High-end realty developer Shang Properties Inc. is stepping up its presence in the burgeoning Makati Central Business District with plans to build a 65-story residential condominium in Legaspi Village, costing as much as P4.5 billion.

On the sidelines of the company’s annual stockholders meeting yesterday, Shang Properties chief finance officer Vicente P. Formoso said the project, which comes on the heels of the success of The Shang Grand Tower in Makati, will house 600 to 700 studio, one-bedroom and two-bedroom units when completed in 2014 or 2015.

Shang Properties acquired the property from publicly-listed Phinma Corp. for P615 million.

This will be the company’s third project in the Makati financial district following the Enterprise and Shang Grand Tower.

MANILA, Philippines - Shang Properties Inc., the local property arm of Malaysia's Kuok Group, is spending P37.5 billion for three upscale projects that include condominiums, a mall and a hotel in the country's business districts.

Shang Properties said it has set aside P12.5 billion for One Shangri-La Place, a mixed-use development featuring two residential towers atop the six-level Shangri-La mall expansion in Ortigas Center.

The towers will offer about 1,300 residential units, while the expanded mall will have over 150 luxurious shops and restaurants.

The company said it will shell out an additional P2 billion to spruce up the Shangri-La mall and its car park buildings.

Two other projects are underway.

The P18-billion, 60-storey Shangri-La Hotel at the Fort in Bonifacio Global City will have 577 rooms, 97 hotel residences and 96 residential condominium units for sale.

The 65-storey Shang Salcedo Place, meanwhile, will have over 700 residential units at the corner of Buendia, HV dela Rosa and Tordesillas streets in Salcedo Village, Makati City. Shang Properties said it will start selling the P5 billion project in the second quarter.

A 67-storey residential condo situated at the heart of the country’s most established business hub — Makati City —Shang Salcedo Place promises future residents the prime comfort and pleasures of luxury city living, featuring architecture by Hong Kong-based team Wong & Tung International Limited and upscale interiors by Manny Samson and Associates.
