It becomes extremely time consuming to carve a new thread out at a later stage. The project has been pre-launched, we know what's coming up and also have images from the site, so a thread to track this project's progress is fine for now.

As with every Lodha project, this one is codenamed "72 East".

Lodha Group’s Green City project at Wadala gets Green nod from SEIAA

One of the biggest real estate projects in central Mumbai, Lodha Group’s Green City at Wadala, has got a green nod from the state’s apex environment panel.

The project is spread across six acres and can create 4,408 new apartments.

Last year, Lodha Group created a national record after it brought this plot from Mumbai Metropolitan Region Development Authority (MMRDA) for Rs4,053 crore.

Now, construction on this plot, which envisages ten 63 storeyed residential towers and one commercial 47-storey tower, can finally take off.

The State Environment Impact Assessment Authority (SEIAA) has given a conditional clearance for this project to begin work up to 70m.

The developers will have to get clearance from the High Rise Committee of the civic body and a no objection certificate from the civil aviation ministry to construct further. The height of the proposed ten towers is 205.47m.


“The panel has given clearance for the project to start work up to 70m. To construct further, it will have to approach SEIAA again once it gets a go ahead from these two authorities,“ said a senior member of the panel, on condition of anonymity.

The panel granted clearance because the project had received a nod from the state expert appraisal committee -panel of experts, which first scrutinises such projects -and had complied with all the conditions laid down by this committee.

The project developer had sought for an environmental clearance admitting that it did not have no-objection certificate from civil aviation ministry, despite efforts made by it and MMRDA.

“The developer is losing an interest of Rs1 crore daily because it has already begun making payments to MMRDA.
The High Rise Committee also does not consider an application unless it has environment clearance,“ noted the minutes of the SEIAA meeting, held on August 4 and 5. The project being developed on part of the Wadala truck terminus land has a Floor Space Index (FSI) of nearly 20.

MMRDA had earlier proposed an iconic commercial tower of 101 storeys on this plot but changed its plans after the project received a poor response.

The planning agency then allowed for multiple towers allowing 100% of residential usage. This fetched it double the price than it expected through the Lodha bid. The plot is close to Eastern Expressway and a few meters away from the proposed monorail station and hence considered as a prime realty.

The entire Wadala truck terminus, spread across 46 hectares, has a FSI of four. All of this is being allowed to be utilised on this six-acre plot. The FSI allowed in the city is two. LODHA GREEN CITY One of the biggest real estate projects in central Mumbai, it can create 4,408 new apartments in prime locality of Wadala, situated a few meters away from the proposed monorail station and close to the eastern express highway. PROJECT DETAILS The project will have ten 63storey residential towers. Every floor is proposed to have six to eight apartments. It will also have one 47-storey commercial tower.

The height of the tower is around 205m It will create 4,408 new apartments. The cost of this project is estimated at Rs5,617 crore The total built up area of the plot is around 10.98 lakh sqm as the FSI allowed for the project is nearly 20. It will have parking slots for 10,750 cars. The project developer has promised to plant 3,095 trees on site The project is likely to be completed in the next five to six years. The project is likely to have 2, 3 and 4 BHK flats.

I'm already not liking it. God forbid, its ten 200m towers that all look like that.



Lodha does a lot of things right in the execution of their many projects.

Making pretty buildings it does not.

It is going to be 22 acres of which the construction will be in 6 acres and rest is reserved for recreational ground.

According to sources, Lodha, however, had to scrap the plan of constructing an iconic tower after it failed to receive clearance from the Directorate General of Civil Aviation (DGCA).

The company is facing similar problem for the 17-storeyed World One project at Worli in central Mumbai where the DGCA granted permission only for 90 floors. An international agency is still studying the proposal for the other 27 storeys.

Speaking about the New Cuffe Parade project, Abhisheck Lodha said, "the project will be a planned development by the best minds in urban planning, making it a world-class destination."

The project in its first phase will consist of a pair of 63-storied towers, and will have 15 acre of green space.

"While 75% of the land will be dedicated to development of gardens, on the remaining 25%, 70% will be development of residential towers and 30% for commercial and retail space," he said.

The project is designed by WOHA, a leading green architects for high-rise buildings.

That seems to be the chosen design. The architects are s'pore based WOHA architects.

Saw a massive billboard on Kalanagar flyover saying something like "imagine green space the size of cuffe parade". Didnt knew wat it was until now.

The buildings at New Cuffe Parade are just as tasteless at the ones at the real Cuffe Parade.

If this provides any consolation, all articles say they've launched "a pair of 63-storied towers" and the render also shows 2 towers.

There's a chance that the other 8 might have different designs.

This is just my opinion. I actually dont think it looks sleek atall.. Its just the a very clever angle that has been created. It will actually look very bulky and boxy!! Had they been slim slick multiple towers that would have been cool! But the buildings all joined together going up 60 floors like a huge block.. that too in shades of blue/red/yellow.. hmnn... not sure..

too be fair it is the "New Cuffe Parade"

Cuffe Parade is hardly worth emulating in the first place.


Its not as if its "New Ballard Estate" or "Fort", now that would be something



I think it will look good as a single stand out in the western burbs. But as a group of 10 in Wadala hmmm i have my doubts.

Given the current real estate scenario,Lodha should be happy if it gets enough demand for these 2 towes in a highly speculative micromarket like Wadala. Moreover, the recent RBI guidelines on FDI has put spanners on compulsarily convertible debentures with any kind of built-in options. Real estate sector would be severely affetced, as it is already starving for funds, especially in speculative micromarkets. I hope Lodha has enough funds to compete the 2 towers
