Does anyone know why Londrina has so many tall apartments - well designed ones at that? It's not a large city, there is no shortage of space - it can expand in all directions, and Gleba seems to be built on farmland. How much would an apartment cost and how would that cost compare to a person's wage (for example, seven times the wage)? Would the prospect of being burgled in a low-rise home force people into the security of a high-rise?

Gunmut, Londrina started her "verticalization" process in a very early age, back in the late 1940's (the city was founded in 1929 in the middle of the Atlantic Rainforest). As result Downtown Londrina is way more impressive than others of cities equally wealthy and on the same size (Ribeirão Preto, Joinville, Caxias do Sul, etc.). After this early quick around the original core, on the 1980's, all the 1/3 westernmost section of Downtown (today the densest part of it) was covered by residential highrises, most of them to the upper-middle class. To me, it's the best part of the city.

Gleba Palhano is also a unique case. The region is very close to Downtown (just across the lake), but for some reason it just developed on the late 1990's. Maybe the complex of lakes have worked as some sort of barrier, I don't know. Anyway, Londrina is home of the biggest developers of Southern Brazil (Plaenge, A. Yoshii, etc.), and as they started to acquire the land, they turned it into highrise developments. To me it's quite odd they took so long to realise that would be the future of prime developments.

Prices: the average price of a new apartment on Gleba Palhano is close to R$ 5,000/m² (US$ 1 = R$ 2). The most expensive apartments sold are on Torre Málaga (the current second tallest): R$ 2.5 million. The minimum wage in Brazil is R$ 678. We should keep in mind Londrina is a quite wealthy city though (only 15% of people below the poverty line against 32% in Brazil as a whole).

And yes, burglary is an issue, and Londrina is not a safe city (15 murders/100,000 inh./year) and that drives middle-class to the appartments. However, according to the 2010 Census, "only" 20% of Londrina's inhabitants live in appartments, so the vast majority still lives in single-houses. Also the gated communities are an huge trend in Londrina among the upper-class (check the southwest area of the city on Google Earth).
