mas preferred ko kasi yung 30 months yung 20% DP.. or more..

kesa dun sa 7% for 12 months.. tapos 93% loanable amount na payment scheme.. in this way mas maliit yung amount na loloan mo sa bank.. mas tipid si client..

i agree.. kung qualified buyer ka naman might as well take the option to pay the 20%DP spread for 30 months kasi covered pa ito ng current income ng buyer.

Pero kung mas malaki yung balance mo at apply for loan sa bank, mas malaki ang chance na disapprove ka based on client's income capacity.

hello po..nagpareserve napo ako ng unit dito..hehe gusto ko lang po magtanong kung magkanu po kaya yung eestimated price parking if ever?? sana po hindi mahal di gaya nung avida almost 1 million..sana po nasa 500 thousand lang:-) ahh mukang ok to kahit mejo malayo sa mrt station kung comfort naman ang pag uusapan maslamang siguro to kesa sa mga ibang nagsisitayuan na mga highrise along araneta

yes basis din yung price per sqm.. 60K multiply by 10sqm = 600k
sana nga ibaba nila..

Just wanted to update this. Got 2 units (combined) a month ago and now I'm thinking of getting a parking slot.

As per my broker yesterday:

Parking space is 12.5 SQM. List Price is PHP 800,000.00, so that's PHP 64,000.00 per SQM.

Add 12% for VAT and 6% for Other Charges, so the Total Contract Price for a parking slot comes to PHP 949,760.00.

Parking slot to unit ratio is 1:5.

Expensive din pala ang parking. Dapat pag nagbigay ng pricelist included na ang VAT computation para hindi surprising.

Yup, na-sorpresa din ako sa price, with or without the VAT. I'll put a bed in the parking slot and make it the guestroom. I think the actual units are a very good buy for the price though.

talo pa nya ata ang avida centera or almost desame lang. kala ko ba pang middle class xa gaya ng mga nabbasa ko sa projects na yan..sana linagay nila sa advertising nila unit for middle class ang parking is for high classlayu pa man din ito sa cubao mrt.parang tingin ko kung end user at may kotse mukang mamomroblema ka sa parking so dapat obligado kang bumili at mahirap paupahan dahil sa daming nagsisiputan na condo buildings sa cubao area..diko kaya yung price ng parking

meet ko nga yung ahente ko mamaya..

good question, my non-professional thought on that would be "yes" since it has an accessory title daw, but i'll ask my broker about that to be sure. nga pala, they're breaking ground daw this month or next.

back out nako dito..sayang yung 10k ko konti lang agwat ng avida centera mandaluyong pagdating sa computations ng tower2 na inoofer sakin na bakante pa na 1 br..at kung kasama yung parking na kukunin ko..anyway diko na sila kukuning dalawa kuha ako ng apartment sa ibang bansa dahil gigiyerahin na tayo ng chinabiro lang hehe

tignan ko muna yung mga presyo ng mga jologs na developer malpit sa araneta pati na rin quality nila mukang mas ok yung location nila pero di hamak na masmaganda tumira dito sa Amaia

Ang chance na lang ng may kotse na di makaafford ng less 1m na parking lot na katulad ko na pulubi ay magpark sa sm hypermart..pero malamang napaghandaan na yun ng sm like 25 pesos per hour or masmataas pa dun at xempre di naman pwede magpark dun ng dika bbili ng grocery..so no choice dapat kunin ang parking para sa may mga chedeng..wag nang aasa sa free parking dahil sa likod ng amaia ay puro bahay at sa harap naman ay edsa..dun sa miniature ng amaia parang lumalabas na may mga outdoor parking area(pampaakit) at muka xang maluwag despite may nakatayo ng mga structures sa tabi nito subdivision pa ata yung likod tpos yung malaking p.tuazon skyscraper pa sa tabi...

heto sabi ng ahente ko sa amaia: "sir di tutoo na 954,000 yun sinisiraan lang kayu sa internet...nasa 58,000 lang per sq.m. ang parking.Wag nyu muna isipin yung parking..ituloy nyu na lang po pagkuha dito dahil kayang kaya nyu naman at masmura dito kesa avida centera"
