Here's another one I didn't know about. BelRoy Court There's currently a "Mad Homes" art instillation on site.

Djc.com is reporting a new condo development at 10th Ave. E. and Highland Dr. I believe this the parking lot block east of the recent high end condo project Harvard and Highland. I have know idea what their price point will be, but Harvard and Highland had some of the highes per sq. Ft. Costs in the city. I think only the Four Seasons project was higher.

It's a big vacant lot except one house.

Must be the last big vacant site on North Capitol Hill, except maybe the cathedral parking lot?

http://seattletimes.nwsource.com/htm...gerding03.html

7 story 115 unit apartment building at the corner of Pine St. and Minor. Knocking down 2 story office building.

Is this the property due west of the Melrose Market, right above the Dog Park, or is it due north of that?

Looking at the map I believe you are correct.

What's really great about this project is that it only has 30 parking stalls. 1100 sq. ft. of retail. sounds reasonable although I'm sure the neighborhood could support some small retail spaces on Minor as well.

Very little foot traffic on Minor. All of the Melrose Market opens on to Melrose.

Except Still Liquor - and that's where I could see a small retail space (right across from it). But like I said, 1,100 is very reasonable and it will probably wrap around the corner a bit.
