Well its has been really a rumor ever since. that a reclaimed area would possibly sink. But Roxas Blvd. and Part of Malate areas are reclaimed too. Hongkong, Dubai have been practicing this. I could not really explained how it will not sink. Any Engr here can explained how to reclaimed an area?

Lets put it this way, will SM invest millions or billions in bay city if he knew it would sink? Will foreign or local investors invest $100 billion for the PAGCOR entertainment city if it will sink?

Last weekend, Sat. 06 Sept., my family & I checked out the newly-opened SM City Marikina and we happen to see the booth for Sea Residences. First thing I appreciated is the location. So I got the curiosity to inquire (as I am currently looking at another real estate venture). I asked for a quotation for an 8th flr 24sqm - bay view and 9th flr 24sqm+4.5 balcony - amenity view. there's a big difference on the price for the bay view. Actually, mas mataas pa ung binigay na price for bay view!

In summary, I'd still prefer a change in it's structural design or kahit daanin nlang sa pintura huwag lang mag-mukhang boxy. Emphasized kasi maysado yung balconies ng blue tone. Tanggalin din yung SM logo sa taas ng Blg. A at B, ilagay nalang somewhere the podium area gaya ng sa Mezza. Lastly, babaan muna sana ng konti yung price or offer a discount.

Haha I have to admit the building design is really Boxy and so simple. Me myself dont know why too. But the important thing is the location, location, location. Yes there's a really big difference on the bay view. but even if you choose the bay view. there are no more to offer. But majority of the buyers here got the bay view units at a lower price. from my own estimate 90% reserved the units at lower price before it was that high.

regarding to reclaim land di ba dapat lumubog na rin ang US Embassy and Quirino Grandsatnd dahil reclaim din ito and take note it was build almost 50yrs. ago? kung saan di pa ganung ka advance technology?

For me okey lang siya look at the Mezza maganda ang kinalabasan ng project nila im pretty sure magiging maganda ang out come ng project na ito

need kasi soil compaction... watch kyu sa discovery channel regardng the construction of the Palms.. they used cranes with vibrating shafts drilled to the ground as soil compaction. or to compress the soil .. sa pilipinas kasi ..asa na lang sa time for the soil to settle. hehe para tipid.

i know they compacted the soil too.. but allowing normal settlement of the debris/soil/sand in time is also a reliable process..

very well said marv. no investor in his right mind will invest here without looking at the soil testing results first...

siguro nga.. but i am betting many buyers invest here due to its most promising location.. if everything will be in order, and all developments for the bay area shall be realized, then this area will be very prime.

iba-iba naman tayo ng basis from buying, sa ganda ng location nito, panalong-panalo bibili dito. disregard na yung aesthetic ng building.. basta ba makapasyal ka sa pagcor city tapos lalakarin mo na lang pauwi.

SM na SM. puro painted hollow blocks with no landscape at all. tingnan mo nalang itsura na MOA. this mass housing project should be given free to all their regular employees.
Kunsabagay marami pa rin namang may pera na walang taste. so im sure this project would be a hit.

I dislike this even more now after seeing the new rendering, the thing that makes it very ugly are the blue balconies. It should look better for the price of the units.

The rendering of their makati project jupiter residences looks a lot better imo.

Lol. Most of those with money who will be buying units here won't actually be living here. They'll just treat this as an investment. Unit prices would definitely appreciate once all developments are done.
