CONSTRUCTION works for Aeon Towers are now in full swing following Thursday’s groundbreaking ceremonies for the tallest building ever to be constructed in Davao City.

The state-of-the-art Aeon Towers on J.P. Laurel Avenue is a 33-storey mixed-used landmark that will change the city's skyline and revolutionize the real estate industry in the Davao Region.

"From a mere dream in the past, we are now working on its realization," Aeon Towers president Ian Y. Cruz said during the groundbreaking rites. "Today, the construction phase of this project begins."

Ian's father Francisco Tan Cruz, chair of the FTC Group of Companies whom he called the "Jack of all Trades" and the one who initiated the project, was also on hand during the momentous occasion.

Also present during the event were Philippine Business Bank president Rolando R. Avante, development and project manager Ian Campbell and Davao City Tourism (CTO) and Davao City Investment Promotions Center (DCIPC) chief Jason Magnaye, who represented Mayor Sara Duterte.

After the groundbreaking, company executives led by Cruz also unveiled the scale model of the towering edifice at their showroom.

Mayor Duterte, in her message read by Magnaye, thanked homegrown firm FTC Group of Companies for venturing into this kind of project.

"The huge influx of big names in the commercial and real estate industry to Davao City in recent years has indeed fortified our position as the tourism and investment capital of Mindanao," Duterte said.

"We have likewise emerged as among the top of mind destinations for those who want to experience the simplicity and quietness of nature as well as finest of luxurious modern conveniences all found in one place," the lady mayor added.

With a total capitalization of P3.1 billion, Aeon Towers is expected to be completed by 2016.

"On December of 2010 the first plan of Aeon Towers was laid down. From then on, nothing can stop the dedicated men and women behind this project from working towards its realization," the younger Cruz said

FTC gears up for the future

Source: Edge Davao

Gearing up for Davao’s future, FTC Group of Companies has diversified its portfolio and has taken a big bold step into residential real estate development. With the ultimate goal of uplifting the quality of life in Davao City and its neighboring municipalities, it has already started to revolutionize the real estate standards in the region with its first-ever residential building project – the Aeon Towers.

Aeon Towers – what will soon become a pre-eminent structure towering over the Davao City landcape – is now rising. It will be property that combines luxurious condominium features with 5-star quality amenities and promises to be the most modern, future-ready building in the region. Partnering with Cisco, the worldwide leader in networking, each unit will be equipped with Smart Home Technology that allows electronic devices in that unit to “act smart” – that is, be more automated and interconnected not only with each other but with the unit owners and the manufacturers as well.

A beacon of progress in the south, Aeon will also be remarkably taller than other structures in Davao City and will rise right at its heart. It will be right at the forefront of FTC’s vision to help our people achieve their dreams and will carry the spirit of the Davaoeños with pride: deeply rooted but forward looking, very enterprising, and ever-evolving.

These are exciting times in Davao, with economic activities in full swing. A cultural melting pot that boasts of diversity in culture and tradition, Davao also possesses geography and surroundings rich in natural wealth. Davao is obviously evolving, and FTC is evolving with it, too. In this mutual evolution, FTC remains true to its commitment to maintain integrity and excellence in every step of the way.

Davao firm breaks ground for city’s tallest property

Source: Edge Davao

Home-grown developer FTC Group of Companies broke ground yesterday its P3.1 Billion high-rise mix-use development project clearing the way
for the city’s tallest skyscraper Aeon Towers.

Ian Y. Cruz, chief executive officer of FTC Group of Companies, led the groundbreaking rites of the 33-level Aeon Towers which he describes as an “an architectural icon that will put Davao City in the architectural map.”
“From a mere dream in the past, we are now working on its realization,” Cruz said who said he nurtured the dream project of his family since 2009.

“Yes this is really happening. This tower will just be the beginning of the iconic formation and innovations that the FTC Group of Companies will invest in the city of Davao,” Cruz said in his message.
Cruz narrated how they nurtured the dream project in his message during yesterday’s ceremonies.
“In 2009, our family found itself exploring the possibilities of putting up a structure which will house residences, recreation facilities, a mall, a haven for wellness, and more. Practically, a vertical community in concrete wherein one doesn’t have to go somewhere else to find everything he needs,” Cruz said.
Cruz bared that in pushing for the project, their family dreamed big. “We made no small plans.”

The Aeon Towers whose name means ”infinity” and a brainchild of the FTC marketing team has a land area of 4,574 square meters rising up to 33 levels and at 90 meters above sea level, is bound to be Davao City’s tallest structure once completed.

The FTC partnered with financial group Philippine Business Bank which granted a loan exposure of P1.7 billion or 50 percent of the project’s capitalization requirement.
“When Ian (Cruz) presented to us the project, we knew it’s going to be a good project,” said Rolando R. Avante, president and chief executive officer of Philippine Business Bank. “We are here to partner with FTC and we are one with the family in building a landmark project for Davao.”
Avante said the bank went through an extensive study with the family to see the feasibility of such a project. Avante cited that in deciding for the financing of the project, the bank believes that Davao being a key city is primed for economic growth.

FTC also tapped the Campbelle and Associates, represented by its CEO Ian Campbelle as its development and project management partner.
“We wanted to make a statement in Davao that this is going to be one of the best project ever,” said Campbell whose firm also worked on various high-rise projects in the country’s business hub Makati City.
The upscale residential property boasts of 473 units using state-of-the-art SmartHome technology where owners can remotely control utilities and appliances through fiber optic technology. The remote control technology works on a smartphone application through a wi-fi connection.

Firm to invest P3.1B for condominium project

Source: Mindanao Times

The GROUNDBREAKING ceremony of the 33-storey condominium AEON Towers yesterday marked the start of construction of the city’s tallest building which company officials claimed would use state-of-the-art technology.
Prior to its ground-breaking ceremony, the company already sold almost 50% or 200 out of 473 units. Ian Y. Cruz, President of the FTC Group of Companies said during the press conference that the units range from 2.9 million to 34 million. Of the sold units, there were five clients that each invested for the Php34 million worth of penthouse.

AEON Towers is located at JP Laurel Avenue near the Abreeza mixed-use project and it will include a hotel, commercial spaces and five star quality amenities like the infinity pool which would be similar to the ones in Marina Bay Sands in Singapore.

DEEP RISE: Going to the depths to rise to the sky

Source : Edge Davao
In three years, a Davao City structure will finally get closer to the sky.
We’re referring to the latest property development project getting to the earth-moving phase—that’s the stage where images on drawing boards and blueprints are gradually transformed into tangible structures. Aeon Towers of the FTC Group of Companies is set to become the city’s tallest skyscraper at 90.8 meters or 33 levels of mixed-use property.
Before Aeon Towers, The Marco Polo Davao, at 18 storeys, holds the distinction of being the city’s tallest.
So, how does the Aeon Towers fare when ranged against the tallest buildings in the country? Midget.
Aeon would be nowhere in the top 50. PBCom Tower in Manila is the country’s tallest at 259 meters although it has fewer floors (54) compared to No. 2 ranked Gramercy Residences with 72 floors but lower in height at 250 meters.
Discovery Primea (250 meters, 68 floors), Kingsbridge (220 meters, 64 floors) and GT International (217 meters, 47 floors) occupy the rest of the top 5.
What are the limitations for builders to construct high-rise buildings in Davao?
Ademar Pama, structural engineer of Aeon Towers, said that basically the challenge is dealing with the soil quality and Davao being in the critical zone of the so-called Ring of Fire.
“The challenge in this part of the area (J.P. Laurel Avenue) is the first few layers of the foundation’s soil are really not quite good, it’s soft. But deeper, it’s already quite stable, that’s why we have it on piles,” Pama said in explaining how they prepared the Aeon Towers design.
“The foundation is basically a board pile. The board pile would extend to the hard strata,” he explained.
The maximum depth of the board pile, according to Pama, is about 40 meters from the basement level (from the bottom of the excavation). That means, the total depth of the foundation is 56 meters from ground level.
“We really need to have that depth,” Pama stressed.
With a 56-meter foundation, the Aeon Towers engineering team was able to come up with the ideal height of 90.8 meters from the ground. However, as they go up, there’s another challenge--staying clear of the flight paths of incoming and leaving planes using the Davao International Airport.
“We originally designed for a 45-storey building, but because of the limitations and the recommendation of the Aviation Transportation Office (ATO), we settled for 33,” said FTC Group of Companies president Ian Y. Cruz.
Cruz, however, clarified that the project does not fall within the flight path. “We are not in the path, we are near the path. It’s the distance from the flight path which was reckoned with and not the vertical clearance.”

For the record, Campbelle’s reputation is renowned, having been involved in the development of PBCom Tower.

Campbelle said the building is designed to be fire-proof and earthquake-proof.
“It will be a fully- automated building, we’ll have automated sprinklers, smoke detection system, and smoke-proof emergency elevators,” Campbelle said.
The building will boast of a state-of-the-art ‘fireman’s elevator’, which Campbelle described as a specialized elevator that runs fully-automated and smoke-free.

Outside Aeon Towers, there are around 17 other high-rise building projects in Davao City that have been approved by the Office of the City Building Official as of the first quarter this year.
