NetMarble Games to build 40-floor Office building in Seoul Digital City (Guro-gu)

Mobile game company NetMarble Games is set to spend 390bn KRW (around $350mn) to build a new landmark building in the Southwestern Seoul district of Guro. The building will be 40 floors tall (CTBUH estimates for an office building : 175 meters) and will be built on the grounds of an old water purification plant. Negociations are still underway, but construction could begin in 2017. No renders available at this point. I will create a dedicated thread once the renders are made available.

Gajwa Station Apartment Complex

This is part of the Happy Housing project, designated to provide housing to people with low revenue or newlywed couples in city areas owned by the government.

It's an interesting location, because this residential complex will be in the middle of the Gyeongui Line Forest Park, once the line extends all the way to Sangam DMC (in 2017).

Sewoon Redevelopment Office Projects

Hanho Group has released a bunch of projects currently underway in central Seoul, between Myeongdong and Dongdaemun (more precisely around the Sewoon Commercial area). Sewoon is also spelled Seun : https://en.wikipedia.org/wiki/Seun_Sangga. Built in the 60s, its decrepited, and doesn't sit well just 1 or 2 blocks away from Myeongdong.

More precisely, it will be the area South of Cheonggyecheon, between Euljiro-3-ga and Euljiro-4-ga stations.

Seemingly, the company has very slick-looking project for each block or so :

These projects are at various stages, and it is still fuzzy (little press coverage about them). However this is not a stale proposal by any means.

New 135-meter twin tower project in front of Seoul Station

It has been announced recently (article below) that a Singaporean Hotel chain (Ascott?) was planning to build an hotel in front of Seoul station on land owned by Dongbu Life Insurance.

Today, a render came out for that location for a two tower complex topping at 135 meters. I can't say for sure if this is the plan for the above mentioned hotel, but it seems like a brand new design, so that's a project to keep an eye on.

Those Sewoon projects are going to change the area hugely, for the better, too, I think. They all look quite decent. I just wonder what's actually going to be done with Sewoon Sangga; I know there were plans to tear it down and put in a park, but I think that something more creative should be done with such a unique urban space. I don't know what, but something.

Right that news article indicated same project the plan TWO tower in front of seoul station

Seun Sangga Redevelopment Project
(also spelled Sewoon)

As mentioned in my previous post, the area surrounding Seun Sangga is undergoing new developments, most of which haven't started construction then. But I didn't address the Sangga (shopping center) itself. For those completely unfamiliar, it was built in 1968 and was the Mecca for shopping in Korea until the 1980s and early 1990s. It's a long line of massive buildings (might be 1.5 or even 2 km long). However, it's now decrepited, and department stores as well as new shopping districts have taken over. Now, it's not very pleasant, not so safe, and doesn't attract consumers anymore.

There have been plans from various Seoul administrations to redevelop the area.

Mayor Park announced 3 days ago his new plan, which will start construction in 2 phases as early as next month.

The first phase (on the North side near the Jongmyo shrine and Cheonggyecheon) should be completed by May 2017. The buildings will be redeveloped as an incubator for start-ups. The buildings just North (Seun) and South (Daerim) of Cheonggyecheon will be linked by a pedestrian bridge, with access also facilitated for people coming from / going to Cheonggyecheon (photo below)



Other infrastructures are planned to redevelop the complex :



Construction of the Southern end of Seun Sangga (Phase 2) should be done by 2019.

Well if it looks at all in reality like it does in that walkthrough video, it'll be fantastic. I love how they've translated the unadorned concrete exteriors into an almost Bauhaus style, just by upgrading materials.

I'll be keeping my eyes on this one.

many korean man have a bad memory of se woon sang ga me also.
because, in 90s there is center of porno tape and pictures market. but many dealer was
gang or swindler. so if somebody pay for tape. it usally common tv drama or other thing.
so no one go there twice..

As mentioned in the post above, I've created a thread dedicated to this inventory of projects. The goal is for me to update the top post by updating it, while other users can post changes in status, new projects or projects that should be killed. The end goal is to have the thread "sticky" if things go well.

Also, having a separate thread allows people to comment and update the list without this updating process polluting the Seoul Projects and Construction thread (especially since many updates would be for projects outside of Seoul). Yes--Korean architecture still (unfortunately) tends to amaze more with its scale than its design. E.g., building a dozen 40-storey towers, each totally unremarkable and forgettable.

I am pretty sure it is not going, the mall on the north side of Cheongyecheon is phase 1 of the facelift. Rip the place apart, clean it up and modernise it.

It has always been a building that has caught my attention and always been very curious about it. The project looks like it will be great for that whole area. It will boost the area between Euljiro3ga and DongDaemun massively.

Well, yes and no. Residential is still very bland. There do seem to be a lot of pretty cool commercial designs popping up, though.

The scale of some of the huge residential complexes in the suburbs of Songpa etc. is pretty mind boggling, though. Kind of a Nietzschean eternal recurrence vibe going down

Despite my best efforts, I just can't help but feel hugely disappointed every time I open a page for a residential development because every time, almost without fail, it's a concrete box.

I know that they're specifically designed to be cheap to build, and that most buyers have other things to worry about, but it's at soul-crushing levels at this point. You just...know that Korea can do better, especially in light of the great commercial buildings.
