Today, I saw University Village doing some demolish work on the warehouse behind RAM, Apple, J. Crew, and Victoria Secret stores. Anyone knows what going on that site? It can't be part of QFC expansion including apartment building because it is little far north of that parking lot.

I actually attended a few Roosevelt Land Use Comitee meetings when this was first proposed, and for the most part they were supportive of this. That and a 4 story project one block over that was being held up by the city for tree related issues.

I know Roosevelt has been getting a bum rap recently for being a pile of NIMBY's and some gripes are legitimate. But really they're not anti development. They're actually pretty excited about a lot of the changes coming to their neighborhood. They just don't share the love of towers. Paris/London/Barcelona, not New York/ Chicago/Vancouver

Maybe someday they'll get to that point that London has where the occasional ambitious tower is welcome.

Yeah and that makes sense. 4-8 storey buildings are fine for that area. Personally though, I think heights need to increase towards the U-district, peaking at 30+ around the UW Tower, down to 16 by the freeway. There are SO MANY LOTS ripe for redevelopment there. Makes me wish I had a spare billion dollars...

Several of those lots have plans, particularly in that zone of parkingness long controlled by the district retail group. The U District has grown up a fair bit in the last 15 years or so, and that seems poised to continue.

I'd love for it to be a real highrise district, with much higher densites. But the woodframe stuff can fill it in pretty well.

Group buys site for innovative project

Group buys site for innovative project

SEATTLE — A group paid $975,000 for a University District property, where it plans to build a six-story, 24-unit apartment using a new system to speed up construction.

A limited liability company, Sustainable Living Innovations, bought the 6,420-square-foot site at 4558 Seventh Ave. N.E. The project name is 47+7.

This was mentioned a page or so back. For me, this might as well be a highrise. If it can get the ball rolling for more like it.

So, how long before the status quo establishment (those who benefit from a longer construction process) kill this kind of development with oppressive regulations?

What are the current limitations to this kind of development? Can they do highrises?

That remains to be seen. They need to get the 6-level demonstrated first then maybe go for 8 and later for 10 levels.

Recommendation design review docs up for 1020 NE 63rd in Roosevelt. 6 story, 112 unit apartment building. This will back up to the surface parking lot for the Whole Foods in Roosevelt Square and replace 4 fairly decrepit houses. Looking forward to this one going through.

Apartment developers stay busy
Another 65-unit all-studio complex in the U District is just one of several projects recently filed with the city.
http://www.djc.com/news/re/12038362.html
By JON SILVER
Journal Staff Reporter

Seattle property owner Cheng-Nan Lin has filed plans with the city to build a 65-unit apartment building at 4055 Eighth Ave. N.E. in the University District.

The four-story, 20,000-square-foot building will be called the Lavita Apartments. It will be built on two adjoining parcels that now contain a duplex and a triplex. Both structures were built in 1916 and acquired by the owner in 1999. Lin owns at least half a dozen similar properties throughout the University District, according to city records.
