This should be one of the considerations when buying a condo unit. How they can maintain the building and all the amenities. Condo valuation drops when things like this happen....

LATEST UPDATE: as usual hukay pa rin. Dipa giba ung old house. Ung pinto at bintana 1 month na atang tinanggal..Mukang kulang manpower dahil sabay ginagawa yung the fort at victoria malate.

I am now on my seond year of monthly ammorization sa Victoria de Makati. Just like her other Victoria sisters, halos walang nabago after one year. To think na due for a turn-over (which has been moved several times in the past) sa 2013. Ang catch nila ay move while still paying ammortization since 2014 pa due ang remaining balance. Btw, the monthly ammortization is minimal.
I have a question though, there is nothing written in the contract what can be the consequence if, for example, by 2014 the unit is still not available. Are we still obliged to pay the huge remaining balance? If not, are we to continue paying additional monthly ammortization which is not part anymore of the contract? Is there anything relevant to this in Maceda law? I hope some guys can clarify thiese. Thanks. |

ahh kaya pala di ginigiba yung old mansion dahil ginagawang shelter to ng mga xtion workers.imbis na gumawa sila ng barracks eh eto yung barracks nila.

toinkz...parang gusto kong manuntok ng sino mang masasalubong ko ngayon dahil sa update mong iyan..
ang tagal ko ng inimpake tong mga gamit ko sa leyte sa buong akala makalipat ako by 2014 pero sa tingin ko baka sa 2020 pa eto mangyayari when i visited Manila last January, i was able to talk to an agent who was stationed at VICTORIA 1 office, he assured me that turn over is going to happen by last quarter of 2014 really ???? di naman gumagalaw ang bulldozer paano na? |

I already gave the move-in fee as early and November and look where I am now? I saw the unit being customized last December and January but up until now they have not turned over the unit to me. The mouse that died in the shower closet at 11th floor that was there since last January is still there up to now. Their records are in shambles. Walang ayos.... you have to storm the accounting, marketing, sales all sorts of departments just to get a simple paper. My agent fooled me and she got away with it easily.. just like that. I wrote the President and Chairman of the Board... I got no response. This is the kind of corporate responsibility I invested into. My saga has not ended. My unit is yet to be turned over to me simply because the accounting had not finished with the marketing clearance..... haaay ![]()

According to the agent I've been talking to, construction will ramp up around 4th quarter of this year. Tinatapos lang daw nila yung project sa the Fort pero mahi-hit naman daw ang target turnover date. Possible?
I happened to visit HLURB's website and found this: Is pre-selling allowed? No. Pre-selling which is disposing for valuable consideration of subdivision lots or condominium units in a subdivision or condominium project to the public prior to the issuance of Certificate of Registration and License to Sell is a violation of PD 957. All this time, violation pala ang pre-selling pero rampant pa din 'to?

You can actually search @ HLURB website to see if they have a license to sell. http://hlurb.gov.ph/online-inquiries/
I agree this is very rampant. Almost all (if not, all) developers pre-sell their projects even before acquiring the License to Sell. I've read recently from the news that they will be more strict in stopping this illegal activity. News link: http://business.inquirer.net/68589/h...%E2%80%94binay |

in fairness sa fb page nila hindi dinedelete ung mga hinaing di tulad ng ibang developer puro mgaganda lang ang dapat makita at delete kagad kung may magpopost ng reklamo..sa mga di nkakaalam type nyo po sa fb ......san jose builders

victoria station
hi, I'm also a buyer of victoria station 2. yung project nila na pre selling. Nakapag bayed na ako ng 20% at sabi sa akin ng agent dati ay 2014 ang turnover pero ngayon wala pa ako nakikita. Ano ang pwede kong gawin>? pwede ba ako magparefund? pls reply asap
