Pentominium / Murphy/Jahn
Chicago-based architects Murphy/Jahn have unveiled their design for a 320-meter-tall skyscraper in the Yongsan International Business District of Seoul. Designed as two-towers under one roof, the steel and glass lattice structure is one of fifteen skyscrapers planned for the global city that was master planned by Daniel Libeskind and commissioned by South Korean developer DreamHub. The goal of YIBD is to create a new symbol for the 21st Century city; a new urban center that will include international business, living, entertainment, and shopping. Diagonal Tower / SOM
SOM’s new 64-storey Diagonal Tower to be located in the developing commercial and mixed-use Yongsan International Business District in the heart of Seoul, South Korea, exudes a modern take on structural expressionism. The tower progressively addresses the critical issues associated with skyscraper design in an iconic and refined manner. From structural and energy efficiency to reduced construction costs that the tower must meet, SOM have strove to integrate these aspects holistically into the overall aesthetics. Rising to 343 meters, the diagonal structure serves more than visual stimuli. Somewhat similar to Norman Foster’s Hearst Tower in New York, the diagonal megaframe reduces the amount of steel required by over 25% when compared to conventionally framed buildings. In addition the non-linear vertical surface mitigates wind loading and vortices. Primary structural support is achieved via 4 piers at the corners of the building – which in turn opens up the interior lobby and atrium. Passive environmental control strategies employed within and on the façade of the tower include sunshades that are positioned according to their orientation – horizontal, vertical, and diagonal – thus, mitigating heat gain in the summer and permitting direct sunlight during winter months. Atypical of skyscraper curtain walls is the triple pane glazing utilized, instead of the standard dual pane seen on the majority of towers. A critical decision in choosing this type of glazing stemmed from SOM’s goal to meet Seoul Green Guideline criteria. Internally, the building incorporates a chilled beam system whereby, thermally active hydronics transfer heat and cooling instead of air. The interesting mixed program, which includes retail, amenities and 700 compact living spaces, has resulted in a textured facade that responds to contextual issues such as sight lines and expose to natural light. Site strategy and building placement were of utmost importance for the project, as the surrounding buildings and natural terrain pose opportunities for the designers. Since the project rests upon a hill, JDS has allowed the building to define a courtyard that opens toward the natural terrain, allowing the nature qualities to become an integrated part of the site as well as the new building. Pair of Velo Towers in Seoul design revealed by Asymptote Architecture
Yet another ambitious project at the Yongsan International Business District in Seoul has been unveiled. New York-based Asymptote Architecture has revealed its plans for a pair of residential towers. The two buildings will sit neatly at the Yongsan Dreamhub development site, arranged as a series of stacked and rotated volumes angled specifically to take in the best views over the Yongsan Park and Han River. The two towers are connected by a skybridge which is suspended 30 storeys above ground level, providing the residents of both structures with fitness and recreation centres, communal lounges, pools, spas and eateries, as well as a landscaped sky garden. A raised plinth at ground level also offers communal facilities in a light-filled atrium. Residential communities are grouped in six- to eight-storey sections in rotated units which Asymptote Architecture suggests separates The Velo Towers from the typical residential skyscraper concept. The practice explains: “By breaking down the scale and massing of the two distinct towers into interconnected circular and oblong volumes, the Velo project proposes an alternative architectural and urbanistic response to the repetitive and monolithic austerity of conventional tower design. The recombination of the typical tower form into a new horizontal and vertical configuration enables the formation of a socially engaging and dynamic environmental response.” Each of the 500 individual apartments vary in size from 45 sq m to 82 sq m and have been deliberately designed to enable the integration of prefabricated plug-in interior components. The external facades have also been conceptualised with prefab parts, including custom moulded composite shells coated in pearlescent automotive paint. Several other designs for structures at the Yongsan International Business District suggest similar concepts, with BIG’s Cross # Towers and MVRDV’s The Cloud both proposing a pair of towers with connecting skybridges.
