"We're really excited about it," Deno Yiankes, president and CEO of investment and development for Indiana-based White Lodging, said Friday. "To be this close and hopefully be in a position to start this is very exciting, not only for us but for the city."

The hotel would be the city's largest, ahead of the 800-room Hilton Austin.

Yiankes said the building's height is still to be determined, but it could rise 27 to 30 stories. The hotel would have about 103,000 feet of banquet and meeting space and would take about 32 months to build, he said.

Mayor Lee Leffingwell said he will sponsor an item, to be considered by the City Council at next Thursday's meeting, that would authorize the city manager to negotiate and execute a contract that would waive $3.8 million in fees for the project. The city also would share in the cost of moving a wastewater line on the site, spending $500,000.

The city typically reimburses developers for major infrastructure costs in cases where those improvements also have a public benefit. Leffingwell said the city offers fee waivers "for projects where they are appropriate," and emphasized that they do not constitute "out-of-pocket money."

Leffingwell and others have been pushing for a second convention-size hotel, saying the city was unable to attract the big events that require large blocks of rooms in a few hotels.

In addition, the growth of Austin events such as the South by Southwest Interactive, Music and Film festivals has strained the area's ability to provide enough rooms.

Indiana-based White Lodging Services Corp. is on the verge of building two hotels downtown. The first will be a 17-story, 296-room, 252,000-square-foot Hyatt Place at Third and San Jacinto streets. The company is also building a 28-floor, 1,003-room, 1.2 million-square-foot Marriott hotel at Second Street and Congress Avenue.

Construction is set to start next week on the downtown JW Marriott convention hotel, after the developer recently received final approval of the project's building plans from the city of Austin.

It will have 1,012 keys, making it the world's largest JW Marriott in room count when it opens in early 2015. Crews have been working on the site, relocating underground utilities. Late next week, construction is expected to begin on the project itself, with the first phase being a three-story underground parking garage with 458 spaces. The garage will take nine to 10 months to build, followed by construction of the hotel.

More than 40,000 room reservations have already been sold, said the hotel's developer, Indiana-based White Lodging Services Corp.

"We are incredibly excited about delivering this signature project for Austin," Deno Yiankes, White Lodging's president and CEO of investments and development, said in a statement to the American-Statesman. "This hotel will be a game-changer for the city's tourism industry, and I believe that is already being confirmed by the number of rooms we have pre-sold. A convention hotel of this size and quality will take Austin to the next level in recruiting national conventions and events."

Mayor Lee Leffingwell said the project represents "the single largest investment in downtown Austin to date and will offer significant economic benefits to the city, including tax revenue and job creation.

"The hotel is expected to generate more than $16 million in taxes annually, with $5 million to $6 million going directly to the city of Austin each year," Leffingwell said. "It will also put people to work, and that's always good news."

The $300 million JW Marriott Austin had its official groundbreaking ceremony on Tuesday, with dignitaries lauding the anticipated economic benefits of the 1,012-room convention hotel at Congress Avenue and Second Street downtown.

The 34-story JW Marriott will be the largest hotel in Austin — and the largest JW Marriott in the U.S. — to date, said officials with the developer, Indiana-based White Lodging Services Corp.

JW Marriott officials said Tuesday that more than 71,000 rooms have already been booked. The hotelier also said it has booked several industry conventions that, without the additional rooms from the new hotel, would not have been able to come to Austin. They include the Specialty Tools and Fasteners Distributors Association and the Association of American Medical Colleges. Each convention will bring about 3,000 attendees to town.

“Having this number of hotel rooms under one roof will allow the city to land large national conventions and meetings such as these for which it could otherwise not compete,” said Bob Lander, president of the Austin Convention & Visitors Bureau, who spoke at the groundbreaking. “The large number of rooms booked already shows the level of excitement” about plans for the hotel.
