Tama, this will be a huge deciding factor. units may be offered at a lower price during preselling due to bad feng shui but if the cemetery will be gone in 3 to 5 years time eh magandang investment ito.

I think Jazz and Light Res. will have a soft launch at the same time. Which of this two project makes a good rental investment? Any detail reg. this two project. Thank you for the info.

Sosyal naman ang address: Brgy Bel-Air Village.

SM will help future owners here to generate income by providing the market for unit tenants. Half part of 2F podium will be a BPO. The other half naman will be commercial. May SAVEMORE din here for convenience sa pag-go-grocery. No need to travel all the way to Glorietta area just for basic needs.

Na-confused ka ba?...What I know is that SAVEMORE here in JAZZ Residences and SM Hypermarket in LIGHT Residences, Boni Mandaluyong. Oh well, let's wait for the official project details.

There's a rendering along Kalayaan Ave. right across St Andrews showing the planned multistorey Columbary. Based on the renderings, part of the cemetery where the tombs are will be replaced by a nicely landscaped columbary. i'll take photo of that after the storm. i'm planning to visit the cemetery this weekend. at least, i can have a very good reason to take photos of makati. everybody else will think i'm visiting one of those tombs inside the cemetery. hehe...

@ Aziza, thanks a lot for the photo updates. Based on your photos, right beside that wall parallel to Reposo is already the cemetery. maybe i should start interviewing the relatives of those who lay dead on those tombs if they received any advise to relocate the bodies.

this project will be a very good investment imo. it's right behind Mapua IT, very near the business district, near the City Hall...and few minutes of walk away from my workplace.

cool, being a short distance from century this could be an option for a place to get some groceries for gramercy, knightsbridge and startford residents alike. im sure the maids would love to go lakwatsa every now and then.

I'm guessing that the reason is...the lower you are in Grass, the nearer you will be to the mall.

Hi PH. does it mean that the cemetery will not be totally out? since the cemetery will be replaced by a columbary, ibig bang sabihin, they will not be able to totally get rid of the bad feng shui? I don't know I am not an expert.

I wonder kung panong style ang gagawin ng SM dito. kc sa RCBC, ang pinaharap nila dito eh puro pantry/canteen. or at least yung offices na nakita ko.

maybe SM can let the toilets face the cemetery. i have no idea if only part of the cemetery will have to go. but it's only logical to think that if one area will be cleared to give way to the columbarium, the rest should also go. or at least they could turn it into a nicely landscaped memorial cemetery like Heritage Park. in the first place, south cemetery is not being used by makati residents, but by Manila City residents.

just make sure that the toilets are well lit everytime you use it. hehehehe....

i like this project. i'm becoming an SM fan too. :P just imagine may supermarket/grocery sa baba. how convenient. malapit sa church at Makati Med and you don't need to enter the CBD if you need to go to Ortigas for example.

how close is this from zapote and jp rizal? for access sa mga jeep.

SM group acquires P2-b lots

SM Development Corp., the property arm of retail tycoon Henry Sy, has acquired three new properties worth close to P2 billion to support the company’s aggressive expansion.

Jose Gabionza, SM Development vice president for business planning and special projects, said in an e-mail that company had purchased three sites in Mandaluyong, Manila and Makati for its SM Residences brand.

The company bought a one-hectare property near Welcome Rotonda in Quezon City, where it plans to build two residential condominiums under the Sun Residences brand.

Jazz Residences, meanwhile, is located on a two-hectare lot along Jupiter Street in Makati City. SM Development plans to build four residential towers on the lot.

The third acquisition is located on a two-hectare property in Mandaluyong City near the Boni Station of MRT 3, where the company plans to build Light Residences.

“The three properties are already with us and the combined cost of the three lots is close to P2 billion. We purchased these properties at market values,” Gabionza said.

He said the company was finalizing the development cost for the residential towers.

The company has several on-going projects, including Chateau Elysee, a six-cluster mid-rise condominium project in Parañaque City, Berkeley Residences in Katipunan Road and Grass Residences beside SM City North Edsa.

Newer projects include Sea Residences near the Mall of Asia Complex in Pasay City, Field Residences in Sucat, Parañaque City, Lindenwood Residences, which is a residential subdivision in Muntinlupa City, and Mezza Residences, across SM City Sta. Mesa.

Other projects scheduled for launching this year are Princeton Residences beside Gilmore LRT-2 Station along Aurora Boulevard in Quezon City, and Wind Residences in Tagaytay City.

The company earlier reported that net income in the first nine months of the year surged 5,900 percent to P1.4 billion from just P23 million year-on-year on strong sales of its residential condominium projects.

Consolidated revenues grew 78 percent to P4.1 billion while net income from real estate operations jumped 83 percent to P1.1 billion from P607 million on year. The company’s reservation sales doubled to 3,708 units in the first nine months of 2009. The recovery of the financial markets has also contributed to the company’s positive financial performance.

Jeeps don't cross through Reposo or Jupiter. It's a short walk if you take the Buendia jeep to Mapúa though.

The south cemetery covers a huge lot. so there's south cemetery plus around 2 more blocks and it's Zapote Rd already.

It's also very near Ospital ng Makati plus the following schools:

Mapua IT (Gil Puyat)
Ateneo Graduate School of Business (dela Costa St.)
DLSU Graduate School of Business (RCBC)
Adamson
Lyceum
