The Touch, 32 Storey : Pattaya


The Touch. A project by Mario Kleff. This is a one of a kind futuristic development that we have not seen in Pattaya before and it will definitely set new standards in the industry. This is a brand new project. I have a good feeling about this project even I know very little about it. They have started construction without telling the world about this new project. They haven’t even bothered to make a sales office yet, I am writing this 31 May 2012.

They do things differently on this project. We are talking about a 31-storey high-rise on Pratumnak not that far from The View and Cosy Beach View.

The building will feature two huge granite columns between long girder beams that will make it possible to incorporate 25-metre wide open spaces on each floor. The entire building will be clad in blue glass, reflecting the colour of the ocean, and will feature upwards of 60 units, including a three-storey penthouse. The lower floors will each be divided into three studios, the middle floors into two apartments and the upper floors will each comprise single units.

The units – each with a distinctive character and soul – will be sold only after completition. The building will be constructed to the highest standards of construction quality using the most advanced materials and engineering design never before seen in Pattaya. With its two-column design and span of 25.0 metres from column to column Mario Kleff’s The Touch is the first and only high-rise building that style in Thailand.

The project is estimated to cost about 850,000,000 Baht.

Things may have seemed relatively quiet in recent months with regards to the launch of new luxury real estate projects in Pattaya but it seems Winston Gale, founder and co-developer of The Palm has been very busy. With only 29 units left at The Palm, where does this successful developer go next for a follow up high profile project?

Well, it would appear not too far away - the same location as The Palm in upscale Wongamat to be precise. The desirable beaches of Wongamat will soon be seeing the launch of another quality high-rise development close to similar projects such as Zire, Northpoint, Ban Plai Haad as well as the well known hotels Centara Grand Mirage and Pullman Hotel G.

Sitting on 8 Rai of land directly opposite Ananya, ‘The Riviera’ as it is officially called, will consist of 980 units in two separate 43 and 40 storey buildings. The project, with an estimated value of 3.2 billion baht, already has EIA planning underway.

Following on from their success at The Palm, Winston Gale stated, “We are very happy to be working with CBRE again who will be heading the sales team as sole agents and we believe the Wongamat area is ready once again for this kind of product in such a strong location.”

Winston, along with his Investment partners, is driving the project forward under a new company called “Riviera Group”, having used what was described to us as an award winning team of architects and designers.

Clearly the lack-of recent releases in Wongamat over the last 12 months makes ‘The Riviera’ an interesting launch in itself, as demand for Wongamat property is historically strong.

Winston confirmed units ranging from 27sqm studios to 134sqm 3 bedrooms units, and with prices averaging around the 85,000 THB per sqm region, this will certainly make this project a very attractive proposition for investors, given the location and green area features we were told about.

“Our on-site showroom is expected to be open and ready to launch the project in October and will have strong features including an 8 storey high viewing platform, a 60 metre pool area and 4 show suites demonstrating units from both towers”.

I visited this development yesterday. Huge discounts and promotions going on right now.

As with the other units, the size of this unit has increased to 217.85sqm.



A completed unit on a lower floor. Same type as the previous unit.



The full price for the 3 bedroom unit on the 46th floor is around 36 million but I was given a huge 25% discount to 27 million as I am an existing MJD customer. I think discounts are given to everyone even if they aren't existing customers but not sure how much. Don't know why they are giving huge discounts though since this development is already 80+% sold. Overall great development, though specifications inside units could be better.

Inside a 217.85sqm 3 bedroom unit in the Oceanfront Tower. The whole tower is comprised only of two identical types of 3 bedroom units with each type facing towards either Pattaya city or towards the south with basically the same layout but flipped. This unit is facing the south and is on the 46th floor.

"We became interested in Pattaya when we saw strong demand from both tourists and people who want to buy a vacation home in this location," he said.

Financing will come from both internal cashflow and borrowing from a bank.

Buritara Group was established more than 10 years ago to develop resorts and spas in Kanchanaburi, Koh Phangan in Surat Thani, and Bangkok.

"We sold our project in Bangkok and expanded to Pattaya," he said.

After the resort, the next phase will be Buritara Pool Villa Resort Jomtien worth Bt300 million. It will offer only 19 pool villas starting at Bt16 million per unit. Presales are expected to begin in August next year.

The third phase is the 1,046-unit Buritara Resort Condo Jomtien worth up to Bt2.5 billion. Buyers will be guaranteed a return on investment of 5 per cent in the first three years. The environmental impact assessment has already been submitted and construction is expected to commence in the middle of next year.

"We'll develop this condominium like a hotel. Buyers will have the opportunity to use our rental service and get a guaranteed return on investment of at least 5 per cent a year," he said.

The last phase is Buritara Resort City Jomtien Pattaya, a hotel with 1,000 units that should be completed in 2016.

Its project in Phuket will also combine a resort and condominiums.

"We are also eyeing opportunities to expand in Bangkok but still have to find land that is located close to the river. If we have the land, we'll develop our new project in Bangkok the next time," he said.

Buritara Development targets Bt60 million in revenue from its hotel business next year.
