I passed by Palanca two weeks ago. They were already painting the facade. April 2012 daw ang turnover. I work nearby. Will take a picture this week and upload so you can see the progress.

ang tagal pa pala 2012 pa.. i tried calling megaworld palanca before. according dun sa nakausap ko, baka daw 2011 iturnover cause mas mabilis daw ito nagawa compared sa Chancellor.. i guest barbero ata yung nakausap ko

Not 100% on this but I think lower floors will be turned over much earlier (Apr. 2011) than upper floors (Oct. 2012). May want to clarify with your agent directly.

I bought a unit here in 2007, in the contract, it stated turnover was October 2011. I went to Megaworld office two months ago to confirm since I wanted to start the loan process already, and they said turnover is now January 2012. Now I see in this thread that its April 2012?

Well even if its within the 6-mo grace period, they should be consistent on the dates, not to overcommit if really they cannot. They should communicate this properly.

Can someone based there in Manila pls help check what's the real deal with this?

Sorry I got the dates mixed up in my last reply. Per megaworld, lower floors will be turned over Oct 2011.
Our unit, which is on the 17th fl, will be turned over in Apr 2012. We've been advised to start loan processing this coming December.

Hi everyone here. kumuha ako ng 2br condo with parking sa project na 'to. sabi ng agent ko, Megaworld will use the 6 months grace period before they will start the turn over. siguro mga April 2012 pa sila mag start ng turnover...

ang term na kinuha namin is 5 years down payment with no interest and balance will be payable upon turn over. this OUR FIRST condominium investment wand we are looking forward to it. HOWEVER, just a week ago there are changes with our personal circumstances that MAY AFFECT our ability to pay the amortization in the future. I gave Megaworld 5 years post dated check until December 2012. From January 2012 my monthly amortization will be P45,000/month.

Masakit man pero practical lang po kami. We are planning to unload this project. I have no idea on how to do it. Will i lose the money i paid to Megaworld for the past 4 years? any advice from anyone here will be greatly appreciated. thank you...

Unfortunately its non-refundable, unless by default that megaworld wont be able to continue the project - which is very unlikely.

Anyway you have the option to just re-sell and your prospective buyer will continue payments / assume balance to megaworld.
