yun na nga eh, very ironic, NJSB has their own contractors (they don't rely on subcons) and yet sobrang delayed pa rin ng projects nila..

This should be one of the considerations when buying a condo unit. How they can maintain the building and all the amenities. Condo valuation drops when things like this happen....

LATEST UPDATE: as usual hukay pa rin. Dipa giba ung old house. Ung pinto at bintana 1 month na atang tinanggal..Mukang kulang manpower dahil sabay ginagawa yung the fort at victoria malate.

Mukang isasabay lahat ng projects nila sa isahang date ng turnover.

Turn over prediction: 2017.

I am now on my seond year of monthly ammorization sa Victoria de Makati. Just like her other Victoria sisters, halos walang nabago after one year. To think na due for a turn-over (which has been moved several times in the past) sa 2013. Ang catch nila ay move while still paying ammortization since 2014 pa due ang remaining balance. Btw, the monthly ammortization is minimal.

I have a question though, there is nothing written in the contract what can be the consequence if, for example, by 2014 the unit is still not available. Are we still obliged to pay the huge remaining balance? If not, are we to continue paying additional monthly ammortization which is not part anymore of the contract? Is there anything relevant to this in Maceda law?

I hope some guys can clarify thiese. Thanks.

atest update: as usual hukay pa rin pero kung itutulak nyu ako sa hukay eh hindi parin ako mamatay or mababalian ng buto. hndi pa malalim yung hukay para lagyan ng poste.

ang tagal ko ng inimpake tong mga gamit ko sa leyte sa buong akala makalipat ako by 2014 pero sa tingin ko baka sa 2020 pa eto mangyayari

last quarter ng 2014? i don't think so. malabo yan but then cguro yun ang binigay na info sa iyong agent sa mga boss nya since ang mga agent eh hindi naman sila engineers..Kumbaga sunud sunuran lang sila sa mga developers

gumagalaw naman khit papano kaso dipa malallim..malapit ka lang kung sa leyte pwede ka namang magvisit sa manila or kung may friend ka or kamag anak dito eh hingi ka na lang ng favor kung anung update tutal sasakay lang naman ng mrt titingin lang sa bandang kamuning yng project masmaapreciate kung pipicturan nila at papadala sayo..paumanhin na lang kung hindi ko mapictyuran ang project na ito since tamad ako maglagay ng pix but then lagi akong sumasakay ng mrt sa north edsa so naoobserve ko rin..

Hopefully maging honest sau ang iyong agent at lagi kang binibigyan ng "totoong" updates regarding sa iyong investment.

No foundation has been laid. According to their sales agents in malls, turnover date is now 2015. There are a lot of reports in their Customer service and clients are pulling out their payments but their OFFICE IS DENYING refund due to MACEDA law and Waivers that buyers have signed.

Yeah so I heard. Anyway, I'm already covered under MACEDA law and will be pulling out my payment soon. But I'll have to check with my legal team should I have other ways to get a full refund.

Did you remember signing a waiver stating that they do not have any permits? because if you do, then they will deny you any refund of any amount. Believe me, I have been through that. I am now looking into asking the assistance of our local media to help me get my HARD EARNED MONEY Back...

yes, HLURB does not want to comment if it legal for a company to have clients sign a waiver stating that they still do not have permits.

Hi, Victoria Station 2 has not been issued a LICENSE TO SELL by the HLURB. WIth that said, they have misled you in believing that they can turnover their units by 2014. Until now, no foundation has been laid.



I am so much disappointed with the kind of service San Jose Builders had so far extended to me regarding my purchase of a unit in Victoria Towers, Timog, Quezon City. I already gave the move-in fee as early and November and look where I am now? I saw the unit being customized last December and January but up until now they have not turned over the unit to me. The mouse that died in the shower closet at 11th floor that was there since last January is still there up to now. Their records are in shambles. Walang ayos.... you have to storm the accounting, marketing, sales all sorts of departments just to get a simple paper. My agent fooled me and she got away with it easily.. just like that. I wrote the President and Chairman of the Board... I got no response. This is the kind of corporate responsibility I invested into. My saga has not ended. My unit is yet to be turned over to me simply because the accounting had not finished with the marketing clearance..... haaay

According to the agent I've been talking to, construction will ramp up around 4th quarter of this year. Tinatapos lang daw nila yung project sa the Fort pero mahi-hit naman daw ang target turnover date. Possible?

You can actually search @ HLURB website to see if they have a license to sell. http://hlurb.gov.ph/online-inquiries/

I agree this is very rampant. Almost all (if not, all) developers pre-sell their projects even before acquiring the License to Sell. I've read recently from the news that they will be more strict in stopping this illegal activity.

nagresign na cguro ung gumawa ng page hindi na nya nakayanan mga reklamo.. sabay sabay kasi project kaya hayun! yung karpintero sa kamuning pinunta sa the fort..wala din pera si san jose pampasahud kaya 2 lang karpintero sa kamuning

hi, I'm also a buyer of victoria station 2. yung project nila na pre selling. Nakapag bayed na ako ng 20% at sabi sa akin ng agent dati ay 2014 ang turnover pero ngayon wala pa ako nakikita. Ano ang pwede kong gawin>? pwede ba ako magparefund? pls reply asap
