Here's a few updates of 230 Broadway - it's taking shape pretty quickly.











I noticed they are framing out the units above the garage entry in steel instead of wood - curious what the reasoning is for that. I'll have to research a bit.

Just a guess, but I'm thinking that is a single apartment unit that was below the Broadway Ave concrete pour level thus needing steel instead of wood to hold up the added weight.

The Joule has a couple more tenants coming by this summer - a GNC and a prepared foods store (I think). This fills the project save that last spot on the treasured corner of Broadway and Republican:

Phil Smart Mercedes Benz has been sold. The new owner intends to open a new showroom on Airport Way. The Smart family retains ownership of the buildings, with the thought being that they will be redeveloped. Not necessarily by the Smart family.

I'll be interested if Honda and Toyota of Seattle will be looking for real estate on Airport Way/Stadium area as well. 3 dealerships are down there already, it might be aome good synergy to have more down there.

I was just looking at the description and DRB docs for the first project mentioned. 37 units and no parking a half block east of Cal Anderson. About the only way to do small infill lot development (7,260 sf lot). Now we're talking about something that might be affordable, maybe look than if there were a huge garage door and curb cut and it's near good transit.

I like the 12th Ave infill project - we need more of those on 12th ave. Looks like a mini version of The Pearl on 15th ave.
