Considering the trend now, I think 63 has become modest....lol..In about a decade or two, 80 floors will become modest.

lets keep our feet firmly on the ground.

A lot of construction going on, but when it happens it happens.

As things stand Imperials are the only thing at that height.

We all know there are many things which can throw a spanner in the works.

airport, BMC and a lot of other factors.

even by NYC standards, 63 is tall... there are taller buildings under construction though...

Is there a floor plan available for this. Whenever call them they ask about giving visit to the site and do not disclose on the phone any information about the bankers who want to fund this project..

Actually, while the reporter has attempted to spin the story to show Lodha as a privateer benefiting at the gullible public's cost - its actually a smart financing structure. I am circumspect about Lodha generally, but dont see anything really sinister in the land acquisition structure described above.

It is actually good if both the parties strictly follow the agreement. MMRDA should not restructure the debt citing weak market conditions like our PSU banks restructuring debt of AI and Kingfisher. Lodha has to bear the risk, completely. Did MMRDA get any other security from Lodha? MMRDA cannot get back the already-developed land if Lodha sells it to customers

MMRDA has not sold the land. It is only a lease agreement. So technically the land always remains under ownership of MMRDA. The lease agreement can be terminated if Lodha does not meet th lease conditions. (Money is only once such conditions0

How long is the lease? It would be usually 60 or 99 years. Otherwise customers wont buy such apartments. My question is when Lodha defaults after it builds apartments on part of the land and sells the apartments to customers. The customers would become the lessee in that case. If Lodha defaults in such a scenario MMRDA cannot go to the customers.

It looks a risky proposition for customers though, in any case. If the market demand is not great then Lodha may default and MMRDA will take the remaining (unbuilt) land. Then the open space promised by the builder may not materialsie as the next builder who buys the land later may build as many as he wishes.

The lease if for 65 years. Yes - the society entually will become the lesee once the apartments are built. The open space cannot be built upon due to FSI restrictions and the 70% of land has been marked as a recreation area by MMRDA - it is part of the lease agreement and open area is not because Lodha wishes to have a open area. These conditions were stated during the initial bids. The FSI for open land has enabled Lodha to build upto 63 storeys.

So in case Lodha defaults and some other builder has to continue the construction - it will be upon same terms. Secondly, the Lodha agreement is BOO model. So basically Lodha is carrying out construction on behalf of MMRDA - and actually MMRDA is the real owner with Lodha having lease and license rights to construct upon.
