송도 공동주택용지 A4블록 3181억에 팔렸다

예정가보다 629억원 높아… 상업용지도 예정가격 120~140%대 매각  




 경쟁입찰방식으로 송도국제도시에서 나온 공동주택용지가 예정가격을 훨씬 웃도는 높은 가격에 팔렸다.

 2일 인천경제청에 따르면 지난달 30일 실시한 송도국제도시 8공구에 위치한 공동주택용지(A4블록) 공개입찰 결과, 매각예정가(2552억) 보다 무려 629억이 높은 3181억에 매각(낙찰가율 124.6%)됐다. 낙찰업체는 DS네트웍스다.

 이번에 팔린 공동주택용지는 송도국제도시 6ㆍ8공구 토지중 최초로 공개매각에 나선 것이며, 지난 2013년 3월 이후 2년6개월만에 공개매각한 토지다.

 이런 결과는 10월말 실시된 현대건설의 A11블럭 아파트와 인근 A3블럭 조합주택의 성공적인 청약결과가 영향을 미친 것으로 보인다.

 이밖에 4공구 상업업무용지 역시 8-20번지는 147.3%, 8-23번지는 120.4%의 높은 낙찰가율로 매각됐다.  

 인천경제청은 4공구 상업업무용지의 경우 신세계백화점 등 인근지역 대규모 유통시설의 투자유치에 각각 힘입어 향후 사업전망을 밝게 본 수요자들이 적극적으로 입찰에 참여한 것으로 분석했다.

 인천경제청 관계자는 “특히 공동주택용지 낙찰가는 3.3㎡당 1001만원을 기록했다”며 “이번 성공적인 토지매각은 6ㆍ8공구의 대규모 투자유치 및 요커를 주요 대상으로 하는 인근지역 복합관광단지 개발사업(골든하버) 등에 대한 기대감과 투자자들의 선제적인 토지수요가 반영된 것으로 향후 토지 수급전망이 밝을 것으로 예상된다”고 말했다.
