funny - even from MARKETING point of view - some sort of render would seem wise. Hype, in any form, takes time to register - what do they plan to do? Release render on completion and then expect business to come in by droves over night?

Yes, the building coming in front of commerz 2 is the phase 2 of commerz 2.

SOURCE

The saleable area is 2 times of commerz 2, will it become a supertall.

Excellent updates Deekshith.There may be 10 towers of 45 floors above.
exquisite-1 50 floors 3 towers
esquire (exquisite-11 )- 45 floors 3 towers
exquisite -111 45 floors or above(considering saleable area)
commerz_11 phase -11 (super tall considering salable area )

Sorry, tried but couldn't find anything more on Commerz II phase 2. But judging from the saleable area and the size of the foundations, I guess it is possible it could be at least 60fl+.

A close look at the building floors shows that the fl to fl height is atleast 4.2m(?)
So,
35*4.2=147=>150m

Phase 2
60*4.2=252m
