KUCHING: OSK Property Holdings Bhd’s (OSK Property) subsidiary company Jelang Vista Sdn Bhd introduced its ‘Mirage By The Lake’ second phase to Kuching property buyers last weekend.

The second phase project included a Block B condominium and three-storey bungalows near to the lake. The two-day exhibition had attracted big crowd and professional investor was there giving consultation, it said in a press release.

Built at an area with low population density, the properties were designed simple and trendy creating a bright and spacious ambience for residents to enjoy luxury living.

Mirage By The Lake was located at a prime area of the Perdana Lakeview West where residents could see spectacular lake view in Putrajaya. The project in progression was expected to be completed in 2014. Some condominium units and three-storey lake view bungalows were expected to be completed this December.

Located at a strategic place connected with highways, it took only 34 kilometre to reach Kuala Lumpur. Amenities within the vicinity include schools, shopping malls and medical centres. Its first phase project which was open for booking last May had sold out all of the units, it stated.

This time, there were 208 units available at Block B condominium, 11 levels, ranging from 1 ,084 square feet (sq ft) to 1,361sq ft, priced from RM686,800 onwards. The Block B condonimium had only five units at one level with two lift for residents’ convenience.

The three-storey bungalows ranged from 4,733sq ft to 4,800sq ft were built in a ring shape, 360 degree surrounding a lake with beautiful view and was meant to feel like a resort setting.

The project would boast a swimming pool with 72 metre width for residents to swim in. The bungalows were priced from RM2,479,800 onwards.

The residential project with greens, water and contemporary cosy design with comfortable living environment had won numerous building awards.

Mirage residential project covered an area of 12.14 acres, freehold land title, 481 residential units comprised two blocks of condominium, 27 units of double-storey bungalows , 38 units of three-storey lake view bungalows and three units of three-storey garden bungalows .

Known as Cyberjaya City Centre, the 57ha commercial project will take about 15 years to develop, says Cyberview managing director

Cyberjaya: Cyberview Sdn Bhd, the landowner of Cyberjaya, is coming up with a new commercial project worth about RM8 billion to RM10 billion to drive new investments at the cybercity.

Known as Cyberjaya City Centre, the 57ha project will take about 15 years to develop, said Cyberview managing director Hafidz Hashim.

"We are selling the tender documents now for companies to compose the best masterplan and commercial proposal.

"We expect this project to take Cyberjaya to a new level," Hafidz said yesterday after a media briefing on the Cyberjaya progress.


It is understood that more than 20 developers are keen in the project, including Mah Sing Group, UEM Land Holdings and Naza Group.

Cyberview aims to woo more multinational companies (MNCs) and domestic investments there. More than 500 firms are operating in Cyberjaya, and 35 MNCs.

In terms of land deals, Cyberjaya has sold three times more landbank this year totalling 259ha (RM1.23 billion) compared with 82ha (RM404.30 million) in 2010, driven by developers seeking to launch residential projects.

Hafidz said this brings total investment into Cyberjaya for 2011 to RM3.04 billion, or RM12.35 billion since its inception in 1997.

Meanwhile, Cyberjaya expects RM3.73 billion worth of new developments for next year, which are to be achieved through further land sales of enterprise, commercial, institutional and residential space, Hafidz said.

"There is more interest now in Cyberjaya. The investing public are more aware that we are very close to the Kuala Lumpur City Centre and the Kuala Lumpur International Airport in Sepang.

"The connectivity has opened up attention to other developers," Hafidz said.

no restaurants in Cyberjaya are allowed to sell non halal food/porks. Weird. Cyberjaya is too restrictive place to stay, unlike the tagline.

But the rental yield is good. My unit is paying for itself from the first month i rented it out to IT workers.

OSK to develop activity hub in Cyberjaya

Cyberjaya is often perceived as the nerdy cousin of the staid, administrative capital of Putrajaya. While the former was designed as a hub for IT and IT-related industries and is home to a number of multinational corporations, its less-than-vibrant retail scene and lack of nightlife has not helped to differentiate it from the surrounding administrative capital.

“People perceive Cyberjaya to be like Putrajaya, maybe because of the ‘Jaya’ suffix as well as their proximity to each other. Otherwise, it is really just like Puchong [and the nearby suburbs],” observes OSK Property Holdings Bhd senior public relations and communications executive Emily Cheng.

The real estate developer is ready to dispel this notion as it is poised to introduce its second development here — the Pan’gaea mixed-use development that will cover 16 acres of freehold land in Persiaran Bestari in the western part of the IT hub.

Pan’gaea will comprise serviced apartments, offices, shops, a hotel and a retail mall, and will be developed in five phases over four years. The Green Building Index-compliant development will have five acres of landscaping and employ a rainwater-harvesting system, among other features.

Phases one and three will each feature 800 units of serviced apartments, while phase two will contain 4-storey shops housed in a podium. Phase four will consist of an office tower and a hotel and phase five will feature a retail mall with a tentative net lettable area (NLA) of 500,000 sq ft, says Cheng.


The mixed-use development has an estimated gross development value (GDV) of RM1.2 billion.
Indicative prices for the serviced apartments in phase one, also known as Solstice, range from RM188,000 to RM450,000. The built-ups range from 450 to 880 sq ft with layouts featuring one to three bedrooms. The 880 sq ft unit is a duplex with 2+1 bedrooms.

The serviced apartments will also feature large windows to maximise natural lighting and sky garden terraces on each floor, adds Cheng.

Other facilities include a 50m infinity pool, pool bar, hanging gazebo, reflexology path, gym, squash court, launderette, convenience store and business lounge.

“In the first phase, the serviced apartments might be housed in one or two towers … we’re still tweaking the plans,” Cheng explains. Prices and built-ups for the shops have also not been fixed.

OSK Property aims to get a four-star rating for its hotel and will be looking for hotel operators.

Construction work on Pan’gaea is slated to begin later this year and expected to be fully completed in 2016.

Unlike its first foray into Cyberjaya in the form of the Mirage by the Lake high-end residential development, Pan’gaea is an effort to cater for the mass-market as more residents from the surrounding suburbs such as Subang Jaya and Puchong look at relocating to the area, says Cheng.


Mirage by the Lake comprises 125 low-rise condos, 26 3-storey lake villas, 39 2-storey link villas and three garden villas, and has a GDV of RM350 million. Phase one, which features the condos, is sold out while Phase two is 30% sold.

A number of other developments will be coming up in Cyberjaya such as S P Setia Bhd’s RM3 billion, 268-acre Setia Eco Glades mixed-use development and Mah Sing Group Bhd’s RM690 million gated and guarded mini-township Garden Residences.

OSK Property envisages Pan’gaea — or at least the retail mall — as the hub of all the surrounding homes coming up in the future.

“We want this development to [anchor] the area. We feel that that with the mall, it will be a hub of activity in the immediate area and the larger Cyberjaya area,” says Cheng.
