the full permit has been granted, but the developer still keeping their lips tight on when the construction start

I hope he gets the money, this tower is awesome with its art deco elements especially the top it's unique in a time where most new skyscraper are futurustic or similar style.

I feel like what the company is doing by waiting for a secured amount of money for the construction costs before breaking the ground is a smart thing to do. This is because if they do not get enough money at the time, there is no gaping hole or skeleton of a building that is left as an eyesore if they had a shortage of money. I do hope that they get enough money soon to start breaking the ground and do the foundation... However I do think that they may also be waiting for the contracts of the current businesses on the proposed location of this megastructure to expire before flattening the ground for the construction.

Sesuai rencana, roadshow penggalangan pinjaman sindikasi akan berlangsung di Jepang, Korea Selatan, Singapura, dan Taiwan.

Sindikasi pinjaman ditargetkan dapat diraih pada akhir Mei 2016. Dengan demikian, pencarian pinjaman akan dimulai pada akhir Maret atau awal April.

Adapun detail pricing belum dapat dipublikasikan. Namun, para kreditor akan terbagi menjadi tiga kelas. Para co-lead arrangers akan memiliki bagian sedikitnya US$ 300 juta, sedangkan senior lenders akan berkomitmen sekitar US$ 100-300 juta dan para lenders sekitar US$ 50- 100 juta.

Sebagai informasi, Signature Tower Jakarta merupakan properti multifungsi yang akan memiliki ketinggian menjulang 638 meter, mencakup 111 lantai. Di dalam gedung ini akan akan terdapat apartemen, perkantoran, hotel dan pusat perbelanjaan.

Megaproyek ini dikabarkan telah melalui sidang Tim Ahli Bangunan Gedung (TABG) Arsitektur dan Perkotaan atau Tim Penilai Arsitektur Kota (TPAK). Proses itu memakan waktu sampai satu tahun. Smallwood, Reynolds, Stewart, Stewart and Associates Inc (SRSSA) menjadi pihak yang merancang gedung tersebut.

Nantinya ketika proyek Signature Tower Jakarta rampung, gedung itu diperkirakan bakal menempati posisi tertinggi ke-77 di dunia. Peringkat itu merujuk pada data Council on Tall Buildings and Urban Habitat (CTBUH), yang mencakup proyek masa depan, dalam perencanaan, tahap konstruksi, dan gedung yang sudah terbangun.

Adapun Danayasa Arthatama merupakan pengembang Sudirman Central Business District (SCBD), sebuah kawasan bisnis terpadu seluas lebih kurang 45 hektare yang terletak di jantung Kota Jakarta.

Per September 2015, Danayasa Arthatama membukukan pendapatan Rp 734,05 miliar, naik 5,6% dibanding periode sama 2014 sebesar Rp 694,69 miliar. Pendapatan dari real estat naik menjadi Rp 387,51 miliar, dari Rp 353,83 miliar. Pendapatan hotel hampir stagnan sebesar Rp 238,99 miliar dari Rp 236,62 miliar dan pendapatan dari jasa telekomunikasi naik menjadi Rp 107,55 miliar dari Rp 104,22 miliar.

Laba bersih perseroan mencapai Rp 61,42 miliar pada kuartal III-2015, melesat 5.240% dibanding periode sama tahun sebelumnya Rp 1,15 miliar. Per September 2015, total aset perseroan mencapai Rp 5,63 triliun, naik tipis dibanding posisi per 31 Desember 2014 Rp 5,56 triliun.

Sementara itu, total liabilitas perseroan mencapai Rp 1,64 triliun dari Rp 1,62 triliun. Secara terpisah, Pandega Desain Weharima sebagai mitra lokal Smallwood, Reynolds, Stewart, Stewart and Associates Inc (SRSSA) menyatakan, pihaknya belum mengetahui detil proses pendanaan pembangunan gedung oleh Grahamas. Sejauh ini yang pihaknya ketahui adalah, masih terdapat dua izin yang mesti diproses ke pemerintah daerah.

“Secara umum ada tiga izin, izin arsitektur sudah tahun lalu, dan saat ini proses izin konstruksi serta mekanikal elektrikal. Terakhir nanti baru izin mendirikan bangunan,” kata Prasetyoadi, managing director Pandega Desain Weharima, kepada Investor Daily.

Prasetyoadi mengatakan, jika proses izin berjalan mulus, maka groundbreaking Signature Tower bakal dilakukan pada kuartal III- 2016. Proses konstruksi diperkirakan memakan waktu selama empat tahun, sehingga gedung tertinggi di Indonesia tersebut akan rampung pada 2020.

Dia mengungkapkan, dalam megaproyek ini, sederet konsultan asing turut serta dalam proses desain. Konsultan tersebut antara lain, ahli struktur asal New York Thornton Tomasetti, serta ahli mekanikal dan elektrikal asal Newzealand Beca. “Konsultan ini sudah teruji. Misalnya Thornton Tomassetti. Sekitar 80% bangunan di dunia yang secara struktur tingginya lebih dari 300 meter menggunakan jasa mereka. Tomassetti pernah ikut serta pada proyek Burj Khalifa di Dubai,” ujar dia.

well, the fact is there aren't enough Investors to fund this nor enough demand for office spaces in Indonesia...It'll take awhile before this will ever see the light of day...
