@todjikid - i left my docs at the office! but definitely official receipts and had to sign a hundred page contract, i brought it home so was able to read through.just standard terms and mainly for pagibig. i financed through pagibig also, they just handle everything for me.
thanks for asking all those questions, marami pala ako nakalimutan tanungin (ie garbage and cable! siguro naman there will be broadband internet no? ). p.s. i am also very excited - Im on Medina and moving in soon ok ka pa you work lang at technohub.@tooaddicted - i think Medina should be done by Feb? I think they've topped off and painting already. The pool isnt there yet but the clubhouse is already - you should drop by the site sometime. when I first purchased mid this year, I didnt really expect it to be done till mga April pero construction has been really fast. @mfa240 - lots of pricelists at sulit.com check them out - im not sure na about the newer buildings but it was initially advertised to be from 900k-1.8M |

@borntrippy - yey...thanks for the updates. i really wanna visit the site, but i wasn't sure if it's okay to drop by unannounced..hahahah. uhm..i have a question..what if i didn't buy any parking space, can i still park and just pay a certain amount, like those pay-parking areas? Thanks!
@todjikid - yah..i guess since its the Philippines, it might take years before this will be done..T___T yes, i'm going to stay as a resident. How about you? Did you finalize things already? did you ask about the parking spaces? cause i really haven't contacted my agent...sorry..

![]() I didnt get parking din kasi mejo pricey, although I guess I should at some point. Im thinking naman since Ill be in the first building marami pang space for at least a year, then wala nako choice... hmm...i haven't worked out the aircon issue yet, puro SOFA and TV and KITCHEN ang pinagkaabalahan ko (hee hee)..the flooring looks good nga eh, i guess in the meantime I can keep it, pati the tiles in the bathroom... thanks again for the additional info! @tooaddicted : Ive been to the site siguro mga ten times since i made my purchase, hehe. never had a problem with just dropping in, I just go in, ask to see the model unit (or sometimes its just open) tapos when an agent approaches me I just say I purchased na. go ahead, panalo din yung model units plus you'll feel the 'good vibe' sa place =) |

@MFA240...price check mo na sa sulit.com...prices are quite accurate naman as advertised.
zandro can email you the pricelist. ramdam ko rin ang goodvibe kasi nga university area and ayala heights ambience. i got the dimensions ng hallway, cr, kitchen, pool, kiddie pool, garden, ilang parking slots...etc. |

Negatives are the wait period, no available 25sqm unit, units facing the pool are sold out, view from the west side does not appear to be appealing. So the thinking/decision process starts. i also thought about the view...but with c5 expansion on going, and the pending relocation, i took a gamble on getting the west side. and besides if i wait for the next building...hmmm...i dont want to be subject to another price increase!
parking is astronomical. 510k! it was 500K the last time I asked. i plan to have it rented because of the location probably a year after making it my second home. since bedspace is quite popular in UP, i took the 36 sq meter, will construct two rooms and have it rented per room or per bedspace...what do you think? what made me take the plunge in property investment is its possibility to appreciate. Or also to diversify. I fear that the inflation will eat up whatever liquidity I have. This is the first property I have under my name! yipppeeeeeeeeeee. 1. C-5 expansion as mentioned earlier, squatter clearing 2. Ayala heights community 3. MRT line 7 (due to be constructed this year) which will have a station in Tandang sora. eto sabi: Ruben Reinoso, Neda Assistant director-general for Infrastructure, Regulation and Contract Review Services, identified the four projects as the $169.501-million Southrail Phase 1A, also known at the Calamba to Lucena line; $1.8-billion Light Rail Transit (LRT) Line 1 south extension or the Baclaran to Cavite phase; P18.5-billion dredging of Laguna Lake; and $1.235-billion Metro Rail Transit Line 7 (MRT 7) that will traverse Commonwealth Ave. in Quezon City to Bulacan and may achieve financial closing in the second quarter of the year. 4. Of course some of the reasons are something that might or might not happen in the future. That it will be an extreme waste to the city if they continue to cradle informal settlers especially the old balara site. Extensive research here in skyscraperity: I found out that Ayala bid on another huge parcel of UP Diliman lot for technohub phase 2. Any comments on my rental plans? The going rate in UP bedspace in some dingy UP Bliss unit is 2000 per month. So If I charge 3000, its okay right? They have a pool a basketball court and other amenities to use. and if its 2 per room and there are two rooms that's like 12000. not bad since my amortization is lower. Zandro, do you have any info on parking? as far as I know there is parking under or beside the buildings, that you have to buy, and there's visitors parking at the back, where I was planning to park until I can afford an official space. @todjikid : good rental plan! Ive been renting in the Katipunan area since college and the condos there charge quite high - I think 3k with access to those amenities would be good. the most i got for 3k in xavierville was a guard - and i lived with five other people. Also agree with all your reasons for investing - and most importantly, it just FEELS right when you go there. The air is fresh, you can see the sky, the people are really friendly - theres cheap food on the side and nice restaurants up the hill (with a great view!) - thats why i figured id live there first and then rent it out after 5 years =) have been temporarily renting here in ortigas until SB gets built, and although its NEAR everything, iba pa rin ang pagka-chill sa QC @mfa20 : I think whats good is that our units come bare, so we can combat bad fengshui if ever. i think im actually in front of the elevator, which is also bad daw but a wall here, a mirror here and a fountain there would "fight" the badjoojoo naman. |

The parking lot that we are selling now are ones that are at the basement part of the building. We have no prices for the ones outside the building sir. But theres a lot of parking slots that are yet to be sold because of its price. But the units are selling differently, very fast!

other than the possibility of flood...pero other than that... mas mura ba ang outdoor parking? babaan naman nila ang price ng parking lot! sobra, parang makati! borntrippy....parang pareho tayo ng plano a...5 years. teka, question, natanggap mo na ba ang ang makapal na document na kelangan mong pirmahan? napirmahan mo na ba lahat? I just noticed na nasama dun sa document ang "Certificate of House and LOT acceptance" practically saying that I have accepted my unit and that I "have no complaints." Is this the usual practice? bat ko naman pipirmahan eh di pa nga gawa ang unit ko. What do you think? seminar pala ako sa pag-ibig dun mismo sa site. |

went to the site to have a look
hi guys, i've been a lurker in this forum and have been reading stuff from time to time. i am also a unit owner in the newport building.
i visited the site a while ago and i was so impressed with the speed of the construction. when i was last at the site in october, newport's foundations were just being dug up. now, the building has topped off. and now proceeding with the details and finished. the road widening of c-5 extension is also underway so for sure when the road project is completed, the value will increase. i will post some pics soon that i took from my phone's camer. take care all! |
