Do they ask you why do you want the plans or renderings?

Can they give you the info that easily? Quantum, how do you approach those people?

Yes, they did ask me what I wanted with the renderings, and I simply told them that I was a published urban/architectural photographer who was interested in what he had to look forward to shooting in the future. I forgot to ask them if a 900 feet tall tower was still in the plan or if it got chopped down. I sure hope it's still part of the plan.

I would bet, with about 95% certainty, that the 900 foot idea is off the burner for now. They may say they're going ahead with something, but that it's not final.

I called Foram again today. The person I spoke to doesn't even know if the redesigned building is going to be shorter, taller or what. They don't even know what they are going to call it yet. It will have a different name just as Brickell Financial Center Phase I became Brickell World Plaza. So now we wait, just as we always have. I hope it's still being redesigned by Skidmore, Owings & Merrill. Once the project has a new name, we'll create a new thread for it.

I have a feeling that it will be shorter, but will have better retail and pedestrian access at its base thanks to the proposed Brickell Citi Centre.

You are welcome, but I think we will probably have to wait for them to post the new renderings to their website, because now they seem to be putting up barricades claiming they never got my email. Next time I'm down in Brickell, I'll drop off a nice 8 x 10 aerial of downtown with some of my business cards attached. Let them claim they lost all of them.

Probably more thanks to Miami 21 considering that a completely redesigned tower would have to be approved by them. Plus when you consider the fact that a 900-foot tower was planned at the height of the boom, which we now know was largely driven by speculation rather than real demand, you are probably right in that we are going to end up with a shorter tower.

Miami 21 is based on building type. The old zoning code was based on use. Ex. You have to build commercial here, or you have to build residential here. Miami 21 is based on building type. Ex. much of downtown is zoned T6-60 or T6-80 meaning you can pretty much build what ever you want there as long as it isn't above 60 stories or 80 stories. And then there are bonus for things like building green.

Building height is more a function of the market than it is of zoning. Most buildings are built lower than the allowed zoning height. Usually because buildings have to be approved and people usually come out to oppose the heights of buildings.

It's so they can't tell when it's dirty and covered with grime so they have an excuse never to clean them

Yeah, the plaza os starting to look really nice, but it really looks like there is no way it will open on time; August 16 is only 30 days away!

You have a point. To me, it looks very 70s instead of 21st century.

Anyway, I called the Foram Group again today about new renderings of phase 2, but the appropriate person was out of the office. I left my phone number and an email address on their voice mail, so hopefully, I'll hear something next week.
