PHL Gaming Touts Its Philly Casino Plan

Backers of Casino Revolution in South Philadelphia on Thursday said an economic impact study failed to take into account two key financial advantages of their proposal for the corner of Front Street and Pattison Avenue.

If PHL Local Gaming L.L.C. were to win the city's second casino license, it could open six months earlier than competitors because it has an existing building where it will install slot machines and has the space to expand from 2,400 slot machines at opening to the full 5,000 allowed by law, company officials said.

Together, that six-month jump would mean an additional $41.6 million in city and state taxes, said John Burke, a member of PHL Local Gaming's board and a former chief financial officer for Trump Entertainment Resorts Inc.

Renderings Released For LaSalle University's New East Germantown Business School

LaSalle University will invest $35M in a new business school building. LaSalle's president says that the location of the building at the intersection of Wister and Chew avenues is itself a statement: "Putting another big building further up towards the west side of campus will be a real statement for LaSalle, I think, about its intentions, its confidence in the neighborhood.

The 78,000 sq ft building will include a 300 seat auditorium and a "corporate style boardroom". The building will also be fully wireless. Construction is estimated to finish in 2016

I live in University City, and according to UCD - the non-profit University City District organization - there is or soon to be over $3 Billion in contruction going on. Most notably with high rise projects for 38th and Chestnut, 34th and Lancaster, Cira Center South, the new Penn dorms at 34th and Chestnut across from the Law School, 4224 Baltimore Ave. and so on.

Philadelphia Int’l Records Out, 40-Story Hotel-Condo In At Broad & Spruce


Development about to take the Soul out of South Broad.

Because sources tell Hidden City that will happen under a Dranoff Properties plan to develop a mixed-use, hotel-condo tower on the Southeast corner of Broad and Spruce Streets called Avenue Place. (Natalie Kostelni reported Dranoff’s preliminary plans for a mixed-use tower in the Philadelphia Business Journal last month.)

Multiple sources indicate the 40-story design comes from Kohn Pederson Fox and that au courant hotel brand SLS will anchor the tower. Symphony House II this is not. Two vacant buildings owned by Gamble-affiliated parties would presumably need to be demolished to make way for the project.

301-309 South Broad Street, home of the offices and studio of Philadelphia International Records, has been closed since a fire destroyed most of its interior in February 2010. Officially 1344-52 Spruce Street to the City, it’s owned by the Great Philadelphia Trading Company, the real estate division of Philadelphia International Records. Great Philadelphia Trading purchased the building in 1991, but PIR has kept offices and studios there since 1971. Little historical information exists for the three-story, neoclassical building of brick and limestone trim, but it was likely built in the 1920s. At one time, it featured a wraparound sign on its cornice, and has for years carried a large billboard on its roof. More recently, Utrecht Art Supplies occupied the ground floor space until Dick Blick bought out Utrecht and closed its two Center City stores.

A 40-story tower would be the tallest building on South Broad Street by far. (Symphony House, for example, is 31 stories.) It would also nestle very closely with Center City One, the 30-story brutalist tower next door on Spruce Street, built in 1974.

Girard Square Plans Coming Early Next Year

National Real Estate Development Services, a firm contracted to reimagine the property, promises that it "will ultimately be a new landmark in Philadelphia. The project will be an exciting combination of pedestrian oriented retail, new residential rental apartments, parking, signage, and hospitality uses."

As SSH promises to unveil their plans next year, the block will remain a "sordid" area (as described by an official from SSH Investments). Perhaps, though, if the rendering below really does become a reality, Market East will become a destination, rather than an area to be avoided.

Starchitect Firm Sn°hetta Will Design a Library for Temple, Just Not on Broad Street

Last Friday, Temple University announced that plans for a new library are still in motion, even though they scrapped plans for a new library on Broad Street a few weeks ago. Instead of building on Broad, a new Sn°hetta designed library will rise at the corner of 13th and Norris Streets, where Barton Hall currently stands.

Though there are no renderings available for the new site yet, the building will be somewhere between 200,000 and 300,000 sq ft, and take $190M to complete. The new library is expected to open for business in 2018.

Mt. Sinai hospital In Play?

There's not a ton of information available about the developer's plans. Back in September, the City Paper confirmed that the property was under contract in late September, but wasn't able to get any further details about the buyer or the buyer's plans for the property.

Pennsporter suggests[/URL] that upscale development in the area is a sign that something big is planned, and that developers working on nearby projects are in the know.

Building Adjacent to Independence Mall to Get Needed Overhaul

Though Old City already has tons of parking garages, tourists visiting the Liberty Bell provide a steady stream of customers.
Many of the commercial buildings along independence Mall are over 50 years old. The outdated mid-century assemblage has been variously described as an urban blight and an opportunity for massive redevelopment...apparently without the 'massive'.

A coalition made up of two schools (one a charter and one a private Quaker school) and the Rodeph Shalom Synagogue have decided that they'd really rather not have a casino right down the street. They've filed a Petition to Intervene in the casino hearings, in the hopes of blocking The Provence from being built.

According to an email sent by the lawyer that filed their petition, they don't want a casino around because:

Though the argument made here does apply to North Broad, it also applies to the neighborhoods that house other prospective casino sites. When the suitability hearings roll around at the end of January (The Provence's hearing is scheduled for the 28th from 2-6pm), we'll find out what other shenanigans (NIMBY and otherwise) are in store.

47-Story Hotel/Condo Building Joining The Philadelphia Skyline

The man behind SLS Hotels, Sam Nazarian, emphasized that the new hotel on Broad Street would "elevate" the "creativity" that "Philadelphia is already committed to...through the Avenue of the Arts".

Council approves 2 new Philadelphia hotels

The plan was green-lighted in City Council Thursday night.

15th and Chestnut is a parking lot but could soon become a gleaming tower of windows housing two hotels, a "W" and an "Element." There will be 700 rooms, banquet, restaurant and other retail space "You're talking about $280 million investment, 75% of which is private money. The city's portion of this is for future revenue," said Mayor Michael Nutter.

City council voted 15-1 to provide a 20 year tax break to developer Brooke Lenfest. The deferred money will be used to help fund the project, and the city estimates it will generate $144 million in additional tax revenue over that period, creating 1800 construction jobs and 450 permanent jobs.
