I thought this was kind of an interesting "What if?" scenario regarding the station's TOD. This isn't the first time I've read about some sort of signature skyscraper for the block.

The author mentions the Turning Torso in Malmo as a signature high-rise in a low-rise neighborhood. Another good example might be Confucious Plaza in Manhattan's Chinatown.

That would be awesome.....maybe a little TOO awesome for Seattle lol

Demolition scheduled to start this week on the 230 Broadway project! Anticipate completion Fall 2013 just in time for the streetcar to also be completed.

I agree, both buildings have a nice contemporary design. No complaints here. Looks like the corner building switched from retail on Bellevue to live/work units:

Also, we did make a change awhile back that it appears hasnt been picked up in your reporting to make the Bellevue ground floor space live/work, so we will have 132 units (not 118) + about 4,000 sq ft of commercial.

I wonder if they can use a common underground garage entrance? Fewer curb cuts would be advantageous.

This is gonna be a great development! Although, I'm not sure how well the retail in this new building will do if there isn't retail in the adjacent building. Unless the live/work units end up being retail-like, which happens sometimes.

There's plenty of retail on that stretch of Bellevue - right next door to the smaller development you have a tiny, awesome Sushi place. City Market on the corner of Olive/Bellevue, Laundromat next door, a Spa-type business just south ( in that old Victorian House ), than small convenience store plus an adjacent Gym and corner of Bellevue/Pine is occupied by English language school with a respectable number of students.

Might have been too much commercial space for that block, had the bigger development decided to build the original amount, but with just 1k sqft in the Bellevue Terrace they'll do just fine.

Nevertheless there's plenty of pedestrians too - I walk that street numerous times a week at different hours and I always see a lot of people (it's kind of a thoroughfare for people walking down from north Capitol Hill to Downtown).

I read that the neigboring development (Pine and Bellevue) will have 13000 square feet and this little project will have 1000 square feet.

Not according to the developer who wrote to CHS:

" UPDATE: We received a brief confirmation from Webb that things are moving forward:

We are in the process of finalizing our building permits and capitalizing the project. We plan to break ground as soon as we can obtain a construction loan for the project.

Webb also confirmed that the project will be apartments once completed:

It will definitely be apartments so you can remove the doubt about that in the article.

I think a combination of the light rail, streetar(Capitol Hill Urban Busalternative - CHUB) and nightlife are making it a desirable region to live in, or with a strong future.

My partner and I were talking about that yesterday. I wonder if they want to be finished with anything underground prior to the tunneling arriving from the U-District. Pure speculation on my part.

I will say that the projects along Madison, and this one on Capitol Hill are moving along at a quick clip. It looks like their timing will bedead on for a full economic recovery, whatever that turns out to be.
