The gloomy scenario looming over Chennai realty, both retail and commercial, finally seems to be lifting.

The key propellant of this increased demand is the requirement for space by the IT, ITES and telecom sector. Quality commercial and retail property continues to be sought by the multinational companies. According to industry sources, a total of approximately 1.6 million sq ft of fresh office space was added in 2004. IT and ITES companies have alone absorbed nearly 5 lakh sq ft over the last one year.

Although Chennai’s suburbs have shown unparalleled growth over the last few years, the current boom is being lead by prime retail locations like Adyar, Anna Nagar and Thyagaraya Nagar (T Nagar).

Among the major commercial realty projects, which are likely to be completed by the first quarter of 2006, one is the City Centre Mall. The mall shall add nearly 2.5 lakh sq ft of built-up area to the current levels and help in easing the supply constraints.

Various realty projects will add more than 4 million sq ft of commercial space in 2005. According to industry insiders, apart from the prime locations mentioned above, commercial activity in peripheral and suburban areas like Ambattur, Guindy and Velachery will also receive a fillip for commercial development, following increasing demand by various multinationals.

It is summer once more for the property market in Chennai, although supply constraints continue to be a worry. However, the vigorous demand is likely to re-invigorate the supply situation, and in all likelihood herald a period of boom.

is it being built in IT highway?, NO i think it is in Mahindra City for which foundation was laid last year.

i googled to find whether there is any building like this anywhere else,i failed.
i think haffez contractor want to create a landmark with this unique structure

Well Mahindra city is by the IT highway isnt it ?

and OMG the Ramakrishna tower.. could very well be the tallest for Chennai

Thanks for the effort GS, but really, this project is Yucky! Compared to some other Chennai IT projects, this one looks like a big burden to carry off. Sorry!

Mahindra City is off NH45 (south of the airport), not along the IT expressway.
