It's not about believing it or not, I've walked around the CBD and surrounds and looked for these projects-

DCM
Prima
70 Southbank BLVD
Adobe 318
568 Collins street
399 Bourke street

And other than Prima Pearl, the rest had no activity, no core, no cranes...

Things don't happen over night. A building isn't proposed one day, and constructed the next. Look at Soul for example. It was approved in 2004, and here we are 8 years later it's finally nearly finished.

I understand what you're saying. Hasn't the DCM building been proposed like 6 years ago now? It's not going up anytime soon by the looks of it. Could take a few years to construct from then. Prob 5+years until it's finished lol

it was proposed 6 years ago but ou have to remember a littlething called the GFC taht made A LOT of projects stall for a number of years

it is very common in planning for buildings to get approvals that are NEVER used. often a site might have 1,2,3 different planning approvals on it before something is built, these can be different uses eg. commercial to residential to hotel depending on who owns the site at any given time, market conditions etc.

eg. at the moment there are 3 planning permits that have been applied for all bidding to be the new police headquarters close to Southern Cross Station. Only 1 of those sites will win and the other 2 sites will probably revisit their planning applications to better fit broader market requirements than just single tenant police headquarters.

DCM was originally proposed as office all those years ago, office construction stalled thanks to the GFC so they switched it to apartments but too late in teh cycle to get anywhere near the interest to sell 770 apartments so they mothballed it.

70 Southbank Boulevard's permit is unitised construction. the permit was achieved a couple of years ago when the construction method was being proven with the boutique little hero, they are now moving up to the larger 108 Flinders (11 stories - demolition underway atm), if that works for them they might then open 70 southbank for pre-sales.

Other permits are gained by landowners who are simply driving up the price of their land before selling it. the new owners change the mix to match the market they want...

AshMelb, i think you're suffering from the "why isn't anything tall being built right now?" syndrome.

if you're waiting for the next tall building boom, its coming soon. It usually happens in cycles (around 10 years....ish) Freshwater/Eureka was 2000 - 2004,

Pearl will rise this year, and hopefully this one & My80 will follow.

Good to see your still exactly the same champ. You still think you're so learned and enlightened.

Real numbers is the only one that matters as no one can tell what'll happen in 5 years 10 years or 50 years. As of RIGHT NOW Melbourne is growing faster and has been for years, therefore the gap is widening RIGHT NOW not shrinking.

But shit don't take my word about the scraper count either. Culwulla just did a count in another thread and Melbourne has more than the others combined.

Suggest you look at this list of all the tall buildings under construction in Australia. 19 out of 40 the buildings under construction around the country are in Melbourne.

It's actually 19 out of 31 UC in Melbourne above 90m. Based on Culwulla's research. There's obviously piles more under 90m UC as well.

You seriously don't see anything wrng with what he's doing. Common sense tells you that when somebody gets wind of something it will be posted. There's no need to post irrelevent stuff on a thread that's been dormant for months as it only gets people excited for nothing.
