If Extell owns the garage, what right does Vornado have to tell Extell what to do with it?

Extell merely has a lease with Vornado. As I recall, the lease contains favorable language for Vornado.

Personally, I think that a 180-200m tower on 220 CPS is good news for 225, as it would guarantee a higher structure.

Demolition almost complete on this one. No word on whether the dispute has been resolved.

So this will be the tallest building at Central Park with the Trump International Hotel and Tower. But still it will be overshadowed by 225 W 57th.

Extell's lease expires on the remaining garage in 2018, although Vornado claims Extell is in default of that lease and wants their garage back sooner. Lawyers currently feasting on the contratemps...

Demolition Update: 220 Central Park South Nearly Gone

Extell's Nordstrom Tower is rising directly behind 220 Central Park South, so the struggle is understandable. Even at 1,500 feet in height, views of Central Park from the lower floors of the Nordstrom Tower will be partially obscured by 220 Central Park South.

The dispute has had no confirmed ending despite how far demolition has progressed. An earnings call from Vornado this past summer outlining "a bit of a tussle" as the reason for the hold-up. The project has (obviously) not yet had a public timetable released.

The superior location and address of 220 Central Park South could make the project a contender to nearby One57, also by Extell. Robert Stern has been rumored to be 220 Central Park South's architect, and his classical designs are some of the best in the city (see nearby 'Limestone Jesus' 15 Central Park West, where the penthouse sold for $88 million last year).

Vornado recently filed a permit to demolish the remains of 220 CPS, which suggests that they reached a deal with Extell. Presumably, Extell will transfer its 58th St lot which sits between the rear of 220 and Vornado's other lots. This will permit a much taller tower.

So what does this mean? Vornado can build the base of the taller tower off center so it won't completely block the views for the first 70 floors of the Nordstrom's North facing facade?

Imo, it would be asinine on Barnett's part to allow this to go through w/o having assurances where the main base of the 220 CPS tower to be built.

I agree. I speculate that Extell received an agreement from Vornado as to how their towers would be situated in order to preserve 225's views. Perhaps this horse trading is what led to the redesign of 225.

I believe that may have been the case. So the way I see it, the reduction of 300ft of the Nordstrom tower allows us to see this puppy rise and hopefully it will be near give or take 1,000 ft.

How much square ft for zoning does this site have anyway for development?
