Mimico went up by quite a bit, Humber Bay Shores went down slightly.

Old money Rosedale and Forest Hill have seen considerable price drops. This is the perfect opportunity for anyone interested. lol

Unless only a handful of houses (or one really overpriced house) sold in Teddington park, I can't see how it increased by over 100% That's crazy!

Look at that scary old Mosspark, Regeant Park has gone up 20%. Not to mention scary Alexandra park has gone up 40%. I guess these areas can't be as bad as some might suggest. My area has gone up 21% not to surprisingly as Brad Lamb and Streetcar Developments make there mark. The whole area around the mouth of the Don has seen a huge increase. I guess people do want the live in that area eh? You know who I'm talking to. Wink wink, nudge nudge.
I'm not surprised to see Liberty Village has gone down, a clear case of over development to quickly for one area. Supply is out pacing demand in that area. That's why it's taken some of the buildings 4+ years to finally get a crane in the ground. Not to mention you can buy an equivalent unit in other areas of the city that offer more of an urban vibe and established neighborhood.

Yesterday, for the first time, I rode my bike down The Bridal Path, Post Road, Park Lane Circle, Hyde Park Circle, etc.... and I could not believe how big and tacky almost all of the houses are. I was a bit in shock. Took a million pictures and can't even rouse myself to actually post any of them.

It seemed to me to be all such an exercise in bad taste!! I felt that many of the houses come close, but then lose it from superfluous design. Needless curlicues, mysterious flourishes, garish statuary and gates, balustraded balconies glued onto the most peculiar spots, clumsily and often cheap looking detailing, bad versions of Palladian windows..... the added on doo-dads. Obviously they cost a fortune to build. With some restraint and guidance some of them could have been beautiful to my eye. I felt like it was like being trapped in a Beverly Hillbillies episode!

it's true, my father (an architect) designed a lot of those mansions, i got to work with him on a few and he would weep at the sight of some of them. others were quite enjoyable to work on. i remember working on a house on the bridle path that had the main house, then a recreation centre, with a personal-size railroad running back and forth between them! but yes, the architecture is tacky as hell, and when i step into most of those bridle path homes, i could not get used to their massive size. then again, i didn't earn that money. it seems to me that houses of that size are rare because it takes a special person to walk into them and feel comfortable, feel that their money has bought them "so much". i grew up in forest hill, and those houses are reasonable because people simply don't need any more than 2000-3000 square feet, and rightly so.

Okay.... I wasn't going to, but if you insist. I hope I have not offended the feelings of anyone who has any connections to any of them with my personal opinion. I'll post them in a photography thread; some are okay, some of them come close to being attractive, and some are kitsch. To me, most of them look better in photos than in real life. Maybe part of it is that they are still so very new looking. Amazing landscaping in most, too.

them being new is part of it..but then again, versailles looks just as tacky now, imo. no offense to anyone...

If I had that kind of money, I'd build myself something spectacular like the Pachter Residence. Can't find any information/photos online but I've seen some great examples of luxury modern houses in Rosedale.

I find a lot of the faux-historic architecture houses to be gaudy. I do marvel at the well-executed ones, but can't see myself living in one (if I had that kind of money).
I finally found some info on another custom built luxury, modern house. It's just my personal bugbear, but I admire faux-Historical only if it is done in an accurate fashion. I don't like it when they screw up proportions, or mix details, or just use el-cheapo detailing. I wish to god that Sir Henry Pellat had picked a style, any style, and stuck to it for Casa Loma. Gluing together half a dozen styles makes a dog's breakfast.
Georgian is a style that lends itself to good contemporary building, as long as the architect is well versed in that school of design.
