Sainsbury's | Wandsworth

The Harvest Limited Partnership, a joint venture between Land Securities and J Sainsbury plc, has completed a £51m sale of the existing 79,000 sq ft Sainsbury’s store site in Wandsworth, London to PRUPIM, acting on behalf of the M&G Secured Property Income Fund.

The Harvest Partnership has been retained by the purchasers to manage the future development of the property. The construction work is due to start on site in January 2012 and will comprise a 28,000 sq ft extension of the food store together with a 120-bed Premier Inn and an additional retail unit of 21,000 sq ft.

The enlarged Sainsbury's and the new retail unit are expected to open in March 2013 and the hotel in August 2013. The existing Sainsbury's will continue to trade throughout the development.

Nabarro acted on behalf of the Harvest Limited Partnership. The sale and letting agent is Jones Lang LaSalle and the architect is Carey Jones. The retail unit is now offered on the market.

National Grid has announced it will be decommissioning four giant gas holders next to Battersea Power Station to make way for new homes, shops and business space.

The site is located in the Vauxhall, Nine Elms, Battersea (VNEB) Opportunity Area - a former industrial district which has begun to transform into a new residential and business quarter.

Wandsworth Council's strategic planning spokesman Cllr Jonathan Cook said the announcement is another shot in the arm the regeneration process:

"Just about every major landowner in the Opportunity Areas is now gearing up to redevelop their plot. By the time the process is complete hundreds of acres of industrial and derelict land will have been transformed into new housing, business hubs and shopping districts.

"We expect as many as 16,000 new homes to be built here and enough commercial space to sustain an extra 25,000 jobs. There will also be new parks, riverside walks, cultural attractions, schools and two new tube stations. There really is no other regeneration zone in the country with the potential to match Nine Elms."

National Grid Major Sites Team Manager Jim Moore said: "There are huge changes taking place in this part of London and we want to be part of the regeneration process. The gas holders site occupies an important position between Battersea Power Station and existing homes to the south. Its redevelopment will provide a key link between the established communities and the new ones taking shape in Nine Elms.

"Its early days in the planning process but we're looking at creating around 800 new homes on the site, plus shops, restaurants, cafés, and leisure spaces at ground floor level to draw people in and bring the development to life.

"We plan to start decommissioning the gas holders during the summer. Demolition and remediation work could start in 2012."

The Vauxhall, Nine Elms, Battersea (VNEB) Opportunity Area includes 450 acres of land on the Thames riverside between Battersea Park and Lambeth Bridge.

It covers an area far larger than Hyde Park and is located just one mile upstream from the Houses of Parliament.

Momentum has been building over the last six months with several planning applications being submitted for vast redevelopment schemes. These include Marcus Cooper Group's plans for Marco Polo House and Ballymore's Embassy Gardens development.

Other schemes have already been approved including Treasury Holding's Battersea Power Station plans, St James Group's Riverlight development (formerly known as Tideway Wharf) and the United States Government's plan for a new embassy complex off Nine Elms Lane .

More major landowners are now in developer mode including National Grid, Sainsbury's, Royal Mail Group, Covent Garden Market Authority, Klum and CIT-Green Properties.

An estimated £1bn of new infrastructure is supporting the area's growth. This includes a two station extension of the Northern Line to connect the district to the capital's underground network. The planning process is underway for the new tube link and Transport for London is working with Treasury Holdings to prepare a formal planning application.

A Nine Elms Vauxhall Strategy Board has been established to coordinate the vast scale of new investment pouring into the area. It includes the district's main landowners as well as the planning and transport authorities. This unique public-private partnership has a shared vision for the area and is working together to ensure this rapidly changing part of central London achieves its huge potential.

Plans to transform a long derelict site in Wandsworth Town into a new wing of the Southside Shopping Centre have been approved.

Garratt Lane SouthsideThe site, which stretches more than 100 metres along Garratt Lane , currently contains the shell of a semi demolished building and is cut off from the street by a high security fence.

The completed scheme will create a three storey building running the full length of the site, joining up with the existing shopping centre at the southern end.

At street level it will provide a row of glass fronted shops and restaurants along Garratt Lane, with an outdoor seating area on the first floor.

The surrounding pavement and street fixtures will also be upgraded as part of the scheme.

Planning applications committee chairman Nick Cuff said:

"This will be a huge improvement to this part of Garratt Lane - in its present state the site is nothing short of an eyesore and local people will be relieved to hear it's finally due for a facelift.

"The new shops and restaurants will reactivate this part of the town centre while providing hundreds of new job opportunities. It's another shot in the arm for the area's regeneration."

The Garratt Lane scheme will be the first phase of Metro Shopping Fund's Southside Shopping Centre investment strategy.

Wandsworth Town has benefitted from of wave on new investment over the last few years including the opening of a new town centre library, Metro Shopping Fund's replacement of the Arndale Centre with Southside and a host of other redevelopments in Hardwick's Way, Smuggler's Way, Buckhold Road, South Thames College and overlooking King George's Park.

These schemes have brought new retail, leisure, residential, employment and educational opportunities to the town centre and acted as magnets for new investment.

That regeneration process is picking up pace with a host of exciting new plans for hotels, homes, shops, offices and restaurants in locations like East Hill, the Wandsworth Business Village in Broomhill Road and above the Sainsbury's store in Garratt Lane.

The combined value of these investments in now well in excess of £1bn.

LandSecs and Delancey fund to start at Southside retail scheme

Land Securities and Delancey received planning consent this week for the first phase of their 120,000 sq ft extension to Southside shopping centre in Wandsworth, south London.

The 530,000 sq ft shopping centre, which is held in the joint venture Metro Shopping Fund, will be increased by 33,000 sq ft in the first phase, despite deepening concerns about consumer spending.

The extension will create three shops and three restaurant units and provide a retail frontage on Garratt Lane for the first time. The restaurants will range from 3,500-4,800 sq ft and have space for outdoor seating.

Development work is scheduled to start this spring with completion expected in 2012. The joint venture is believed to be in advanced talks with retailers and restaurant operators interested in preletting the units.

The stasis in retail development during the recession has led to an increase in retailer demand for prime space. Retail landlords are seeking to extend existing assets and create larger units to enable their centres to tap into this demand.

Last year a reconfiguration of Southside’s North Mall created 30,000 sq ft that was let to TK Maxx, and 12,000 sq ft let to New Look, as well as a 4,400 sq ft letting to Topshop and a 4,500 sq ft letting to Republic.

A further six units totalling more than 21,000 sq ft have now been placed under offer and are expected to open this spring. There is also a 14-screen Cineworld at the mall.

One further phase at Southside is planned and Metro intends to submit a planning application to Wandsworth Borough Council for this before the end of the year. Steve Burgin, retail asset management director at Delancey, said:

“Our planned investment programme is crucial to delivering the final chapter of Southside’s transformation to attract the right mix of quality retailers to serve shoppers in this part of London. Our aim is to be the dominant retail location in south-west London and build upon the centre’s 8.5 million footfall, which has increased by 17.25% since Metro purchased the scheme in 2005.”

Stanhope, Meyer Bergman and Sovereign Land are among the other investors that are undertaking new developments or extending centres (news, 11.02.11).

Eclipse Hotels Group, advised by Assael architecture, has secured planning consent for a new £14m next-generation Holiday Inn development in Wandsworth, South London.

The 6 storey 4 star hotel will include 122 suites designed to meet Holiday Inn’s ‘next generation’ format, with modern contemporary interiors and flexible space for work and relaxation. A business academy, restaurant, bar/lounge, gym and basement parking for 25 cars are also included in the plans.



The highly contextual approach to the design enhances the character and setting of the adjacent church and presbytery, while making the best use of an area, which has serious environmental constraints, including protection of existing open spaces from noise and pollution. The design concept concentrates on the fragmentation and articulation of the building volume into 3 components arranged around a central courtyard. Each component responds to the scale, massing, appearance and materials of the buildings adjacent/opposite to complement the existing building forms.

A new public open space will be created adjacent to St Mary Magdalen Church to improve the visibility of, and access to, the existing entrance to the church. The S106 agreement includes a significant contribution to the improvements to Huguenot Burial Ground that adjoins the application site. The team have also worked closely with the planning design officers to explore how public art can be incorporated into the development.

Sameer Damji, Director for Eclipse Hotels Group, said: “We are delighted that we will be operating a hotel in Wandsworth which we feel is one of the most progressive and business friendly boroughs in London.”

John Assael, Director of Assael Architecture, which is based in Wandsworth, said:
“This is a new generation of Holiday Inn hotels that will be a modern and sophisticated addition to Wandsworth town centre and breathe new life into a derelict site. Throughout the design process we have focused on community conscious design and an approach that is sensitive to the surrounding area while creating a sustainable new business and leisure facility that will bring regeneration benefits and employment opportunities to the area.”

The 0.404 acre site is currently occupied by a disused car showroom which will be demolished to make way for the new development. Work is expected to start on site in mid-2011 and the hotel is scheduled for opening the following year.

Mount Anvil hits £155 million with second Wandsworth deal

Mount Anvil has acquired a key second site in Wandsworth - unlocking the final piece at the heart of the Wandsworth town centre regeneration plans and delivering a total value of £155 milion across two schemes.

Mount Anvil purchased Cockpen House in Buckhold Road, SW18, from Minerva, with planning approval for a mixed use scheme on the 1.5 acre former office and warehouse block site.

This latest acquisition gives Mount Anvil a pivotal role in delivering the transformation of Wandsworth town centre, following the announcement earlier this week of a deal between Mount Anvil and Workspace for an £80 million scheme at Wandsworth Business Village, next to Cockpen House.

The £75 million Cockpen House scheme forms a strategic point in the town centre regeneration area, creating new pedestrian links through the town centre, together with smart ground floor shops and stylish offices. There will be four striking contemporary residential blocks rising up to 16 storeys, with balconies, terraces and podium level gardens, delivering 207 homes in total, with 184 homes for private sale. The 23 affordable homes in the scheme will be handled by One Housing Group. Work on site will start in summer 2011, with completion due in autumn 2014. The site is opposite Grade II listed King George's Park, noted for its nature conservation and an attractive focal point for the local community.

Quite an extended development timescale, for something that I presume is fairly system built. Then again, keeping the supermarket open throughout will no doubt make it more tricky.

There are a surprising number of midrange hotels going up in the area - currently (and from my experience of trying to find places for relatives to stay) it is definitely undersupplied, with the only existing options being the Holiday Inn at Wandsworth Roundabout, and a low-end Travelodge on York Road (plus some very pricey riverside options in Battersea) - but another Travelodge is currently under construction at Clapham Junction, a second Holiday Inn is imminent at the top of the hill just east of Wandsworth town centre, and in addition to this project Premier Inn have an application for another hotel at the east end of Lavender Hill - and that's just the ones I know about.

What a fantastic shopping mall, absolutely lovely it but do you think there will be a lot of food courts inside the building like the American/Canadian malls?
