Magarpatta mall, Pune, promoted by Satish Magar, is set to start trading in the first quarter of 2011.

In an exclusive interview with IndiaRetailing, Zaheer Bandukwalla, director, Urban Link Consulting Ltd informs, “We have successfully signed Cinepolis India, Star Bazaar (90,000 sq.ft), Westside (30,000 sq.ft) and Landmark (18,000 sq.ft) as anchor tenants. Currently, the property stands 40 per cent leased out and we are planning to rope in more powerful brands." The gross leaseable area of the property is 6,50,000 sq.ft whereas 1.7 million sq.ft is the built-up area including parking.

“Cinepolis India will open 15-screen multiplex with over 2,500 seating capacity,” shares Bandukwalla.

The total number of floors will be two-basement plus one stilt, one ground and three floors. The total investment in this mall stands at approximately Rs.275 crore, according to Bandukwalla.

“We have not fixed the similar rental model with all the retailers but our priority will be minimum guarantee and revenue sharing,” he adds.

Magarpatta mall will house a total of 12 anchors whose size will vary from 6,000 sq.ft. to 90,000 sq.ft, while its food court will occupy 30,000 sq.ft. plinth area. The mall is also going to open 15 food and beverages outlets including cafes.

Inorbit eyes properties in Pune, Delhi, Kochi

Inorbit Malls India (Pvt.) Ltd, a unit of K. Raheja Corp, plans to buy under-construction malls in Pune, Delhi and Kochi to expand its business.

“We are actively looking at properties in Pune, NCR (National Capital Region), Kochi for takeovers. These are yet not operational. Some of them are half-done or at (the) fit-out stage, and have an area of 400,000-500,000 sq. ft,” said Kishore Bhatija, chief executive, Inorbit Malls.

The buy-outs would supplement the company’s own projects and help it maintain its pace of delivering one property a year, he said. In the last three years, Inorbit Malls has opened three malls—two in Mumbai’s suburbs of Malad and Vashi, and one in Pune. By December, it will open its fourth mall in Bangalore and have a total of 2.5 million sq. ft of operational retail space.

The firm has not earmarked a specified amount for the buy-outs. “Typical investments would be close to Rs.250 crore for an asset, depending on location and size,” said Bhatija. “In this business, we can’t say that we have this much of kitty and this is what we want to pay. The strike rate for buy-outs is one in 100.”

Despite the growing cost of capital, Bhatija maintained that raising the money would not be difficult. The firm will look at various options, including internal accruals and borrowing from commercial banks and its parent.

In July, Phoenix Mills Ltd also said it will buy underperforming malls and turn them around as it looks to ramp up its business.

India’s nascent modern retail sector has seen turbulence in recent times. A lot of real estate developers got into retail mall development in mid-2000s, only to abort their plans later following the slowdown in 2008.

“Not everybody is comfortable with retail. It looked very rosy at some point in time. But retail development has got its challenges. They are facing a challenge finding tenants and have apprehensions on how they will run it,” said Bhatija. “It’s not the question of finding a tenant and that’s it. The day-to-day operations have to be very, very strong to keep the interest of the public day in and day out.”

The organized retail space consists of around 300 malls spread across 50 million sq. ft. An additional 50 malls are expected to be ready over the next two years, according to property consultant CB Richard Ellis​.

“Real estate developers are no longer in the business out of euphoria. They have gone through a learning curve. Mall developers who are not interested in retail or are facing a cash crunch are exiting as the business becomes more specialized,” said Anshuman Magazine, chairman and managing director at CB Richard Ellis India.
