Ive been wondering about this for a long time. Its a stupid question but please humor me on this one.

Why does this Ayala project have Robinsons on it's building? Arent they different companies?

It's not new though.

In Angeles City, Pampanga, we have Metro Gaisano in an Ayala Mall. The former being the anchor store of the latter.

In Metro Manila...let's start with BGC, you'l find Metro Gaisano (a different company) within an Ayala Mall which is Market! Market! In QC, you'll find Landmark (a different retail group) in Trinoma (another retail entity owned by Ayala Land under Ayala Malls). In Makati, you'll find Rustans (another corporation) in Glorietta (owned by Ayala Malls.) and the list goes on.....

So this collaboration is nothing new. Robinsons Land buildings within Ayala's Makati Business District which is a big business district project of Ayala Land where Signa Residences along Valero and Robinsons Summit Center along Ayala Avenue can be found.

Future Development for Abreeza. Even the parking area in front of Abreeza Place is for future development din.

The abreeza complex is already filled with residential towers. Most likely it will be a high rise office building or tower. Or unless the demand for more condo units for ALI and anflocor is high, then it will be a condo tower. But thats just me and my opinion.

It looks like CBD'ed Abreeza Complex is taking shape nicely...... with the finished buildings as well as the under constructions are in place, and also to include the proposals, I can clearly imagine in my head the future skyline in that area will look like. Para siyang mini Makati...... when developments will encroach adjacent lots.... then it will be awesome!!!!! para na siyang skyline ng developed city. yes?

It is owned by phoenix petroleum (the lot beside abreeza corporate center ), we were referring to the parking lot fronting the entrance, the lot beside abreeza place.

so maybe the future phoenix tower pala ang possible sa lot beside abreeza corporate center

I think i saw somewhere here of the proposal of phoenix to that site, a planned mega station with mixed commercial uses. But still considered a rumor since no official statement by phoenix has been provided for public view yet. and yes its possible that they may change their mind and instead build a corporate building there.

As long as the demand for additional condos or office buildings arise, ayala and the florendos wont hesitate to use that parking lot.

In this case, i think Ayala needed Robinsons to be the anchor store. Sa world nila, it really depends naman tlga kung sino ang may kailangan right? Probably the right question is - which is more financially capable as a company? In the case of Davao, Ayala needed to partner with Anflocor and they needed an anchor store and come Robinsons Department Store.

Hoping this can be sustained. Building booms in Davao historically happens in batches. There was the Marco Polo-Landco-Pryce Tower-Davao Doc cluster and then the Asian financial crisis put a stop to all projects in the pipeline. There was even a 15 storey Mission Hospital that was supposed to be constructed on the vacant lot near the loop of the Bajada flyover, but funding went tight and it was cancelled.

However this time around, our economy is strong enough to fend off the European and US financial crisis and its one of the drivers of the building boom our nation and city is experiencing right now.

What I'm happy about is that there is still a lot of space for big projects here. The lots sizes along San Pedro, CM Recto, JP Laurel Ave and MacArthur are large enough for highrises. The SM Lanang and Ecoland area have huge potential to be the future CBDs. Hopefully, the streets and avenues there will be wide enough to accomodate the increase of vehicle volume. The 5 km stretch from Gaisano Mall to Grand Regal will be one big traffic nightmare if our infrastructure does not keep up with the boom.
