Ang problema lang, masyadong malayo sa mga major highways at ibang CBD's. Pag ako nga, pumupunta ng Makati mula sa North Olympus (malapit sa SM Fairview), eh halos 2 oras eh, wala pang traffic yun.

Pag natuloy ang MRT-7, saka pa lang magkakapag-asa na maging CBD ito. Pero who knows, baka naman may mga major plans na ang Ayala for this area of Fairview, maliban sa Fairview Terraces nila.

Magiging CBD ang Northern Metro Manila kapag nasimulan gawin ang Neopolitan Business Park at matapos ang Fairview Terraces para mas accessible ang lugar na yan para hindi na sila dadayo ng Makati,Ortigas, at Global City for working purpose.

SM Fairview will have a reason to RENOVATE again, perhaps a better mall frontage design. YUng tipong SKYGARDEN just to make it "trending" among shoppers on that area. Mukhang magiging maganda ang kakalabasang pocket garden ng Fairview Terraces. Try to visit SM FAIRVIEW's very own "Palm Drive", desserted na. Wala ng masyadong tenants dun.

For sure lalaban ang SM like what they did to SM North Edsa when Ayala put Trinoma across there mall...

I think, kailangan na nga ng SM Fairview ng renovation AGAIN. Kasi sa Facade. 2 years palang pero ang dumi dumi na kagad. And even dun sa mga signage arch nila. Wala na din. Sira-sira na din yung cladding and even yung ceiling sa loob ng Main Bldg and Annex 2 nasira na din kasi sa tulo ng tubig. And ang dry nung cinema lobby ng SM Fairview. Sana nga maglagay din sila ng parang Sky Garden.

how about the WALTER MART in Lagro, natuloy ba yun?

OT: Do you guys think this particular AYALA MALL will cater HIGH END shops? im afraid not eh, baka ang kalabasan nito parang SM lang din ang variety ng shops. Do you think DEBENHAMS or ZARA or LACOSTE will survive FAIRVIEW in the future? Pero dapat think POSITIVE like the rest of the forumers.

I think they will cater high end shops naman.... marami din kasing upper-middle class (and upper class families) sa Bulacan and Fairview-Lagro area na malapit sa mall na yan...

Honestly, Metro Manila is already saturated with "high-end" brands. for Ayala Terraces Fairview, I think brands will do concept stores that will specifically cater to the Fairview market. (outlet stores etc...)

Especially those how live nearby subdivisions like Casa Milan, Neopolitan, Sitio Seville.

sana wag lang matulad sa MANGO OUTLET store na tinayo before sa SM FAIRVIEW and after 6months of trying the FAIRVIEW market, it closed down. Optimistic pa rin namn ako sa magiging turn-out ng market sa Fairview Terraces. And maybe you guys are right, those people living in the vast NEOPOLITAN enclaves need some not-so-distant "upscale" environment na hindi nila nahanap sa SM Fairview. May mayayaman kasi na kahit available na ung bibilhin nila sa SM Fairview eh dumadayo pa ng Makati para lang magshopping.

Kasi naman yung Mango Outlet dati, nakatago sa gilid, walang nakakakita, yun tuloy, walang bumibili. Tsaka SM Fairview really caters to middle-class to lower-end. Hindi naman talaga pupunta ng SM Fairview ang mga taong bibili ng damit mula sa Mango, Topshop, Forever 21, etc.

I'm sure na pag sa Fairview Terraces nilagay ang mga high-end shops, mas kikita yan. Iba kasi ang dating pag sinabi mong sa Ayala Mall ka mag-shoshopping, kesa sa SM Fairview.

Anyway, is it just me or does Fairview Terraces sound more like a residential development more than a mall???
