New project just near Kunkuk University Station, and also next to the Star City complex that has already a bunch of nice highrises.

It would be a 39-floor building complex. Not much else known at this point. The existing buildings haven't been demolished or anything...

So no thread for now. If it gets moving, I'll probably create one.

Nodeul Village

I mentioned last December about the Nodeul Island Restoration Project, also named Nodeul Dream Island or Band Of Nodeul.

Big news today, as the city announced the result of the 3rd and final architectural contest to redevelop the island, with the central theme being music (and culture overall). The city got 52 projects and picked the winner is the Korean firm Studio MMK. Can't really say that I'm in love with the design. But at least it's better than the eco-farm or whatever they have over there.

Construction will begin in the first half of 2017 and be complete in the first half of 2018

I was kind of hoping they could transform it to something like "Roosevelt Island" in New York City with some housing, some parks, and some cultural open plazas/memorials as they're pretty similar how it's right in the middle of the River and Seoul does benchmark a lot from NYC's developments and projects

Yeongdeungpo Prison Redevelopment - New Stay Residences

A new project on the site of the former Yeongdeungpo Prison (near the new Gocheok Sky Dome ballpark).

It is part of the New Stay housing system, which is recapped in the following article:

Here is the site of the future complex, as the prison was demolished very recently:



And here are the renders for the new project, which will be developed by Korea Land and Housing Corporation, more commonly known as just "LH", a government-owned construction firm:


The complex will have 2300 apartments, and 12 main buildings. The apartments on the forefront of the render will top out at 35 floors, while the ones in the back will reach 45 floors. So this is actually quite tall!

I'll create a thread when this project actually starts construction (officially in March 2017). Completion is scheduled for 2020

Major Hotel and Convention Center just North of Seoul Station - 40 floors

A new project has emerged... well, actually a project that has come back from the dead after a couple of years.

It has been discussed before, but was put on hold, and almost scrapped, because of disagreements between Korail and Seoul.

Korail wants to build a large complex just North of the station, between the Seoul 7017 overpass (and future park), and the Yeomcheon Bridge. Right now it's just rail tracks and ugly rail structures.

So that's a huge project that would involve a 40-building hotel, convention center (bigger than COEX) and shopping complex.

The initial project was rejected by the city, but Korail has apparently made some concessions, so now it has been accepted, so Korail and Seoul have finally buried the hatchet after at least 2 years. I think the final renders will be a bit different from that previous picture, but the overall scale and philosophy of the project would remain fairly similar.

Here is a photo I took on Christmas Day when they opened up the Seoul Overpass, which shows the location of the future project (just over the railroads):

So keep an eye on this project (that would probably be the tallest buidling in the historical part of the city), although it's definitely not shovel-ready yet.

Project below is now under construction. The previous building (SBS building's old HQ) is being demolished, as shown in the video below



However, plans for a gondola have been put on hold (if not scrapped) for environemental reasons

Completion scheduled for march 2018

New apartments for young people near Samgakji and Chungjeongro.

I usually don't report on such projects, but by squinting to look at the first render, the one for the project in Samgakji, it looks like it will be around 38 floors or so.

Anyway, construction is scheduled to start in November. I'll probably create a thread eventually for the Samgakji project.

Shinsegae is betting big on Starfield Hanam, the so-called shopping-themed entertainment park, southeast of Seoul, to outdo its archrival Lotte amid the prolonged domestic consumption slump.

Starfield Hanam, the nation's largest shopping complex by floor space, aims to attract shoppers in Seoul and Gyeonggi Province where more than half of Korea's 52 million people reside, according to Shinsegae officials, Monday.

They say the mall will earn more than 820 billion won (745 million) in sales during its first year, adding that Shinsegae will open more such facilities in the coming years, nurturing the Starfield brand as its new growth engine.

"Starfield Hanam has everything that shoppers are looking for in one place," Yim Young-rok, vice president of Shinsegae Property, which oversees the mall's operations, said during a pre-opening event. "We have a department store, luxury brand shops, an electronics store, automobile showrooms, a water park, a cinema, a food court and many more places that enable us to provide a great shopping experience."

It is built on an 118,000 square-meter site in Hanam, Gyeonggi Province, housing 750 brands, ranging from fashion and cosmetics to food and electronics. Its floor space totals 460,000 square meters, the largest among shopping centers in Korea.

"In addition, Starfield Hanam can accommodate about 6,200 vehicles at once," Yim said. "The mall has convenient access to nearby expressways and multiple local roads, making it easier for 4.3 million people residing within 20 kilometers to come and enjoy its state-of-the-art facilities."

It will attract more than 12 million visitors annually, including Chinese and Japanese tourists, the vice president said, adding that it has created more than 5,000 new jobs.

Using the success of Starfield Hanam, Shinsegae and its business partner Taubman, the U.S.-based shopping mall developer, plan to build two more shopping complexes, in Goyang, Gyeonggi Province, and Cheongna International City in Incheon.

Shinsegae has a 51-percent stake in Starfield Hanam and Taubman the remaining 49 percent.

"I am glad to witness the successful opening of Starfield Hanam," said Peter Degalan, chief investment officer at Taubman Asia. "We are proud to be Shinsegae's partner in creating this wonderful shopping mall. Shinsegae came to us first because Hanam City required it to find a foreign investor for the construction of a large-scale shopping center. We made the right decision to be involved in this project."

Degalan said Taubman has not decided yet whether to invest in the planned Starfield malls. "We are still talking with Shinsegae about our further commitments to the upcoming Starfield malls. I believe that the Starfield brand will lead Korea's shopping trend and offer a new experience for local consumers."

Project to bury the Gyeomgui-Jungung Line between Yongsan and Seobingo to build a park

There is a new project to bury underground the Gyeongui-Jungang line on its Yongsan-Seobingo Station section, in order to build a park where the line is currently located, similar to what has been done on the Gyeongui Line Forest Trail the past couple of years.

The park would be built on a 1.9km section and connect with the Ichon Hangang Park and the future Yongsan Park (current US military base)

East Seoul Terminal Redevelopment Project

There is a new project to redevelop the East Seoul (or Dongseoul) Terminal, located just across the river from Lotte World Tower. It's the second largest bus terminal in Seoul (after Express Bus Terminal). The building (as well as the adjacent Technomart) is getting older, and there is now a new project to build to 30-floor twin towers there to redevelop the area. The floor space of these two towers would be 1.5 that of the 246-meter 63 building in Yeouido. So that would be quite a big complex !

No renders yet. The target date is early 2020
