KOTA KINABALU: The city has great potential to become one of Asia’s shopping haven with its new premier shopping mall said Tourism, Culture and Environment Minister Datuk Masidi Manjun.

Masidi added that Sabah is quickly making a name for itself as a shopping destination like Kuala Lumpur, especially among tourists from China, the Philippines, Indonesia and Brunei.

“As of October last year, more than 114,000 tourists from China came to Sabah as well as Kuala Lumpur to shop,” he said at the official launch of the Suria Sabah Shopping Mall here by Yang Dipertua Negeri Tun Juhar Mahiruddin.

Also present was Juhar’s wife, Toh Puan Norlidah RM Jasni.

Masidi suggested three pre-requisites for mall operators to achieve success, namely increased safety to prevent crime, improved toilet cleanliness as well as pleasant staff and sales assistants.

He said the shopping mall was a catalyst for the state’s tourism industry.

The RM330mil shopping mall has become the first stop for residents and tourists since it opened its doors to the public at the end of 2009.

On the action by Malaysia Airlines to suspend four routes involving the Sabah regional network this year, Masidi said tourist arrivals in the state would be unaffected despite the reduced flights.

He said the state government would carry out various proactive measures to ensure that Sabah remains a major tourist destination. - Bernama.

of the 32-storey condominium tower allows for incorporation of narrow monsoon windows throughout
the building perimeter as a passive environmental control device for wind catchment. Eco-ponds and
contoured drainage courses covered with vegetation (bioswales) are introduced on the ground storey
to manage surface runoff from the surrounding hilly terrain.

Enhancing the city: An artist’s impression on the cycleway.

KOTA KINABALU: City dwellers can look forward to another mega facelift project here with a RM38mil pedestrian walkway, the construction of which is expected to kick off in the middle of this year.

Stretching across a distance of 25.6km from the scenic seaside town of Tanjung Aru to the city’s bustling Central Business District and ending at Universiti Malaysia Sabah in Likas, the project overlooking the South China Sea is yet another mammoth initiative to beautify the state capital.

Once completed, the facility – which will include a 17km cycle path – will have, among others, a bicycle shared path, covered bicycle parks, children playground, benches, toilets, showers and lockers.

Mayor Datuk Abidin Madingkir said the project was intended to enhance the city experience, adding it would be financed by the Federal government through the Sabah Economic Development and Investment Authority (Sedia).

Speaking during the launching of Kota Kinabalu’s 12th anniversary as a city recently, Abidin said tenders for the project would be called this April and construction would be divided into four phases.

“This latest project is a host of beautification undertakings earmarked for the state capital with the previous being the regeneration of Tanjung Aru as an eco-friendly beachfront as announced by Chief Minister Datuk Musa Aman,” he said.

Abidin said the city would also upgrade its public transportation system this year, adding that the Kota Kinabalu City Hall will commence the second and third phase of the Sembulan River beautification project.

He said the construction of a bus terminal at Jalan Kepayan here would also be implemented this year while city workers have already started cleaning the city’s drainage system to reduce the instances of flash floods.

Multi-million ringgit facelift for Centre Point Sabah

KOTA KINABALU (Mar 15): Centre Point Sabah (CPS), one of the state's largest shopping complexes, will spend several million ringgit to refurbish the 22-year-old shopping mall.

Pan-Pacific Construction Holdings Sdn Bhd managing director Andrew Chang Chi Ming said work is expected to start soon and completed in four months.

"Once refurbishment is completed, the CPS complex will have a different external appearance in the day and at night.

"The colourful signages and advertisements will bring a gleaming brightness to Kota Kinabalu City. The draping of greenery on the external wall of the complex will reflect our response to global eco-friendly environment.

"We're going to use energy-saving LED lightings, insulated aluminium grilles and emulated timber. All these are environment-friendly building materials.

"This shows the CPS is spearheading the go-green for Kota Kinabalu City," he told reporters here on Thursday.

Andrew said the CPS's interior would also be upgraded with a new look for the food court, turning CPS more competitive than other shopping malls in Sabah.

"The CPS complex will maintain its operating hours during the refurbishment period and we will ensure strict safety precautions in and around the worksites.

"We'll try our best to keep any inconvenience to the minimum," he added. — Bernama

Mah Sing to venture into Sabah with RM830 million project

Mah Sing Group Berhad will be entering the Sabah property market with a mixed development dubbed Sutera Avenue with an estimated gross development value (GDV) of RM830million on 8.67acres of prime commercial land along the Coastal Highway in Kota Kinabalu’s Central Business District (CBD).

A joint development agreement was signed for the proposed joint development of 4.26 acres for an entitlement of RM39 million or approximately RM210 psf. Mah Sing is also entitled to exercise an option for 4.41 acres of an adjacent site at an entitlement price of RM216psf or approximately RM41.5 million within six months of this agreement.

“We are keen to enter the Sabah market due to the vibrancy of its economy which has benefited from the wealth of natural resources including oil palm, timber and oil and gas. Tourist trade is strong and provides a large market catchment, coupled with the domestic population base,” said Mah Sing group managing director Tan Sri Leong Hoy Kum in a statement on March 26.

“Kota Kinabalu together with the surrounding towns of Penampang, Tuaran and Kota Belud in Sabah has a population of approximately 800,000. Our maiden foray into Sabah is on a highly visible location in Kota Kinabalu’s CBD, and coupled with our planned offerings which meet market demand, we are very excited about the prospects of this new market,” he added.

The developer plans to offer multi-storey shop offices fronting the Coastal Highway and sreet mall retail lots as well as serviced apartments for the first phase of 4.26 acres. These shop offices will incorporate the unique concept inspired by its 30 Jewels and Gourmet Street shops in Icon City Petaling Jaya

The retail units will be designed for F&B and street mall retail concept, in synergy with the shop-offices while the serviced residences will incorporate contemporary lifestyle concepts that will be sought-after by both local and foreign buyers.

The site is located diagonally opposite the 5-star Sutera Harbour Resort and KK Times Square.

“Sutera Avenue is a perfect fit with our business strategy; the location is second to none, facilities and amenities abound, and we can launch the project quickly in line with our fast turnaround business strategy. We shall develop the project over 5 years, and intend to commence registration of interest by the second half of this year, as early as the third quarter,” said Leong.

According to WTW’s Property Market 2012 report, major condominium developments launched in the CBD have seen developer selling prices at new benchmark prices. In addition to increasing land costs and scarcer choice development lands, the hype on condominiums is also spurred by the favorable economic climate backed by earnings from good palm oil prices over the last few years.

The existing supply of purpose-built office space in Kota Kinabalu currently enjoys high occupancy rates of 91% due to the lack of new supply and the conversion of some office buildings to hotels in the last 1-2 years. Rents and values are rather stable although there are some upward movements in rents and values for prime and newer office buildings within the CBD.

The retail sector remains stable with established retail malls and those with good management and differentiated offerings maintaining high business levels.

Sabah’s wealth of natural resources has created an economic boom and its breathtaking landscape has also made Sabah a popular choice for both tourists and business travelers, so much so that tourism is expected to contribute over 10% of Sabah’s GDP.

“Kota Kinabalu is a premier tourist destination and is projecting about 2.75 million tourist arrivals in 2012, after attracting more than 2.63 million tourists in 2011. Close to 850,000 international tourists visited Sabah in 2011, with more than 300,000 from South Korea, Hong Kong, Japan, Taiwan, China, Macau and Singapore. More than half of Sabah’s international tourists are repeat visitors, with close to 80% of them paying for accommodation during their travel. With their intimate knowledge of the region and frequency of their visits, we believe these tourists are also our potential investors,” said Leong.

This is Mah Sing’s second land deal in as many months, as the developer has a landbanking target of acquiring new projects with potential gross development value of RM5 billion in 2012. With the acquisition of Sutera Avenue, the Group’s landbank now stands at 1,226 acres with remaining GDV and unbilled sales worth an estimated RM16.27 billion, giving them strong earnings visibility for the next 5 to 7 years.
