Ummm if you read the last document dated 08/02/2012 doesnt it seem like council have already said no to the development in its current form? new to reading the development applications but it seems pretty clear in that letter

The proposed large format warehouse design is a departure from the built form outcomes
grounded in the Preliminary Approval. The proposal fails to provide cross-block connections
and pedestrian permeability, heights, setbacks, active frontages, public realm, parking and
the provision of public art generally in accordance with the Newstead Circle Code and the
conditions of approval.

No you're right - it has been rejected.

Basically it's because Newstead Circle was approved with certain conditions -cross-block links, setbacks, public realm, shopfronts and public art. Obviously none of those conditions have been fulfilled.

They also want street-activation on all frontages, no blank walls, no ground floor carparking, reduced retail GFA, removal of upper floor retail, use of proper sidewalk treatments... Traffic management and services arrangements also unacceptable. And that's just a summary.

Basically, council have savaged it to pieces on so many fronts that it's not going to happen.

good, does newstead really need a bunnings?

I would have thought the perfect place for a bunnings (or masters) would be out at the airport to service both the trade coast and airport precints, the inner northern suburbs (newstead, hamilton, clayfield, nundah etc etc)

This won't die - Bunnings clearly want this to be a showcase store and one they can model for other inner city locations they may have nation wide. I'm sure this will go to court and eventually be approved in some form or another.

Hey, even inner city residents would have hardware needs, why else would you have a Mitre 10 on Elizabeth Street? And I'm agreeing with brisnorthside, this is probably as good a place to put one as you'll find...an area so close to the city with large amounts of land is rare, and it's a stone's throw away from Homemaker City, and the type of stores which a Bunnings would compliment pretty well.

It will be interesting to see where this goes from here...

No, this is pretty standard.

The DA will progress but with modifications. My guess is that they'd add an extra basement and put retail on the ground floor.

I know that those kinds of letters are perfectly normal, but the demands in this one are especially onerous. It is not possible for Bunnings to meet all the criteria.

Regarding Mosaic;
Excavation should be commencing soon (or already has) and they will be utilising explosives to break up the rock. This should mean a shorter excavation time. Apparently the site next door had trouble drilling during it's excavation due to the toughness of the rock.

Can't imagine the neighbours will be too happy.
I don't remember hearing of any other inner city sites where they used explosives to excavate. Is this fairly common?

I just read information request for Bunnings Newstead. Cant believe they lodged this as Code Assesable development and thought they would get it through!

An article in the City News mentions that 51 Alfred St is now under construction. I can't really recall what was mooted for this site.
Also the long empty site on Wickham St across from the Duncan St Mall is up for sale. It would be great to see something finally developed there.

I found some time to update the google map with the new projects over the last few pages. I seem to have lost track of the govt building by Laing O'Rourke at Bowen Hills though. There was a post about it somewhere.
