Lodha is marketing this as part of MMRDAs large master plan. Where MMRDA is supposed to develop 115 hectares in wadala and out of which Lodha has bagged 9.6 hecatres for its New Cuffe Parade development. Considering the innumerable delays in MMRDAs projects, it is anyones guess when (and if at all) MMRDA's master plan is going to be developed. All that is for sure is Lodha is coming up with atleast 8 residential and 1 commercial tower as of now in its 9.6 hectares (22 acres) with 17 acres of open land.

Slums around New Cuffe Parade

The sangam nagar slum adjacent to the NCP were "supposed" to have been sold 10 yrs ago. The only redevelopment happening on part of the slums is a tower by Nuemec on Barkat Ali Naka

Any idea whats happening to the rest of the slums. Are they waiting for some PAP homes to be relocated?

Real estate is a very hardnosed business. Lodha is doing something right which others are not doing on the same scale, i.e delivering projects on time with reasonably good quality. Many fantastic projects in concept don't translate into what they are purported to be in reality. Therefore, it is better to start conservative and end up with a flourish. A case in point is Bellissimo!

You are right - the project is approximately at 3 Kms radial distance from RCF. Bhakti park is approximately same distance from RCF. There is no doubt plentyful polloution from RCF. However the only thing in favour of the project is that RCF is on the east side of Lodha as well as Bhakti park. Throughout the year the winds on the island city are westerly - pushing the pollution away from these resedential projects. However when the wind turns - there is some Ammonia smell. I have lived in New Bombay for quite some time. There used to be Nocil factory (again fertilizer factory similar to RCF) which used to create lot of problems at night when wind turned. The pollution by RCF comparatively is much lesser.

Nocil stopped operations more than 10 yrs ago and I dont expect RCF to last more than 10 to 15 yrs cosnidering the high cost of labour in Bombay.

and mmrda plans of creating corporate offices out there.

so u think this area would come up some as BKC as they projecting.

when is the mono rail and metro rail starting in this area.

Yes RCF would be visible in the bg. However the ppl at higher floors possibly 35+ will get a sea view - on the west side the Bandra Worli sea link would be visible (it is visible from Bhakti park also) and on the east side - the eastern creek. I dont know about health issues. If the RCF pollution is a problem - I believe entire Sion and Chembur area should be affected - not only this. Sion and chembur are less than 7 to 8 kms in radial distance from RCF. The only reason you dont realize is that RCF is not visible from Sion and Chembur as there are number of constructions in between.

Would the area come up as good as BKC??? - No one knows. I dont even know if MMRDA actually has a plan to develop the area (I am trying to find out) or is this just day dreaming.

In spite of that - WTT remains one of the most central areas - and very good for someoneone who required to travel across the city - sometimes to south Mumbai - Andheri - thane etc. Each of this place doesnt take more than 45 minutes in decent traffic from WTT. Even lessser in off peak hours.

Monorail is progressing ok. There is a thread SSC on that. Looks like monorail would be operational in 6 to 8 months upto chembur. Maybe a year more to go to reach Jacob circle. Metro is nowhere in sight. Freeway is progressing a bit slow - but seems to be on track. Should be connecting wadala to panjarpole in about 8 to 10 months. Full freeway maybe operational in about 2 to 3 years.

So by the time lodha project is completed at least the monorial and freeway would be operational.
