Town Squares announced in Pune, Goa

It is built on the neighbourhood shopping centre concept and designed, leased, managed and marketed for the community at large, catering to their daily needs as well as high-end, branded, luxury merchandise for the elite.

The privately held firm said the capital for the project would be raised from the internal accruals and partly as loans from the banks. He said the first Town Square Shopping Centre, with over 1,20,000 sq ft space is being developed at Viman Nagar on the Airport Road. “In the first phase about 30 shops of various sizes would be opened by December 2011,” said Naiknavare. According to him, Dorabjee’s, the 100-year-old heritage supermarket of Pune, would be occupying the entire ground floor — a spread of over 13,500 sq ft area.

“This will be our second branch to celebrate our centenary year in style,” said Farsheed Patell, managing director of Dorabjee’s. It offers a wide range of groceries, snacks, chocolates, processed foods, confectionery, cleaning and personal care products along with a dedicated bakery section for pastries, coffee, soft drinks and burgers. “We would invest approximately Rs 4 crore, to do the interiors, furniture and fittings as well as on stocks,” said Patell.

Naiknavare Developers said it has entered into a 15-year contract with Dorabjee’s on revenue sharing business model. The other retailers who have booked space include hair salon, beauty parlour, fitness and wellness centres and those selling ready-mades, Kashmiri handicrafts, stationery, footwear, watches and sunglasses.

According to Naiknavare, while 70-75 retailers and 20 food courts would occupy the ground, first and the second floors, the third, fourth and the fifth floors would be leased for commercial offices and service providers like insurance and airlines.

The second centre, of about 50,000 sq ft, would come up at the fast developing Hadapsar area in April 2012; the 48,000 sq ft centre would be developed at Chakan by mid-2013 and a 30,000 sq ft centre in Goa in 2014

Seasons mall, Pune to become operational in April, 2012

Zaheer Bandukwalla, Director, Urban Link Consulting, said: "The construction of the mall started in 2008 with pre-defined locations in the master planning of Magarpattacity. Seasons mall will have the largest number of anchors under one roof with the largest Shoppers Stop in Pune and largest multiplex in the country. It will also house the largest hypermarket, Star Bazaar in Pune, spread in the area of 90,000 sq.ft. We are expecting a footfall of around 12,000 to 15,000 on weekdays and 25,000 to 30,000 on weekends."

Exteriors of the mall have been designed by Benoy while the interiors have been done by SSA Architects. Magarpatta Retail will look after the operation and maintenance of the mall. Schindler has provided the lifts and elevators and Ravi and Varsha Gavandi has done the landscaping. The mall houses 160 stores with six passenger and six service elevators. There are three exit and entry points for four- wheelers and two- wheelers and two entry and exit points for loading and unloading. The mall has four floors including two basements and one stilt.

The mall will have both covered and basement parking spread across 70,000 sq.ft. which would accomodate over 2,000 four-wheelers and two-wheelers. The food court spreads across 25,000 sq.ft. area with a seating capacity of 1,200 and will be leased out to various F&B brands as independent kitchen spaces.

Seasons mall will house other anchors like Lifestyle, Westside, Croma, Landmark, Max, and a family entertainment zone by Amoeba. The 15- screen multiplex will be provided by Cinepolis and will spread across 90,000 sq.ft. Seasons mall has also signed Woodland, Metro Shoes, United Colours of Benetton, W, Titan, Turtle, Levis, Puma and other brands as tenants through direct leasing. Some of the F&B tenants signed by the mall include Cafe Coffee Day, Kailash Parbat, Kareem's, and Santino's, Simply South

Retail boost for realty in second half of 2011

Almost 9.6 million sq ft of organised retail mall supply was introduced into the market in H2 2011, compared to almost 6 million sq ft in the first half (H1), according to a retail sector report by international consultant CB Richard Ellis.


Towards the end of this period, November 2011 to be precise, the Union Cabinet took a key decision to allow up to 51% FDI in multi-brand retail and 100% in single-brand retail. However, due to political opposition, the government kept in abeyance the move to allow foreign investment in multi-brand retail. Single brand retail however has been opened to 100% FDI, up from 51% earlier.
The report titled 'Indian Retail Market view’ for H2 2011 has said India witnessed addition of more than 15 million sq ft of organised retail mall space through the past year.

During the second half, which added much more retail space than the first, Mumbai was on top in terms of new activity, followed by Pune, Bangalore and Chennai. These cities comprised more than 90% of the entire organised mall supply during the review period, CBRE said.

In the second half of the year, large completions included Pheonix Market City, K Raheja, Infinity Mall and Neptune Magnet Mall in Mumbai,MGF Metropolis in Gurgaon, Phoenix Market City and Ascendas Park Square in Bangalore.

Most of these large developments were dominated by multiple anchor tenants in the form of hyper markets like Big Bazaar, Pantaloon, Shoppers Stop, Reliance Mart and Lifestyle leasing large retail zones at attractive rates, the report said.

“The supply introduced into the market was a consequence of the positive sentiments amongst retailers on spatial expansion and enhancing their footprints across the country,” according to the retail report.

Anshuman Magazine, Chairman & Managing Director, CB Richards Ellis South Asia Pvt Ltd, said, “The increased retail activity across key cities is an indication of the growing confidence of both domestic and international retailers in the India growth story.” He added that on the back of growing urbanisation and an increase in the acceptance of organised retail, retailers have been expanding their operations across the country.

“The government allowing 100% FDI in single brand retailing has been a welcome step, however, the caveats put by the government like making it mandatory for retailers to source 30% of their requirements locally are a dampener on the announcement,” Magazine pointed out.

The transaction activity and size are expected to increase on the back of increase in consumer spending and expanding mid-income purchasing power, the CBRE report said. However, despite an anticipated increment in demand, a downside remains in the form of large, retail mall supply pipeline in most leading cities, it added.

“This might lead to a demand – supply mismatch which might eventually lead to long term pressures on retail rents in select micro markets.”

Why do the renders of Indian projects always show white people in them? Do the builders think whites look more beautiful or whites make their projects look more beautiful? On my last trip to India I saw a few whites but their numbers are still miniscule to be prominently appearing in renders.

A cutting chai, misal, dosa, sabudana khichadi, a Maharashtrian thali or paav bhaji ruled taste buds. Night life meant catching the night show at a single-screen theatre. Orthodox Pune has changed in the past two decades. Shopping options include malls, entertainment at multiplexes, night clubs, and in-creasing speciality restaurants have changed the look, feel and taste of the city. It is no wonder then that in The Times of India-IMRB quality of life survey, Pune is placed at number three in the leisure facilities segment comprising entertainment facilities, eating out facilities, night life and shopping options.

Mumbai was at the top with 3.6 rating (on a scale of 1 to 5) in entertainment facilities, followed by Kolkata (3.4) and Pune and Delhi jointly at three with rating of 3.3. Results of the survey were first published on December 11, 2011, with urbanites and experts perceiving Ahmedabad as offering the best Quality of Life among eight mega-cities in the country. It was followed by Pune, while Mumbai and Delhi were tied for third. In the eating out parameter, Pune with a rating of 3.4 is ahead of Ban-galore, Chennai (3.3), Hyderabad (3) and Kolkata (2.9). The topper in this parameter is Mumbai with 3.6 rating. In the night life parameter, Pune is at number three with a rating of 2.7 where the topper is again Mumbai with 3.2. But the city is ahead of Hyderabad (2.5), Ahmedabad, Delhi and Bangalore (2.3), Chennai (2.1).

Only in the shopping parameter that Pune is down at number five with a rating of 3 as against topper Mumbai with a 3.5 rating.

However, Rajiv Malla, centre director of a mall feels that the situation is improving and retail is booming in Pune. "Today, Pune is not only one of the fastest growing cities in India, but also has a vibrant retail life. Previously, Puneites were considered traditional, conservative and price-conscious buyers, but now changing lifestyle and higher disposable income coupled with greater affordability have changed consumer behaviour," he said.

Gourmet specialist Karen Anand, who has many cook books under her belt, feels that the new entrants - the city's growing expat population and a large number of cosmopolitan Indians, have led to a spurt in restaurants here.

However, when it comes to night life stringent deadlines are a grouse that surface every time. Hospitality expert Rajendra Kelshikar said night life which includes dining out, pubbing, gaming, movies, city sight seeing or shopping depends on the way the government looks at the issue.

"These add brand value to the city on the national and international map. The change in the city is due to the migration because of the education, engineering and software industry development. If planned meticulously, any city can become more vibrant and exciting for the locals as well as the visitors without losing its core values," he said.

Prakash Chaphalkar, secretary of the Multiplexes Association of India, said, "Two new multiplexes have come up in Pune and Pimpri-Chinchwad in the past one year-Cinemax on Ahmednagar Road and Abhiruchi City Pride on Sinhagad Road. Six more multiplexes are expected to open in 2012, including Inox at Amanora, Cinepolis at Magarpatta City, PVR in Market City, PVR in Koregaon Park, Cinepolis in Pulse Mall on Ahmednagar Road and Cinemax in Pacific Mall on Shankarsheth Road."

Soon, every locality will have a multiplex because malls are mush-rooming across the city and a multiplex in the mall guarantees more footfalls.

"This industry is largely product-based. Good movies coming to the city will send citizens to theatres. Pune is growing and people from across the country have settled here. Thus, demand for social infra-structure is rising and multiplexes are growing," said Chaphalkar.

However, more multiplexes do not mean more footfalls. In fact, they have reduced over the decade, he said. "City Pride on Satara Road, the first multiplex to open in Pune in April 2001, had 60 % occupancy on an average. Now, it is around 40 % or less. People who can afford high-priced cinema are limited, while they also get divided or scattered as more multiplexes come up," he said.

Multiplexes have sophisticated technology like digital screens. "In fact, now the emphasis will be on hyper-plexing, which means having 10 screens or more in one property," said Chaphalkar.

Ticket rates have risen by 15 % on an average during the past one year. "Among other expenses, power costs have gone up, and so have the salaries of the employees. Hence the increase in ticket rates," he said.

Neerav Panchamia, vice president (operations) at E-square feels that the multiplex culture has grown in Pune. "In the last five years, Pune has seen a major IT and automobile sector development, which has led to an increase in the need for entertainment. Cinema is the biggest source of entertainment in India, thereby resulting in the demand for more screens to cater to population requirements," Panchamia said. Cinemas are now digital, adding to picture quality to the cinematic experience. "The introduction of 3D movies, in both, Hindi and English formats has made movie viewing an experience. The simultaneous world releases of films also add great value to the cinema-viewing experiences. Pune multiplexes offer a great variety of food and beverage through foodcourts created for complementing the entire movie-viewing experience," said Panchamia.

Pune emerges as shopping hotspot with over 100 hotels and 20 malls, more to come up soon

"If we see the overall Pune market, I clearly see a lot of oversupply, and if we go by our research, the demand for hotel rooms will not grow more than 14% annually during the 2010-2013 period. But we see the supply in the city growing at a 25% rate," he explained.

Retailers eyeing the city expect mall rentals to come down due to oversupply. "Over 52 malls were planned in Pune four years ago. And, now, only 20 of them are there, either fully constructed or under construction," said Govind Shrikhande, customer care associate and managing director , Shoppers Stop.

He recently opened the fifth Shoppers Stop store in Pune. "Over 30 were cancelled at the planning stage and got converted to either hospitals or residential projects," he said.

"It will be a challenge to get good tenants for some of the ones that are still being built and it will have an effect on rent coming down," Shrikhande added. The profusion in malls is leading to retail chains going slow on expansion plans in the city.

Hypercity , a hypermarket format of K Raheja Group firm Shoppers Stop, opened its first outlet in Pune recently.

They should start mentioning Pune's population as 5 million instead of 3.1 million. Even though pimpri-chinchwad is a separate municipality, it is considered as a part of Pune city.
