East Market Project's First Phase To Get Underway

Drexel's New On Campus Hotel Approved

The Study at University City, a new "college-oriented" 10-story, 212 room hotel at 33rd and Chestnut Street, was given approval by the Philadelphia City Planning Commission after the necessary changes were made to the Drexel University Institutional Master Plan. Designed by DIGSAU, the plans for the hotel include 7,000 square feet of banquet space and a large restaurant on the ground floor. The project will be built by Hospitality 3, whose mantra for their hotels is "Read, Rest, Reflect," also own The Study at Yale in Connecticut. It will be run by Study Hotels, a subsidiary of Hospitality 3.

Bread Street Estates Will Soon Rise on Race Street

Blatstein Now Plans for Vertical Piazza on South Broad Street

Bart Blatstein has changed up his plans for the northeast corned of Broad Street and Washington Avenue. Those of you clamoring for more height and density may have gotten your wish. The plan now calls for a 30-story building filled with about 800 residential units with retail possibilities — think of it as a vertical Piazza at Schmidt's but on South Broad Street. When first announced, the idea was to build a large 45-foot tall retail complex complete with a Wegman's grocery store, movie theater and room for 1,000 parking spacing. The model has now changed and Blatstein credits the success of Carl Dranoff for one of the reasons we're seeing a new vision for the long derelict lot that used to hold outdoor showings of Cirque du Soleil. He told the Philadelphia Business Journal: 'Carl [Dranoff] has done a great job creating South Broad as a residential destination and I'm piggy-backing on Carl and all of the other developers who have done development around there.'

The battle of the casinos in Philadelphia has taken to the skies:

Apparently, Philadelphia could soon see a spire — similar to the Space Needle in Seattle — rise as part of the LoSo entertainment district attached to PHL Local Gaming's Casino Revolution project in South Philly. US Thrill Ride'sSkyspire would pull double duty, serving as a skyline restaurant and observation deck that aims to be the cherry on top that would help secure Philly' latest casino license. At a proposed 615 feet high, it would be ten feet higher than Seattle's landmark — take that Seattle! Here's the deal, gondolas would simultaneously bring visitors up and down the tower through a double-helix rail pattern, think DNA strands. There is apparently a centrally housed elevator as well, if you're not in to the whole twirly-ride up a 600 foot spire type thing. The trip can last anywhere 10 to 30 minutes and each gondolas can hold up to 20 people. The top of the tower features a large space split into two floors, perfect for a restaurant.

'RiverWalk' Clears Its First Hurdle, Now One Step Closer

NP International's 'RiverWalk Philadelphia' project cleared its first big hurdle last week when the Philadelphia City Planning Commission (PCPC) approved the plans for this truly mega-development along the Schuylkill River. The plan, which still needs to be approved by council and go before the Civic Design Review committee, calls for three mixed-use towers of varying sizes chock full of 665 residential units, a hotel and stores to be built on a large vacant space between 23rd Street and the Schuylkill River in the east and west and JFK Boulevard and Race Street to the south and north, respectively. The approvals from the PCPC call for zoning relief in the form of new (taller) height allowances throughout the lot as well as a major upgrade in zoning classifications to make way for the retail component — which, at this point, includes a supermarket and a "promenade" on Arch Street. Could this thing actually be built?

The scale and logistics of this project deems it worthy of the phrase "mega-development." First, it's dynamic — the lot is split by the SEPTA tracks that flow into 30th Street Station and sits on multiple street levels. NP is proposing a 42-story, 446 foot mixed-use tower in the lot between JFK Boulevard and the train tracks. What makes this even more stellar is the base of this tower hopes to house a hotel and retail, enlivening a drab section of Center City that connects to its main transit hub.

The other two towers are much shorter but look to fill in the empty parking lot between Arch and Race Streets and finally connect the neighborhood to the Schuylkill River. These will also be a mix of residential and retail but the killer aspect lies in the "Arch Street Promenade," a design element that extends Arch Street into the footprint of the complex for a shopping and residential district with public space.

New FMC Tower breaks ground and will help create new University City skyline

This new tower will be one of the tallest buildings in the city, standing at 49 storeys and a whopping 730 feet tall, just a few feet shorter than Three Logan Place, formerly known as the Bell Atlantic Tower, at 1717 Arch Street. The FMC Tower is being developed by Brandywine Realty Trust, developers of the original Cira Centre next to 30th Street Station, and the Evo at Cira Centre South, the 33-storey student apartment tower being built at 30th and Chestnut Streets next door. The new tower, designed by Pelli Clark Pelli Architects, is being called a “vertical neighborhood” because it includes office space, apartments, residential amenities, and retail all in the same building. I had a chance to view the groundbreaking ceremony a few weeks ago, from atop the Walnut Street Bridge overlooking the construction site.
