Just a guess, but I'm thinking that is a single apartment unit that was below the Broadway Ave concrete pour level thus needing steel instead of wood to hold up the added weight.

The Joule has a couple more tenants coming by this summer - a GNC and a prepared foods store (I think). This fills the project save that last spot on the treasured corner of Broadway and Republican:

Phil Smart Mercedes Benz has been sold. The new owner intends to open a new showroom on Airport Way. The Smart family retains ownership of the buildings, with the thought being that they will be redeveloped. Not necessarily by the Smart family. I'll be interested if Honda and Toyota of Seattle will be looking for real estate on Airport Way/Stadium area as well. 3 dealerships are down there already, it might be aome good synergy to have more down there.

Totally agree. Great place for them and opens up much more in pedestrian-friendly neighborhoods.
