True Value Homes launches "Cyber Valley" in Chennai

Chennai Jan 6 (UNI) True Value Homes(India) today announced the launch of a massive project to construct a futuristic Rs 200 crore IT Park ''TVH Cyber Valley'' near Mahabalipuram beach, on the outskirts of Chennai.

TVH Cyber Valley would be located right on the IT corridor housing some of the giants in the software industry, such as Wipro and Cognizant Technology Solutions, its Chairman N.Ravishankar told newsmen here.

It would be a single hi-tech structure admeasuring six lakh square feet and was designed by the world-renowned architect 'Architects 61, Singapore' to make sure that the work space would in truth live up to being called 'Work Space', he said .

''As Chennai is already acknowledged as an exciting destination for MNCs setting up businesses in India, the company thought it necessary to set up an exclusive unit to take up the challenge of meeting the burgeoning space requirements of the IT/BPO industry,'' Mr Ravishankar said.

Incidentally, the latest Gartner report had also suggested that Chennai and Hyderabad would outdo Mumbai and Bangalore to be the most favourable IT outsourcing destinations by 2010. Citing the Gartner report, Mr Ravishankar said that he did not foresee any occupancy problem for his IT city project.

His confidence was supported by the fact that TVH Property Developments, another group company, has already successfully launched a massive project to construct 3.25 lakh sq.ft for housing IT Park right in the centre of Chennai.

Next project in the pipeline is Rs 50 crore TVH Viruksha, a modern tower of 40,000 sq.ft planned at T.Nagar, Chennai's hottest business hub, according to him.

That apart, the company's ongoing project is Rs 120 crore TVH Belicaa Towers coming up at MRC Nagar also in Chennai and this consists of two amalgamated towers built on a sprawling three-acre plot, which will provide custom-designed suites for technology-driven companies.
--------------------------------------------

TVH BELICA TOWERS

Two identical 10 Floor Towers of 15000 sq.ft of floor plate
The perfect setting for the cyber wave.
Think of it as a beach house and a place to work!
Mondays will never be the same again….
Serenity for the IT savvy Chennaite…
Corporate serenity for 'city-stressed' professionals
Creating waves in Corporate Chennai
It gives "an office with a view" a whole new meaning

What would you call an office with a window view of the horizon… try TVH Belicia Towers! Surrounded by serenity, it's the perfect place for inspired progress. Now, when you want to get away from it all, simply look outside your window.

Built along the coastline of the white waters of the Bay of Bengal, TVH Belicia Towers comprises a sprawling area of 3,25,000 sqft in MRC Nagar, the commercial Hub of Chennai. Innovatively designed to suit corporate protocol this picturesque property is a minute away from the seashore. This seaside island of corporate tranquility is well connected to all central parts of the city and will be a pleasurable addition to the Chennai skyline. And that's not all, set in the lush greenery is a Health Club, landscaped roof garden with a dining area, an automatic state-of-the-art car wash and an ATM.

TVH CYBER VALLEY

Eight floors of 4 mtrs height with Floor plate size of 40,000 Sq.ft or 80,000 sq ft

It's luxurious, sophisticated, contemporary….
… and incidentally, where you work.

Welcome to Cybervalley, a masterpiece of cutting-edge engineering and constructive artistry. It's a place that combines innovation and aesthetics with technology and contemporary taste to create corporate workspace you wouldn't want to call 'work'.

Cybervalley, the latest construction, is an engineering marvel, away from the busy, eclectic city, set in the rapidly developing IT corridor of Tamil Nadu alongside other globally acclaimed giants in the industry such as Wipro and Cognizant Technology Solutions.

Comprising 600000 sqft of customizable working space, combined with state-of-the-art technology and global-standard amenities, Cybervalley is the perfect place for a hi-tech organization. Just outside the bustling city, this software technology park is complimented by its sylvan surroundings and the well organized, metropolitan infrastructure. Linked by a six lane highway and the Mass Rapid Transport System connecting to central parts of the city, it could very well be the next "silicon valley' of the subcontinent.

TNRDC has done a good job of building roads (e.g. the Chennai-Pondicherry East Coast Road and the under-construction Chennai-Ennore expressway) but has not done a good job of communication. They don't have a website, their tenders are not online. There is only a website of the TN Highways Dept. on which TNRDC has a page. I hope they build a website for ITEL (which is a 100% subsidiary of TNRDC). But as of now, there is nothing on the design of the IT expressway - no cross-sectional diagrams, no locations of interchanges, no interchange designs, nothing.

Good pics, but I would have liked the 6 lane road complete with lane markings and the length of the road to 80 metres wide - it just doesn't look wide enough for 6 lanes at 45 metres wide, without sounding critical.

well I think these are roads/bylanes within Mahindra city and by no means the IT Highway itself.

The gloomy scenario looming over Chennai realty, both retail and commercial, finally seems to be lifting.

The key propellant of this increased demand is the requirement for space by the IT, ITES and telecom sector. Quality commercial and retail property continues to be sought by the multinational companies. According to industry sources, a total of approximately 1.6 million sq ft of fresh office space was added in 2004. IT and ITES companies have alone absorbed nearly 5 lakh sq ft over the last one year.

Although Chennai’s suburbs have shown unparalleled growth over the last few years, the current boom is being lead by prime retail locations like Adyar, Anna Nagar and Thyagaraya Nagar (T Nagar).

Among the major commercial realty projects, which are likely to be completed by the first quarter of 2006, one is the City Centre Mall. The mall shall add nearly 2.5 lakh sq ft of built-up area to the current levels and help in easing the supply constraints.

Various realty projects will add more than 4 million sq ft of commercial space in 2005. According to industry insiders, apart from the prime locations mentioned above, commercial activity in peripheral and suburban areas like Ambattur, Guindy and Velachery will also receive a fillip for commercial development, following increasing demand by various multinationals.

It is summer once more for the property market in Chennai, although supply constraints continue to be a worry. However, the vigorous demand is likely to re-invigorate the supply situation, and in all likelihood herald a period of boom.

Satyam to set up new centre in Chennai

Leading IT services firm Satyam Computer Services will be allotted 50 acres of land in Chennai by the Tamil Nadu government for expanding its operations.
The Hyderabad-based company would be allotted 50 acres of land in the IT Corridor, in South Chennai, for establishing its new campus, state Information Technology Secretary Vivek Harinarain said.

The company's top brass, including chairman Ramalinga Raju, had met chief minister Jayalalithaa a couple of months back, requesting 100 acres of land to establish a big campus.

Currently, Satyam Computers has six offices in the city, including a development centre in the IT corridor, employing over 3,000 people.

When pointed out that Satyam Computers had requested for 100 acres, he said, 50 acres would be allotted at this stage. The government would consider the request for the remaining 50 acres at a later stage.

It is expected that Satyam Computers would take at least 5-6 months to set up its new facility in the IT Corridor, where a clutch of top IT firms including TCS and Wipro have development centres.

Syntel to hire 1,500 in Chennai

Outlining its plans Syntel (India) on Tuesday said that it had acquired land in the IT corridor of Chennai and would be setting up a big facility in the next one-year. The company plans to invest $20 million and hire 1,500 people during this year.

Syntel India, a wholly-owned subsidiary of Nasdaq-listed Syntel Inc, a US-based global applications and BPO enterprise, has acquired 27.52 acres land on the Old Mahaballipuram Road, IT corridor of Chennai, for a cost of about $1.5 million.

"We will be making significant investments in Chennai. We will soon be finalising our investments and the size of the facility. We may invest about $20 million in Chennai alone and build a four lakh sq ft facility in the new campus," Keshav R Murugesh, chief operating officer, Syntel India, said.

In the last six months, we have invested about $12 million in India under our capex programme and during this year we plan to spend about $20 million, excluding Chennai.

Syntel recently moved into a 43,000 sq ft facility with a seating capacity of 450 in Chennai. "We may be building a 30,000-40,000 sq ft building in Chennai before setting up the new campus in the IT corridor," he added.

The company is planning to hire about 1,500 people during this year to increase the total strength in India to 5,300 from the present 3,800.

OK, I am fully aware this road is located in a township, but I suggest 4 lanes in total, just as long as there is enough room at 45m wide and that vehicles aren't too close together on the same lane, hope I have explained that well again without knocking the design of Mahindra City.
