@ Rajesh - Hi, buddy! Work is still happening at the Vellayambalam junction. As of Tuesday, PLL had finished most of the work along the Kowdiar Avenue. The median was complete and PLL was about to start erecting the median lamps along the stretch. Vellayambalam will get a high-mast light and probably a new set of traffic lights as well, as the equipping of main junctions is included in TRDP.

They have started work along the Vellayambalam - Museum stretch at a brisk pace. It is being done very carefully to minimize damage to the majestic avenue trees lining the road. PLL will only cut down trees wherever bus bays have to be built. Elsewhere the road will come right upto the trees and try to leave them standing.

Meanwhile, work has started on the LMS-VJT Hall stretch and is expected to be complete by December or January. Hope Sudheesh, Ram or the others can post the latest pix! Stay tuned!

News of the Technocity Project

Technocity to come up near Technopark, Trivandrum.

--------------------------------------------------------------------------------

Techno City near Pallippuram soon

Friday October 14 2005 12:58 IST

THIRUVANANTHAPURAM: The proposed ‘Techno City’ will come up on a 500-acre land between Pallippuram and Mangalapuram near the Technopark here.

The Techno City project is being conceived as a township, which will address most of the long-pending demands of the IT companies and techies working in the Technopark here. The Techno City will be set up as a joint venture initiative. However, the modalities for the public-private participation for the project are yet to be decided.

As per the initial proposal, the government will have to spend at least Rs 100 crore for the acquisition of land earmarked for the ambitious venture for creating basic infrastructure facilities such as power, water and road facilities.According to sources, the initial proposal is yet to get the ratification from the Finance Department.

As per the proposal, apart from the facility centres in the IT and IT-enabled services sectors, the Techno City will also meet the residential purposes of those working in companies in the Techno City.It will also house education institutions, hospitals, entertainment centres and commercial complexes. The 440/220 KV line of the National Power Grid is expected to supply adequate power to the Techno City.

The logic behind the setting up of a Techno City as a joint venture is that large-scale development over a considerable area of land is more conducive and acceptable when creating infrastructure facilities for IT and ITES industries.

Sounds awesome! Hope it pans out fast! Technopark has been running out of space due to the massive demand from IT firms. Quietly, the 2.2 million sft of current built-up space and over 350 acres of current and under acquisition land has been lapped by leading IT firms. No fanfare, but TP is FULL

Locational advantages....

Btw, the proposed site is close to a host of major institutions -

- Technopark - need I say more?
- Power Grid Corp.'s 440 KV substation
- Kinfra Film and Video Park - the leading centre of film production and post production activities - including Prasad Labs, Vismaya, Animation Zone and the country's first Media School and campus FM station!
- Kinfra International Apparel Park
- Trivandrum International School
- CRPF Group Headquarters.

....and all this, within the city's suburbs and some 8-9 Kms from the International Airport and about 15 Kms from the City centre.

Technocity Location

Here is a satellite image with an approximate location of the Technocity site. The area marked in Red is the rough area where the project should come up, on the stretch of NH-47 between Pallipuram and Mangalapuram. The area marked in Green is the Phase I campus of Technopark (185 acres), which is just 4-5 Kms away.

The proposed site for Technocity is also close to the sprawling Group Headquarters (GHQ) of the CRPF at Pallipuram and to the 440 KV Substation of Power Grid Corp. which draws power directly from the national grid.

Hi Rajesh...hope Ajay has clarified your queries.

Yes, Punj Llyod is yet to touch the Vellayambalam roundabout. As Ajay has said, the Kowdiar Avenue stretch is almost complete, barring the central median lamps. The base has been erected. Also small works has started from the Raj Bhavan second gate to Vellayambalam stretch. Bus bay works are going on KELTRON campus, opposite AIR INDIA.

Airport Corridor work from Palyam Underpass to Chackai jn is also progressing. The laying of sub base has started in some stretches.

The West Fort-Enchakkal road is now closed for traffic and road works proceeding including the carriage way works.

Hope to get some snaps of these works..

Sudheesh.

@ Python - The underpass is wide enough for 2 lanes (each side is 6.4 m, while standard lane size is about 3.3m) on either side and stretches for a total of 313 metres in length. It is the only underpass in Kerala and will soon be linked to a 750 m flyover, which passes over the busy Bakery Junction. The underpass is lit by fluoroscent lights and there will also be high intensity, high-mast lights at the junctions near the underpass and the flyover.

Here is a news item about the clearing of the Palayam area for TRDP:

Palayam C block of TRIDA nearing completion

59 traders to be rehabilitated

THIRUVANANTHAPURAM: The Trivandrum Development Authority (Trida) is preparing to relocate the 59 shops in the Palayam commercial area that have been earmarked for demolition to widen MG Road from the Connemera Market to the VJT Hall junction.

The traders will be accommodated in the new commercial block coming up on the northern side of the market. Trida officials said the first phase of the C block, covering two floors, was nearing completion. The structural component of the project was over and the building was being readied for occupation. Workers were giving the finishing touches to the complex, which has been designed to reflect the city's architectural identity.

The demolition of the 59 shops and widening of the road on this stretch are expected to resolve the traffic bottlenecks in the Palayam area following the commissioning of the new underpass. The reconstruction of the road from the Rama Rao lamp to the Palayam junction will also be taken up simultaneously. "Once these roads are completed, the traffic in the Palayam area will be streamlined and the one-way restrictions removed," Trida chairman P.K. Venugopal said.

Project under review

The C block is part of the ambitious Palayam Urban Renewal Scheme designed to convert the market and the surrounding areas into a commercial centre with all modern amenities. Trida had opted for the BOT route for the construction of 10 commercial blocks, covering 60,000 square metres of floor space. The project also included a multi-storeyed parking lot, landscaped grounds, a convention centre, business apartments and godown facilities. However, the entire project is currently being reviewed following a deadlock in the negotiations with the bidder for construction of the 11-storeyed A block.

The C block will accommodate the shops on the eastern side of MG Road from the market to the Saphalyam complex in the first phase. Trida sources said most of the traders who initially opposed the rehabilitation package were coming round. The displaced traders will be provided commercial space on short-term lease.

Second phase

As many as 102 traders who were relocated to temporary sheds for the construction of the underpass will also be shifted to the new complex in the second phase of the project. Three additional floors will be added to the structure, taking the carpet area to 5,600 square metres.

Multiplex project

Meanwhile, Trida has received a fresh offer to set up the city's first multiplex in the Palayam commercial area. Trida sources said the new offer had come from a company promoted by KINFRA. An Ahmedabad-based firm had earlier expressed interest in the project. Mr. Venugopal said Trida was considering the possibility of earmarking a portion of the Palayam commercial area for the multiplex project.
