Tapos pagxmas, diretso mo na yung lakad mo from salcedo park to ayala triangle gardens. Nakakapagod pala tumira sa jazz. lol. Ay teka, nalimutan ko atang mag grocery, makababa nga ng unit at may sm hypermarket dun (savemore pwede din). lol. Makatulog na nga at mag aapply pa ako ng work sa mga bpo offices na katabi ng Jazz, pag di ako matanggap eh lalakarin ko na din pati ayala para makapag apply sa mga companies dun para pag may work na ako makakabili na ako ng yamaha musical instruments sa tapat ng jazz (yupangco). Kung talagang di makahanap ng work, mag aabroad na lang ako, ipapaupa ko na lang ang unit ko, buti may mga estudyante sa mapua at may katabing bpo offices ang jazz kya madaling maghanap ng magrerent. Baka kasi mahigh blood ako pag wlang magrent eh magpahatid ako sa makati med na 5minutes lang ang layo at kung di umabot ng buhay sa ospital eh ibiblin ko sa taxi driver na sa cemetery ako ihatid na katabi lang ng jazz. haha. Advantage na din yun ksi di na kailangang magpunta ng cemetery ang pamilya ko, sisilip na lang sila sa bintana pag nov.1 at ititirik n lang ang candles sa window. Yun lang ang nakikita kong disadvantage, malalagyan ng tunaw n kandila ang window ng unit. hahahhaa. Now, asan ang disadvantage ng katabi ng cemetery? haha
kulang pa po sir... pag change oil na po ng fortuner natin, lapit lang ng toyota makati. pag mag bayad ng real tax, lakad lang papunta makati city hall.

tanong lang po ng sample computation dito sa jazz. galing ako sa fort victoria s BGC nung isa araw at laki na ng price difference mula ng open nila. pumunta ako ng makati the same day to see jazz pero i was late. sa pictures, top out na ang jazz. malaki na rin kaya ang price difference dito mula ng open? how's the pricing? - OFW from dubai

Jazz started at 77k/ sqmtr during 1st few months of preselling tower 1...

1 bedroom with balcony unit before was just 1.8M-2M. These are the units facing makati cbd. Currently, similar units at TowerB (last tower launched) is now being sold at 3.2M

I got mine @ P100k per sq/m back in May 2010, at bldg C, 15th floor, facing amenities. Not sure If it was a ripped off. Anyone here who can give thoughts, or if actually they got their unit at the same price.

Di ako natanggap sa work na inapply-an ko sa makati pero nakapagabroad nako kni-knina lang. mababayaran ko n mga utang ko na pinagshopping ko, pinangcoffee at pinang liwaliw ko dun sa mahabang kwento ko. lol.

Yup like the article mentioned, indeed the developers are making a killing alright but what's also important to consider as potential buyers/investors is once a development that's right beside the cemetery like Jazz is sold out and eventually turned over, it is factors like re-sale prices, rental rates, etc that will matter to unit buyers, investors and owners more, not really how well it sold or how much profit the developers made. No doubt how well projects in proximity to cemeteries have been selling as pointed out by the article is a very encouraging sign at sana nga that given the very good sales performance of the Jazz project which actually sits right beside one is a real sign people's attitudes/beliefs are starting to change.

Indeed a positive sign that living near that garden is not a problem anymore. Of course there are many who believe in ghost but at the end of the day, its proximity to MCBD will dictate that no ghost can scare anybody knowing that location could give you all the conveniences you are looking for.

Fact: Most units facing the peace garden are studio units, we all know that these are the most sellable units in terms of price not to mention the most in-demand units for people who are renting, in relation to that, who are the prospects as lessee? Most of them are yuppies, professionals & students. MANY of them in the area. These mentioned prospects for sure will rent/buy a studio unit. 2M studio unit facing cemetery/manila sunset vs 3-4m unit facing amenities will tell us which one is easier to sell/rent. Biggest factor always is money, next is location.

Smdc did not find any difficulty selling their units even if it's located beside a cemetery, so I believe it will be the same for the owners / investors.

Makati is makati. MCBD is our pilot!

ah basta ang jazz nasa prime location. inggit nga ako sa mga naka tira sa loob ng cemetery na yan eh... ang bahay nila nasa prime location.
