaga nila kinokompromiso ang specs ng materyales at workmanship na ginagamit nila. Tanong ko lang, ano po ang basis mo nyan? 2006 price eh pang normal residential (unit rate) namin yan pag nagbibigay kami budgetary cost sa clients (P15-18k per sqm including 10-15% contractor profit and 25-30% labor cost)..take in inflation, medyo mahirap na ata ma achieve yan for today. ang ayala technohub sa iloilo 4 floors lang nasa 300 million na...ang Iloilo city hall more or less 600 million 7 floors lang kulang ang 400 million na una,dinagdagan pa ng 200 na halos same area sqm ng injap daw makalilibug paminsaron ah

@makatiprime meron ka bang sample nang building that cost only 250M for a 21 storey building?

Sa mga cebuano visitors... pa ask lang sana, alam ko kasi, andaming building dyan sa inyo na halos kasing taas nitong injap tower. Any idea kung magkano aabutin nang 21 floor building?

as i said kung inhouse contruction,15 thousand pesos lang per square meters, pero pag pina daan nyo sa contractor o constructors aabutin ka ng 40 thousand pesos hangang 60 thousand pesos... sa inhouse walang contractor na kikita dahil ikaw mismo ang may ari ng lahat...sana maisip nyo ang difference ng inhouse at may contractor.ok........................malaki ang pagkakaiba.........................................

ilang square meters ba ang ilo ilo techno hub? mag jijive ba sila sa per month na rental lease per square meters? lets say 30 years roi....ilo ilo currently bpo prizes lease are ranging from 50-150 pesos per sqm..maraming factors dyan na pweding mabuking ang overpricing ng ayala para mahaba haba ang kanilang kikitain at medyo maliit ang tax na babayaran...

got the your point...

kasi kung bidding mo yan sa contractor sigurado presyohan lahat. from mobilization to abandonment. di naman pwede na mag trabaho cla na wlang kita..

anyway. just to ask you to give as a cost for this scheme:

1. A building to be construct by in-house contractor.
2. A building to construct via bidding and build by contractor.
3. different construction of foundation and the building

note: the cost will include the FS, geo technical study, the consultants. and the design.

then us, as ilonggo can figure what will be the real cost of this 21-story building
