Rebuilding 15th Ave NE (PCCP) between Pacific and 45th is a big deal (to me, a pavement guy). It is (again, to me, the pavement guy) simply inexcusable that such a street -- bordering an instutition like the UW -- was allowed to fall into such a state of disrepair. It has been a potholed joke for about the past 5+ years and was marginal in many places between Pacific and 45th even 10 years ago. The section from 45th to 50th is also a joke and will hopefully get some HMA treatment in conjunction with the concrete project. Better pavement equals better quality of urban life. For bikes, too. And to better serve the smaller/lighter hybrid and electric vehicles that we will supposedly be driving soon. We are not all going to be travelling underground all of the time. Pave, pave, pave. Synchronize lights. Simplify and clean-up the street signage to reduce visual pollution. Light poles... plumb and neatly lined-up. Think (design) and execute in the field. Come on, Seattle!

Heh, I like how those lil' houses are now wedged between two big apartment buildings. Though they appear to be in disrepair--I suppose they will be demolished eventually?

I like those little bungalows. Maybe they can be temporarily moved across the street while a project (smaller than the two big ones on either side) goes in the gap, then they could be put on top.

They're probably student (or just post-student) housing. They'll be demolished only if anyone lets health inspectors in to declare them unfit for humans.

There's so many more under-developed and vacant parcels in the UD.
This one developed in the past couple of years.

Yeah, definitely plenty of room to grow in the U District, particularly in the middle sections west of the Ave. Lots of progress has been made but there's room for dozens more projects, not including anything on sites already well used.

I like the pergola theme on the 43rd and Roosevelt project. It'll be interesting to see if any of the top-floor tenants grow vine-y plants...

I've always thought that building on Roosevelt & 43rd was pretty ugly... Roosevelt south of 45th is so pedestrian-unfriendly, I wonder how they could change that?

Wood Partners buys $3M Wedgwood site
# The developer declined to provide details about its plans until its construction loan closes.

Wood Partners, a national multi-family developer that opened a Seattle office late last year, has acquired its first project site.

Public records show the company paid $3.35 million for about three-quarters of an acre at 35th Avenue Northeast and Northeast 86th Street in the Wedgwood neighborhood.

However, then the economic downturn occurred and financing for the project collapsed. Since then, Murray Franklyn hired Kidder Mathews to sell the property on their behalf...

I'd like to see it get built, too. I like seeing lower density parts of the city get a little urbanism here and there -- today's Wedgewood is tomorrow's Wallingford, if you will.

That said, this project had serious NIMBY neighbor issues. I wonder if the neighbors will see a new developer as another chance to stop the project.
