I'ved looked around and did not find this here.

Viridian at Greenhills is the first phase of the redevelopment of Greenhills Shopping Center. It's by Ortigas & Co., with 53 storeys and 49 residential levels. It's primarily high end with a price range of 6M - 30M, with units ranging from Studio (38sqm) to 3 Bedroom (207sqm).

It's one of the four towers to be built on each corner of Greenhills.

It has not yet started as the current lot still has buildings and tenants whose lease contract will expire first quarter of next year. So ground breaking will start at that time. Expected turnover is 2016.

Last time i enquired, they did not have permit to sell,
do they have the permit now?

The License to Sell of Viridian will be released on September 1, but we are accepting reservations.

I didn't know License to Sell (or in this case - Temporary License to Sell, more likely) is released on a specific date, just like opening of a new movie in theaters

. Unless it can already be released now (by HLRB), but the developer decided to "postpone" its release bec. Sep 1 is a special date for them.

Anyway, I remember there was already a thread on this project before. Mods - please check. Thank you.

Well, I think it's because of the chinese superstition of August being the "ghost month", so there's a date of the release.

Price Range Php 6 – 30M

Does that really mean 38 sqm for Php 6M?
That is about P158k/sqm seems high.

Yes, all units require parking space, which costs 950,000.
So a 38sqm studio is 5,000,800 + 950,000 = 5,950,800 ~ 6M

There are a number of instances like that where many buyers are caught by surprise when the condominium is turned over to them.

Btw, IMO, Viridian is just too expensive. If that gets sold out, that just means we're heading into a bubble.

I was at their showroom last Saturday and man this is an impressive project. If I had the budget I'd buy here. Kudos to the ID team who did the interior of the 2br and 3br model units. Very nicely done indeed and very luxurious.
