It's way over ground now. I've crossed the Han River on line 3 and line 7 and you can get a good peek at it. It seems to be 3 or 4 floors up now.

Yongsan electronics markets* suck. Every Korean I talked to advised me never to shop there as they would always attempt to rip you off. My one and only visit confirmed this was, in fact, true.

If Samsung want to make this a destination like Akihabara, I think they'll need to evict all current retailers and start afresh. Scam city.

they need to evict all current retailers and start afresh.
If I'm owner of SAMSUNG then I would do right now. demolish all dirty old ugly building and kick out all retailers.
But unfortunately current mayor and most korean prefer to "preserved itself" and make advanced step by step.
actually they think themselves as europe city or some very historical city seoul. But not at all. Seoul must begin from zero ground.

Nice one. That's a whole lot of new projects south of the river. Still, in 2015 I'd have hoped they'd try and vary the designs a bit more. It looks like Seoul will be forever defined by its "commie blocks".

(Having said that, I'd happily live in the Yeoksam Xii apartments, commie block or no.)

i envy u
i agree that seoul need some creative design residence. but due to economical feasibility and customer prefer boxy design. very conservative tend in seoul.
i really hate that

Ha ha, yeah, I am sure Yeoksam Xii would be far too expensive for me to afford.

Do customers in Seoul really prefer the commie blocks or is that the only option offered? Just thinking about Tower Palace 1, it seems to be a slightly more innovative, glassy design - yet, of course, still very desirable?

Indeed, these are no landmarks, and stale by many standards. But these buildings are usually in the 20 to 30 floor range, and are not designed as attractions for visitors or tourists.

I don't think it would be appropriate to call them commieblocks though. Korean commie blocks date back from the 70s-80s, do not top 10 floors, are longer than taller with no ammenities on the first floor. These new towers are indeed towers. They are thin, usually measure over 100 meters, and are of high standing. Actually, some of these new buildings are being built over existing commieblocks, showcasing how much of a significant upgrade they are.

It's also important to put these buildings in the Korean context. Unlike Hong Kong, China, or New York, the proportion of multimillionaires is fairly low, which makes it difficult to build luxury towers (like the new towers in New York) en masse. However, Korea has a very robust middle-high class, for whom these buildings are designed. And these middle-high class Koreans still live, for many of them, in commieblocks or in fairly equally underwhelming appartments. So these new buildings sure fill a hole by catering to this population.

What's also good from an architectural standpoint about these buildings is that while Korea is building some of the world's tallest buildings, there is a certain lack of overall density in the skyline. Except for Jongro, it's hard to take an aerial picture of a large neighborhood without seeing countless actual commieblocks or smaller "villas" (small 2-3 floor urban Korean houses). Eastern Yeouido is commieblock heaven, and while Gangnam is impressive along the larger Streets (Gangnam, Teheran, Eonju, Bongeunsa, Nonhyeon, Hakdong, Seonlleung, Samseong, Yeongdong, Dogok, Seocho, Dosan, Apgujeong), in between, there are many villas but few highrises. These new buildings Under construction, while not overwhelmingly impressive, truly help build Seoul up.


I probably won't be able to post the buildings North of the Han river today, but I'll add the geographical location (gu and dong) of these buildings and maybe try to add the satellite picture or it.

For information, most of the completion status "one-sentence analysis" I wrote are based on the satellite picture available (from March or April 2015), but for some of them - especially in Gangnam or Seocho, where I lived - I've directly eyewitnessed how these buildings are growing.

What bothers me most about Korean apartments is that they NEVER have an open balcony.
Does someone know why?

In Korean apartments I feel like locked up in a chicken cage without any open balcony and no access to air, space and direct sunlight.

Even in China most apartments have an open balcony, like here:












Does anyone know why there aren't any open balconies in Korean apartments (like above)?
It would be so nice to just sit outside, drink coffee or beer and watch the city.


Even in North Korea balconies seem to be pretty common, so I'm wondering why not in the South:

korea apartment different and distingush between balcony and 베란다 veranda.
btw
reason is simple customer demolish veranda and they can make it as like a 거실living rooms
actually they buying typical area apartment but after if they demolish balcony the they can EXTENSION their rooms then original one.
So if they make ouside balcony they can't make it as their ROOM!

Friend You deserved live in Yeoksam Xii!
Right korean customers like boxy shape design rather than creative due to practical reason(furniture arranged, sun shinny lighting inside, management expenses)

In suwon I PARK try to make some creative design but few years later people express negative opinions.

I agree. seoul need some creative and individual design residence rather than boxy. but people think apartment as property So they very nervous about Market's opinions. they have some prejudice about Non- boxy apartment which means that design good but that is ALL but too expenses management expenses, and old age customer dislike that non traditional design etc.
About Tower Palace 1 that is awesome design. As you know friend that building original to built SAMSUNG HQ supertall over 400m.
btw Still that Tower Palace most luxury and rich people's residence in korea.

in short
in my opinions people afraid some changed in Property. because they hesitate to invest their money on risk(creative).

They know round design is more beautiful and distinguish design. But no body try to another news one except rich people.

But fortunately inner korea society slowly changed flow about Anti-boxy apartment. they call it as 성냥갑match box and try to design some different design in construction. for example Seoul government first begin test project called 창조적디자인 creative design project in my home town.

they give incentive architecture who make creative design.
Plus ethnically oriental people stuck in old conservative design.
