Another condominium project has just been recently launched in Davao City - Magallanes Residences! A tri-condominium complex which is consist of 3 condominium mrbs with 7 floors each. Located literally at the heart of Davao City, Magallanes Residences is a 5 minute walk away from Davao City Hall, Museo Dabawenyos, the San Pedro Cathedral, and other landmarks in downtown Davao.

Ironically, the property sector is struggling in other Mindanao cities. I just came back from meetings in Cagayan de Oro, another favorite city of mine, where friends told me the only projects selling well are low-end (socialized) housing. Ayala, after one year its subdivision was opened, sold less than 30 lots so far. Pueblo de Oro's top guys are also not optimistic of near-term prospects.
IMO Davao will be Cebu ten to twelve years ago, when Ayala entered the latter. The rest is history. Projects are bullish for business, infrastructure and tourist projects. Not to mention GAlong with it, Samal is being discovered by the big guys from Manila. I hope theyll keep it coming.

i know what you mean pero sana ibang landas (pero towards development pa rin) ang tahakin ng davao (lols lalim)

dunno what though pero sana ibang "image" at "package" ang i project ng davao para unique nga naman

but a few high rises and lifestyle enlcaves here and there are welcomed din hhehe

I agree on your point, since mahagbong nga copycat ta sa Cebu if thats the case. Geared to Progress gihapon, pero having sustainable living both sa masa and high-class citizens. Plenty of employment pero lowered ang crime rate. Daghan ta ug high-rise pero still have wide farm lands to toil. basta atong City stats are healthy despite bullish progress.

And more geared to environmental preservation and protection as well After few years from now, I dont want Davao to be like another city but I want Davao to be just Davao. Urban yet green.

I want Davao to offer more high paying jobs within the city. And I hope that the city will have a balance between high end residential and low cost housing projects. I also hope that proper zoning would be implemented. And I hope that more tourist destinations would be born in the next five years.

Im hoping for a more disciplined, more organized, more developed yet more green...Davao....

I'm wondering if there's an immediate plan for Durian Hotel, which has been closed for about a decade now. It's location's prospects are awesome: in between Victoria Plaza and the planned Ayala complex. The last time I've heard about it, which was about five years ago, was that one of the banks -- Metro Bank I think -- was selling it at a heavily discounted price and there was no taker.

Durian Hotel could be converted into an upscale residential condo with good views of the central business district, Mt. Apo and Samal from the windows of its upper west-side rooms and the airport/Buhangin/Sasa, Mt. Apo and Samal on eastern side rooms.

On Samal Island prospects, I was told a significant length of prime coastal/seafront properties there is held by the banks (foreclosed properties). I also believe Samal's boom could be a lot bigger in the next few years even without the planned bridge. Basic infra, however, should be delivered by the local government.

there are rumors regarding Durian Hotel but they remain to be rumors.

Samals time has come. can compare it to Boracay island? in terms of land area?

rumors milling around it was sold to Marco Polo for another hotel and last year it was rumored to convert it into a hospital , but still they are all speculations. my guess is Durian Hotel is very attractive even it not selling in a discounted price maybe the plan or structural condition is questionable.

include Kembali Resort which is 80% sold according to my sources , now maybe investors will take a second look of Samal Casino Hotel , the last time i heard it was selling in a heavily discounted price
it was once offered to Davao City almost half a billion pesos w/ a total area of 600has.! that's almost a give away!

Maganda ang plan... kasi, in demand ang condos so conversion nalang... tapos, mataas naman di ba? tsaka, ok ang view, accessible, so, malamang posible..

nice sana, kaya lang walang "exhaust", mangangamoy sa sala pag nag-prito ng bulad or nagluto ng pinakbet
yoong basura dapat nakatago, dapat nasa ilalim ng sink
dapat may rag din sa kitchen

puede ring lagyan ng -bar between the living and kitchen area
