Regardless of what happens to that building, the Co-op supermarket is finished. They had a good run, but decent competition — at last — will see them off.

Aren't the neon light clock and barometer in the listing doc? (I think someone posted bits of it on here a while ago...if not, then I've made it up and it's just wishful thinking). I do like them, it's like our own little OXO towers.....

Marriot did a good job on the conversion of the old Speke Airport terminal building into a hotel. Different architectural influence but there's a degree of overlap.

Does that barometer actually work, or is it stuck on "Stormy" forever?

THE prospective buyers of the former Co-op department store in Newcastle city centre have sealed the deal for less than half its original price.

It emerged yesterday that the landmark Newgate Street building had been conditionally sold for £12m for conversion into a hotel and other leisure uses.

When it was first put up for sale in 2007 it had a £25m price tag but since then property values nationwide have plunged.

Overseas investors looking for a safe haven for their cash are understood to have bought the building from the Co-op, subject to receiving planning permission from Newcastle City Council.

The finance is in place to convert the Grade Two-listed building into a hotel, gym and restaurant with shops on the ground floor. It is understood a pre-let agreement has been signed with a hotel operator which wants to create a 230-bed business.

Oh dear, that's not very clever - this from the Heritage, Design and Access Statement @ http://planningapplications.newcastl...=LP3I67BS05100

Clock faces will be repaired with new lighting to replace original neon. Clocks will not be made operational.

Tell me, what is the point of having a clock if its doesn't work, or at least on more than twice per day

Yes, good thinking, all of our other "Hotel Projects" have started off on this thread, and when they have reached this stage have got their own Project thread.

I'll set one up.

The main hotel?! Or the options for the lower levels?

Underwhelming to say the least, especially for such a brilliant building. But I suppose it's better than having it stood empty.

I thought it was gonna be 4star? Travelodge? Rather disappointed if that is true- then again it will be ideal for the stag and hens right next door to the gate- it will make a roaring trade

Well the List Of Applicants on the PA are:

MD (Newcastle) Ltd
Co-operative Group Ltd
Travelodge Hotels Ltd

Heritage, Design and Access Statement says this about the ground floor:

Ground and basement level uses are more straightforward as follows:
• At ground floor unit A (the Co-op) – the existing retail use (A1) is
to be retained
• The remainder of the ground floor, excluding the hotel areas, will
be either retail (A1) retained use, or restaurant (A3)
• Basement will include leisure use - gym-(D2), as well as retail (A1)
or restaurant (A3).

Yep. Spend too much of my life in hotels and at least IMHO where Premier Inn and Travelodge used to be on a par, travelodge has gone into freefall. Also Premier Inn do quiet well with conversions of interesting buildings; London's County hall is quite good.

You're right - likely to have hose clean walls and floors for the stag and hen trade. Lovely...

I've stayed at the County Hall Premier Inn - really well done. To be honest as far as hotel chains go, Premier Inn are pretty good for the price you pay.

The only weird thing in County Hall is the feeling that the floor's moving when you're in the rooms. Not shaking as if there's an undergroung going past, but actually swaying slightly. I'm not sure but I wouldn't be surprised if the floors are suspended on cables from above somehow, possibly due to listing restrictions on drilling into the walls to support new floors.

As for the Travelodge, it's a shame that they've got the Co-op, but as people have said it'll keep the Stag/Hen groups heading for The Gate in one nice neat area. Well, when I say nice and neat, you know what I mean...
